Stand alone home close to campus

Stand alone house with a very large yard in back and side. Relatively small inside, 800 sqft. Landlord does not keep up the house, expects most repairs to come from tenant even if long standing issues of the property. Yard is a dust bowl and an eye sore but landlord not willing to pay for supplies even if labor is offered. Plenty of storage in unfinished basement. Laundry in basement, included in rent. Pets allowed with an extra monthly fee. Rather absurd deposit, 3 months rent, prior to moving in which includes first and last month rent in 12 month lease and one month as a security.
