Avalon is a good option for students

I really enjoy living at Avalon! There's a fitness center, an Amazon Hub, 24 hour concierge, a rooftop, and the building is close to the Van Ness-UDC metro station and pretty close to campus. I enjoy my unit because there's a lot of space, natural light, a gas stove, lots of storage, and a bathtub. Some issues I've had is that the building (at least my unit) is somewhat outdated and there have been some issues with cockroaches in the past (I think that's most of DC though), but the building was quick to send someone out and the other positives outweigh those drawbacks. Overall, would highly recommend this building because of the amount of space for the price, it's proximity to campus/metro, and the super friendly concierge staff.

Little Pricey but Good

It's a good place in a very good, family friendly location. 6 minute walk from a Red Line metro stop is extremely useful and there's plenty of shops and restaurants around. A little pricey, but friendly staff and good neighbors.

Little pricey but good

Good apartment complex in a family friendly location. 6 minute walk from a Red Line metro stop with several stores and restaurants around. Little pricey and a few pests are my primary complaints, but the staff is friendly and responsive.

Avoid for your health and safety

Water pipes exploded in the floor and maintenance did not properly repair, leading to several types of mold-- including black mold-- to grow in the apartment. The black mold made us so sick that we could not continue to live there. Management refused to admit there was black mold, even with a positive professional mold test, or repair it. Management once forced me to vacate the apartment with zero advance notice, in my pajamas. Our lawyer and property management negotiated an agreement for us to simply leave and receive the security deposit back. Management breached the agreement and refused to return the security deposit so we were forced to file a lawsuit and ultimately we received a substantial settlement through court mediation. I am not sure if management has changed in the approx. 3-4 years since, but it is not worth your health or safety to find out.

Wonderful place!

Avalon The Albemarle is conveniently located near metro and bus stops, and is also easily accessed by car. For someone who commutes out of the city and into MD, I have no trouble getting where I need to be. The staff at the Albemarle is wonderful. Their office is always responsive to my inquires, and I love stopping by the front desk just to chat with the concierges. All maintenance requests have been attended to in a timely manner, generally within 24 hours. The apartment is spacious and well-maintained. I'm so happy that I moved in here!

Great apartment

My apartment is really great. The front desk staff is really helpful. Close to everything you need with the grocery store, cvs, metro, bank and gym nearby. Also politics and prose nearby. There is also a gym in the building which is super convenient.

Spacious

This apartment is very nice. I would highly recommend living there. The apartment staff is friendly and always eager to help when I have any issues. The interior is luxurious, spacious, and updated. Kitchen is a plus. The apartment is close to metro!

Quiet Neighborhood

Apartment experience has been good - the apartment is situated in a perfect location and is in a very safe neighborhood. It is located right next to Rock Creek Park and minutes away from the metro. Staff have been helpful, although our apartment has not been renovated for many years and many things are outdated.

Great apartment complex

This apartment complex has been great. The front desk is always very nice and they have free coffee/tea in the mornings. It is located near the metro so it is easily accessible. There is also a gym in the basement. Overall, this is a wonderful place.

Love the Avalon

Living at Avalon is perfect for me. Located in Van Ness, I can walk and take the shuttle to AU or jump on the red line or a bus to go around town! The apartment is spacious with a massive living area. Great for sharing. I feel really safe around the neighborhood.

The Forest Hills/Van Ness neighborhood is great. It is a very short walk to Tenleytown (15 mins) and a 10 min walk to the Van Ness Metro, Giant Food, CVS, and a plethora of good coffee shops and restaurants. The M4 bus stops 3 blocks up the road and takes you straight to AU and the L2 runs very consistently on Connecticut Ave. The Chesapeake backs up to Forrest Hills Park and Rock Creek is right down the street with lots of trails. Overall, the whole neighborhood is very safe and student-friendly.
The neighborhood is very nice. Many things are in walking distance like a few restaurants, a movie theater, and the Cleveland Park Metro stop. It is a bit of a food desert in that the grocery stores and restaurants that are accessible are a tad on the expensive side. The neighborhood is pretty quiet and people are usually pretty friendly. Overall, a decent neighborhood for people at different stages in their lives.
Van Ness is on several bus routes and very near to the (Van Ness) metro stop. Moving off of Connecticut Ave. quickly becomes entirely residential, but there are restaurants and other amenities (such as grocery stores, dry cleaners, etc) along Connecticut. It's not a crazy or busy neighborhood like several others, which personally, I appreciate, but it does mean you'll have to go a bit farther than home if you're looking to go out for the night.
Van Ness/Forest Hills is quiet and a little boring. Not a lot of places to go out to eat or grab a drink in the immediate area. However, Cleveland Park and Tenleytown are fairly close. I love walking our dog up around International Drive and the embassies there. We frequently see deer coming up from Rock Creek Park, and the UDC/Howard Law students are mostly very courteous (many of them live in the neighborhood too, so they care about it also). The neighborhood feels very safe--lots of police presence, Secret Service sub-station in the neighborhood, and the local vagabonds are not aggressive to pedestrians--they mostly mind their own business.
I like the area on Connecticut avenue, just wish there were better food options. Great community, overall safe, love the HBCU next door (UDC). UDC is a great HBCU and community to be near.
Nice, quiet, and safe with some restaurants in the area. Seems very family friendly and slower paced than downtown. Easy access to grocery stores.
Close to the Zoo and great restaurants. Close enough to Downtown, but far enough away where you're not in the chaos but still in DC.
Pros: safe area (I can let my dog out after midnight and feel safe), <10 min walk to metro, bus stop right outside, grocery store/CVS <10 min walk away (although the giant isn't the greatest), lots of on-street parking available (great for guests),
Cons: not a lot of activities within walking distance
