Fantastic location and building; iffy management

We've loved the building and amenities, but the rate is high and the management team consistently "nickels-and-dimes" us (utilities are high, fees for this and that).

Management sucks, but everything else is great

Management (especially Kyle) sucks. Unresponsive unless they’re reminding you to pay for something. The people who actually work in the building are wonderful though. Very nice gym and amenities, great location, spacious layouts, and nice neighborhood. Great place for couples, families, dog owners…even single folks. I definitely recommend it.

LotP is a much better spot to live than Fitler.

No traffic, close to a park, clean rooms and quick maintenance if needed. It's easier to walk to campus too.

Overpriced for what you get

My experience living at Locust on the Park has one hundred percent taught me that I hate corporate landlords and will only rent from private landlords in the future. Things regularly break both in my apartment and in the building. For example, I have lived here for three years. I would say about 1/4 of that time, one or the other elevator has not been operational. Now, our keypad from the parking lot to access the building is broken. The water fountain is broken. I've had appliances break and not be properly fixed, so they break again. All this would be (more) acceptable, but at the premium price point, it's actually offensive.

Good location, somewhat pricey

Great location by dog park, and Schuylkill river; between Rittenhouse Square and Wharton/West Philly; in quiet brownstone Fitler Square part of town. Nice tall loft with windows.
Replacement of windows makes the nearby train much less distracting (rarely hear it now).
Mostly responsive with repair work orders; but there are a lot of random leaks and such (it is an older building retrofitted to be apartments from a factory). Only 2 elevators, and 1 of them has been out for months. Lots of repairs since the Schuylkill river historic flood in September (refinished gym and community room).

Great building in a great neighborhood

Super convenient location, great gym, very charming building with loft-style apartments. A handful of other residents and healthcare workers live in the building but there are also families and older adults

Family Friendly and Close to Campus

Great place to live if you have a family. Next to park. As close as you can get to campus while still living on the city side of the river. Management isn't the greatest, but it is hard to beat the great community of families in the building.

Best apartment for dog owners

The best part about Locust on the Park is that it’s right next to the Schuylkill River Park with an off-leash dog park. The apartment complex itself is also great. It has a package locker, a gym, and a resident lounge on the first floor. Each unit has a really high ceiling, central AC, smart home system, etc. The management is very responsive, and the maintenance team is quick and professional. The only downside is that the rent is a bit steep and that it can occasionally be loud if your unit is facing the train track.

Stellar Location, Subpar Management for the $$

You really cannot beat Locust on the Park for the location - especially if you have a dog or you are a runner, since you're right by the Schuylkill River Trail. However, the property is ridiculously expensive given how little perks there are. ALL utilities - even trash & common area electricity - are separately accessed on top of rent, which means you should add about $75 to the cost of your rent, before getting to your own electric bill, cable, pet rent, & parking. Now, the building is getting aggressive about no visitor parking, which is frankly ridiculous given the price. For that, I really would expect a full time concierge, at the very least, and a gym that is actually functional. Or repairs for things like the AC or the washer/dryer to be completed in a single try. And yet...
For my few years in Philly, it'll be fine. If I were to do it over, though, I'd have chosen a different building - especially if I could manage to get into Locust Point, just across the street.

The location is unbeatable with close proximity to more action in Rittenhouse, the Schuylkill for running, and a short commute to school/the hospital. Trader Joe's is ~10 minute walk from my house, but there are also a few other smaller grocery stores nearby. It's a very family friendly area with folks of all different ages and tons of dogs.
Love the neighborhood! If you're interested in being close to the center of the city and being able to actively explore Philly (for a not extreme price) it was great! Also was easy to get to my school - University of Pennsylvania. 15-20 mins to get to school by transit; 30 mins walking.

That being said I did notice that most students lived on the side of the school!
The beautiful tree-filled neighborhood is full of families, dogs, and students - it is safe, full of great restaurants, and boasts an equally quick walk to both University City and downtown attractions. The immediate access to the Schuylkill River Trail also can't be beat. While we lack apartment amenities, we love living in a historical brownstone that has charm and character. This is an area where you can live as a student and stay for another 20 years after that.
Great neighborhood, though expensive for Philly. If you're a Penn grad student who wants to be near campus but not on campus, it's ideal for distance from school and the Rittenhouse area. Lots of parks and residents are friendly.
There are residents without housing in the neighborhood. They're good people and new residents should be respectful of them and their belongings.
The neighborhood is very residential. Not a ton of bars/restaurants which can be annoying if you just want to pick up food after a busy day, but it's right near the park and Skukyhill river trail which is great for exercising and getting outdoors. Close to Trader Joe's and South Street market which is convenient
Center City is a fantastic area. I live on the northern side of it, which is the more financial/industrial/apartment building side. I live 2 blocks from a busy Trader Joe's and inches away from tons of great restaurants, corner stores, and shops. It's close to Rittenhouse Square, a swanky square block with a tiny park in the middle, as well as the Schuylkill River trail (great for running and biking) and the Art Museum area. Multiple major bus lines slice through this neighborhood, making it quite easy to get anywhere when you don't want to walk or bike.
This spot is perfect -- closer to campus, near the train station, huge spaces, kind and helpful staff, cool-looking building, new gym, beautiful park nearby, and overall easy and awesome loft-style living experience. I think people will pressure to have to live on Rittenhouse because that's what everyone immediately says to do, but in reality you can live near Rittenhouse (Locust on the Park is just a 5 minute walk to the square) and not miss out on anything. Fitler Square is beautiful, quiet, and still a perfect location.
Pros: close to school as well as all the fun stuff downtown (Schuylkill River Trail, restaurants, bars, museums, theaters, shopping, you name it!); very safe even walking alone late at night; lots of other students here
Cons: Trader Joe's is the only real grocery store here and may have limited selection for those looking for a supermarket; not as quiet or "neighborhood-y" as other areas, as it is in the heart of downtown; there is a freight train that runs along the river that can be loud, though I got used to it quickly
