Good Location and Management Company

Great location directly on the park. The building has good amenities and the management company is very responsive. Tenants are a diverse mix of students and older professionals. The rent is pricy, but utilities are included.

Park view is the best

I have a great view facing the Rittenhouse Square. Management and the staffs are very responsible and friendly. It's an old apartment and perhaps not as fancy as some of the new high rises, but the friendly atmosphere of the building and the location is incomparable.

Great Building with amazing Amenities

Great building! Gym and lounge are beautiful. The A/C is not the strongest especially during the hotter days. The building also is very well insulated, it’s late January and I have yet to turn on my heat! Only complaints are that the walls are pretty thin so you can definitely hear your neighbors and the washer/dryer is pretty expensive (~4.50 per load). Definitely recommend! Additionally, as a Penn student the wall/commute is very easy. Right outside the building is the bus stop that takes you right to the school or it’s about a 20-25 min walk. Noise doesn’t really bother me but it is worth noting that you will definitely hear construction and heavy traffic at all hours just due to being right in the middle of everything!

Fantastic location and maintenance

We've loved our apartment in the Rittenhouse Claridge. The location is perfect (right on Rittenhouse Square), and the maintenance staff is quick to respond to any questions or anything that needs fixing. Our apartment is large and recently updated, and we feel that the price is fair for the area and the amenities. We have tons of closet space as well. The only draw back for us is the lack of attentive doormen - they're often absent and not particularly helpful.

Apartment by the park

Great to live right by the Rittenhouse Square. Good: renovated units are clean, park view is great, and faculty is very responsive and kind. Not so good: walls are thin and smoke detectors are super sensitive.

Pretty Happy

Overall I have been very happy with my choice to live near Rittenhouse. It has been an overwhelmingly positive change from living at Sansom place last year both in terms of having more of a sense of independence, and living in such a lively place downtown. The walk to school is about 3 miles roundtrip per day, which I thoroughly enjoy as it it forces me to obtain some daily exercise, but if you do not enjoy walking, it might not be the place for you. It is very pet friendly and the people who live in the building are very nice. There have recently been two small fires in the building which were put out before causing damage but were nonetheless disruptive to residents. It is an older building and some rooms are renovated, but you will pay more for those rooms. I really have no complaints except for based on these recent fires I do have some concerns over the lack of sprinklers/fire extinguishers present in the building. It is an older building so presumably they are not required to install these modern safety features, but nonetheless has recently made me a bit uneasy. Fire safety aside, it is very secure, there is a door person and someone always at the front desk. Studio rooms are small, but if you manage to look out on Walnut, the city skyline view is lovely particularly if you are on the upper floors. I also chose this building because it had a flexible lease term (9-22 months). So if you are planning to leave Philly for the summer and want to have the option to move out and no pay rent, this works for that. I believe subletting may be prohibited.

Love this place

I absolutely love living here! I have a 22-month lease and I'm very happy about it. The perks:
1) The staff is incredibly nice and thoughtful--Dee and Brandon are the best! 2) The management company truly tries to build the community in the building--from hosting happy hours in the front lounge to offering "Thanksgiving breakfast" that you can pick up on the go to hosting a Halloween Pet trick-or-treating-type mixer for tenants and their dogs. 3) The facilities are great--the gym, the yoga studio, the lounge, the roof, free printing, etc. 4) I love having utilities included. I only pay for internet and you get the choice between Verizon and Comcast unlike other buildings. 5) I don't own a pet, but if you do it's only a 1-time $500 fee as opposed to a one-time fee + a monthly fee of usually ~$50. 6) There are plenty of 1Y and 2Y Wharton students living in the building so lots of people to uber with in the mornings usually. 7) Management is super responsive when it comes to building requests--I had to have my sink fixed and they came within a few hours.

My only "complaints" are that 1) I live on the south side of the building on a relatively low floor so it is loud because you can hear the trash trucks in the morning and there's not a lot of natural sunlight through my window, 2) I live near the elevator and I can hear it through my apartment walls, 3) for a while, my apartment had a musty smell which took probably like 3 weeks for it to go away but it at least went away, 4) kitchen storage space in my studio is limited. I had to get an extra drawer thing to hold things like utensils and pots and pans, etc. 5) I don't love that the bathroom light also turns on the vent, which is kind of loud. There's only one switch.

Walnut street is very safe - there's always people around and it's well lit. The neighborhood includes all of the fun aspects of living in Philadelphia - tons of access to food and bars, nearby grocery stores/markets, access to the parks and the Schuylkill River Trail
Very close to fun restaurants/bars/shops. Close to the subway as well as the train station (suburban station).
Rittenhouse is the safest part of Philly. It's a very "happening" part of town—lots of restaurants and bars on every street. At the same time, it's right next to more residential neighborhoods to walk around in and explore. It's a great place to live relatively close to the law school but with a degree of separation so as not to get trapped in the law school bubble.
The neighborhood is both quiet and lively. There is so much around, but I have never had an issue sleeping or studying because there is too much noise. The broad street line is a 10-15 minute walk away and we are close to shopping, food, the park, and the river trail. Has everything within a 10-15 walk.
This neighborhood has everything I need within walking distance. Shops, grocery stores, parks, the subway and trolley, post office. You name it. It's very safe and extremely quiet, which helps when I'm trying to study. The Rittenhouse Square area is really the best place to live in Philly if you don't mind paying a little more.
I love this neighborhood and knew I wanted to live here when beginning my apartment search. The park is one of my favorite places in the city, and I love being able to easily access all the restaurants and shopping nearby. It's also an easy (~20 minute) walk to Penn Law, and the walking commute has always been a nice and peaceful part of my day.

Spruce Street in particular is great - it's a little south of the square, so is quieter/shielded from a lot of the traffic that the neighborhood gets, but it's not out of the way or far away. There's a Starbucks, a grocery store (Rittenhouse Market), and a few corner stores (Four Seasons and Food & Friends) within a 2-3 minute walk of my apartment.
Love the neighborhood, Rittenhouse Square is beautiful and we are so close to the more commercial areas like Walnut Street while not being in the center of the craziness. Plus we are within walking distance of public transportation including 10 minutes from the 15/16 street PATCO station. I personally think it is one of the best areas of Philly to live in.
Rittenhouse Square has a park in the center surrounded by a bookstores, restaurants, and a public library. It is open to pets and often has open art / food markets on the weekends. It is close to the Broad Street Line and PATCO. There are many families who live in the area. It is affordable compared to other major cities (NYC, DC, Boston), but there are certainly more affordable areas in Philadelphia, simply without the luxury of being so close to Center City.
