Good place to live!

I think 2040 market is quite good option to live in center city
1. It has a good location - near bus stop, zipcar parking lot, trader joe's, trolly
2. Reasonable rent - less than $2,000/month for 1 bed, and if you find roomie, economics would be getting more attractive!
3. Clean and well managed

BUT, there's also some downsides...
1. Super expansive parking lot - $355/month
2. Less amenities - no study room, small looftop common area
3. Less responsive management staff

All in all, I'm quite satisfied with this building :)

Solid place to live

2040 Market is one of the newer buildings in the area and has been a generally good place to live. The location is very convenient because its very close to the Trolley stop and right next to Trader Joe's. There isn't a ton going on Market Street after work hours -- it can get a little deserted. Management can also be hard to work with at times.

Good quality/value

The building is on the pricey side but you get what you pay for: new and very efficient washing/drying machines in units, super well equipped kitchen, wood floor in the living room. The gym is small but nice, has all the basic machines you need. The building has a 24/7 doorman who will collect the parcels for you. The location is ideal if, like me, you travel frequently to NYC as you are 10min away from the station. I bike to school (<15 min and bike storage rooms in the building) and for the winter months you have the trolley one street away which is very convenient.
Not a lot of Wharton students in the building though some nice social events are organized on the building terrace.

Great value and location

PMC is difficult to deal with, has been very disorganized. If you can overlook that fact (it took us 6 months to get a name off the lease for example), you get great value. The building is brand new, there is washer/dryer in every unit, brand new appliances (dishwasher is subpar though).

Good Enough

Place is new but cheaply made. Management company is not responsive or very professional. The doormen are pretty worthless, but at least they sign for packages. But having washer/dryer in apartment and a great location with easy access to just about everything including Trader Joe's makes this apartment good enough for what we need.

Good location, pet-friendly, affordable if living with a partner.

Great location, new building, washer and dryer in the unit is great. The Management company is not responsive or helpful, but if you can do basic upkeep of an apartment and not break your stuff, it is a perfectly good place to live. It is also very pet-friendly which is great. For the price you get a good apartment (comparable apartments in the neighborhood will run about $200 more per month). 2040 Market Street saves money by having cheaply made appliances and wood flooring. But for a grad student everything works great.

2040 Market - Great building location. Modern High-rise living. Terrible customer service.

Brand new building on Market Street. Modern design with large windows and city views, wood floors, stainless steel appliances, and in-unit washer and dryer. Underground parking with direct access to elevator. Located across the street from trader joe's and the SEPTA Trolley that takes you directly to class. It's just a few blocks walk to Rittenhouse and a 12-15 minute bike ride to Huntsman Hall. Perfect location for a Wharton student that enjoys their home privacy, but wants to be in the middle of the center city social scene.

New building. Easy access to school. Hardwood floors

Good location. Building is brand new. Love the hardwood floors. Super easy to go to school using the trolley. You are paying for a good location and a beautiful new building. The fact that is 4 blocks away from Rittenhouse square and not on Chestnut may be a +/- to some

Fancy but expensive

Brand new building with huge windows, in-unit laundry, gym, and nice appliances. Price is very high as a result. About 8 minutes biking to campus.

Awesome location, spacious units, and lots of sunlight

Wonderful location (1 block from Trader Joe's, 1 block from the trolley, 25 minute walk to campus, 5 minute walk to Rittenhouse). Spacious rooms in very good condition. Each unit has several windows (knee to ceiling) which give the units great natural light. Subpar elevators for moving in (I couldn't fit my sofa in the elevator). Mediocre gym. Great 6th floor deck. Smoking is allowed so sometimes hallways smell.

Loved the neighborhood. Paying for monthly parking in a nearby garage was not outrageously expensive, was close to center city for fun and errand-running, Target and Whole Foods nearby made for easy groceries when I didn’t want to leave the city. Sabrina’s Cafe is nearby, which is super delicious. BSL was about an 8 minute walk to either Spring Garden or Race-Vine, depending on if I was going north or south. Great area for walking around and getting out of your apartment.
The apartment is technically between Logan Square and Rittenhouse Square. We live right above Trader Joe's, which makes grocery shopping a breeze. We spend a lot of time walking around Rittenhouse Square and Rittenhouse neighborhood to pick up groceries, drink coffee, and generally hang out with each other and friends. The river walk is a short walk away, and the Museum District is within walking distance. Back when I was going to school regularly, the Septa trolley stop is conveniently right in front of our apartment and the 30th Street Station is a 10 minute walk away. While the amenities leave some things to be desired and we pay a premium for our location, it is a great place to live especially for newcomers to Philadelphia who want to be next to all the action.
Unless you mind the noise of cars in the street below, you will not have any issues. Given that is center city there are many people experiencing homelessness so if that is a deal breaker I recommend other neighborhoods. The upside is being 5-10 minutes distance from all the fun, restaurants, activities, nightlife, etc.. that you will ever need.
Super close to Whole Foods and Trader Joes, and I love the walk along the parkway. It's close to various museums which is great! Overall the neighborhood is pretty residential, but there are coffee shops and to-go restaurants that are easy to access.
The neighborhood is a little more commercial but only a minute away from everything wonderful in rittenhouse. But it feels very safe at all times because it’s on a major street.
It is a great location. The law school is a 15 minute walk. Most of Center City is also within a 20 minute radius. A lot of other law students live nearby.
Lots of great bars and restaurants in the area. One of the safest and nicest areas in Philly. There are generally lots of people walking around.
Close to tons of great places to eat/drink, shop, etc. Walking distance to anything in Center City/Callowhill/Art Museum areas.
