Nice units

Units are nice and modern; higher floors (6+ I think) are new; value for the unit quality is excellent; amenities are mediocre (deck has no BBQs, no pool, gym is good but not great); management is terrible; close to trolley (very convenient)

Great apartment

I am really satisfied with my one bedroom apartment! Very good value for money. The apartment is new, has great and modern style space, with great kitchen appliances.
Location is awesome. Trader Joe's is right around the corner for groceries, plenty of stores and restaurants nearby and very close to Schuylkill park. A trolley line runs from Market Street all the way to UPenn Campus.
Amenities are not best in class, the gym room is small, there are no common rooms and the roof deck unfortunately has no barbecue place. Management can be slow in responding requests.
However, the quality of the apartments compensate those issues.

2040 Market - modern and spacious

The building is fairly new and has modern, spacious units. The floor-to-ceiling windows are a huge plus! The property management is helpful, although, there have been a few random issues, such as the alarm continuously going off or the power going out (this only happened once and was because of nearby construction). The location is fantastic - still very close to Rittenhouse, but much closer to Trader Joe's, Fine Wine & Spirits, the 22nd street trolley, etc.

Large floorplans, reasonable prices

2040 Market has been a great value. It was the only option I could find with 700+ square foot one bedrooms in a modern building for under $2K. The location is great--right next to Trader Joe's and easy Trolley Access to campus. Management could be better, but I haven't had any major issues.

Amazing place to live

The units are amazing - much larger than most other apartments in the area. Brand new apartments and a very good location (easy to take trolley to campus). Management company (PMC) is absolutely terrible.

Decent Starter Apartment

Lots of sunlight, marble counter tops, and a spacious kitchen top the list of pros. A decent workout space with various machines and a large community deck also make this building worth the rent. My only real complaint is that the bathrooms, while updated and fairly nice, were clearly done hastily, and the bedrooms lack windows.

Spacious, new and comfortable but expensive

The apartment is big, modern and very comfortable, and the building overall is well-maintained and, as of recently, well-managed (it used to be terrible). Very pet-friendly.

Great value for a couple

Was very pleased with the amenities, space, and location for this price. Very close to the public transit. Nice access to bars and Trader Joes, and the liquor store is right beneath the apartment. Washer/Dryer in unit. My girlfriend and I are pleased, and plan to re-sign next year.

2040 Market

Pros - Conveniently located close to Trader Joes and the liquor store and also 30th street station - which comes in handy if you go to NY a lot; as a Wharton student, you have the option of either walking, taking the trolley or sharing a Uber with folks in nearby buildings; tons of space; decent maintenance response.
Cons - A bit pricey, the apartment finishing is probably not the best; a bit removed from the action; not a ton of Wharton students.

Great deal for money's worth

I love my apartment - for less than I paid in NYC for a tiny apartment in a tenement building, my apartment at 2040 Market is huge, with wonderful floor to ceiling windows. I often host parties and when people come over, they say I have one of the biggest and most visually pleasing apartments out there. It lacks some of the nicer amenities of other buildings - security guards barely know who you are, the rooftop is small, the gym is serviceable but nothing to write home about. As well, the little details are not good quality - my dishwasher was hot glued into the unit and falls out every time I load it, the counters easily pick up water and heat marks. But overall, given the price, view, and overall space, I've been really happy with my experience and would recommend it to someone who wants convenient location, lots of space, and doesn't need the fancy frills for a pretty good price.

Loved the neighborhood. Paying for monthly parking in a nearby garage was not outrageously expensive, was close to center city for fun and errand-running, Target and Whole Foods nearby made for easy groceries when I didn’t want to leave the city. Sabrina’s Cafe is nearby, which is super delicious. BSL was about an 8 minute walk to either Spring Garden or Race-Vine, depending on if I was going north or south. Great area for walking around and getting out of your apartment.
The apartment is technically between Logan Square and Rittenhouse Square. We live right above Trader Joe's, which makes grocery shopping a breeze. We spend a lot of time walking around Rittenhouse Square and Rittenhouse neighborhood to pick up groceries, drink coffee, and generally hang out with each other and friends. The river walk is a short walk away, and the Museum District is within walking distance. Back when I was going to school regularly, the Septa trolley stop is conveniently right in front of our apartment and the 30th Street Station is a 10 minute walk away. While the amenities leave some things to be desired and we pay a premium for our location, it is a great place to live especially for newcomers to Philadelphia who want to be next to all the action.
Unless you mind the noise of cars in the street below, you will not have any issues. Given that is center city there are many people experiencing homelessness so if that is a deal breaker I recommend other neighborhoods. The upside is being 5-10 minutes distance from all the fun, restaurants, activities, nightlife, etc.. that you will ever need.
Super close to Whole Foods and Trader Joes, and I love the walk along the parkway. It's close to various museums which is great! Overall the neighborhood is pretty residential, but there are coffee shops and to-go restaurants that are easy to access.
The neighborhood is a little more commercial but only a minute away from everything wonderful in rittenhouse. But it feels very safe at all times because it’s on a major street.
It is a great location. The law school is a 15 minute walk. Most of Center City is also within a 20 minute radius. A lot of other law students live nearby.
Lots of great bars and restaurants in the area. One of the safest and nicest areas in Philly. There are generally lots of people walking around.
Close to tons of great places to eat/drink, shop, etc. Walking distance to anything in Center City/Callowhill/Art Museum areas.
