Great overall experience

Excellent location - very close to Target, CVS, Trader Joe's, trolley stop one block away, bus stop right outside of building, easy walk to campus. Apartment itself is very spacious, huge living room, solid sized bedrooms with ample closet space. Building is safe, with front desk guard and key fob required to enter lobby and to take elevator. Decent common area roof space with couches and tables. Floor to ceiling windows are nice. Quick and helpful with maintenance requests. Gym is on the small side but has Pelotons and sufficient weights/treadmills/equipment. Plenty of people in the building have pets.

BEST apartment I’ve lived in

No exaggeration, best place I’ve ever lived.

First, location wise, it doesn’t get better than this. You are within a block of the 22nd and 19th street trolleys, which are two and three stops away from the law school, respectively. It takes less than 5 minutes to walk to the station and then roughly 9-13 minutes to get to school. Within a block or two, you have Trader Joe’s, Giant, Target, and two CVS locations within three blocks. Tons of restaurants are right there next to you in Rittenhouse, along with all the shopping you could ask for. Also a short walk from the river and about a 25 minute walk to the law school if you should decide to do that.

Second, the apartment itself is beautiful and I have nothing but good things to say. In unit washer and dryer, huge floor to ceiling windows, central air, and a fantastic gym (with three Pelotons and a heavy bag). I have had zero issues with management, bugs, or any issues generally with the apartment. Maintenance is prompt, people are nice, and the apartment is VERY safe. There is someone at the front desk 24/7 who collects packages and they notify you when you receive something in the mail. Elevators and front doors are only accessible with key fobs so it’s a very safe building also. Very quiet and my neighbors are respectful.

All in all, nothing but great things to say - it’s rare to find something like this in Philly!

Good place to live

There aren't a ton of amenities outside of the gym and management has been slow to respond to a few maintenance requests, but I have no real complaints. It's about one mile from campus and is right near Trader Joes, as well.

Decent Value, Poor Management

The apartments are very spacious for the price. If you live below the 6th floor expect to hear lots of noise from the street and on any floor most units can hear sirens all day from the fire station down the block. The heating/cooling is described as central, but actually its just an AC/Heat unit in the ceiling (very unusual) and the ventilation in the apartment is not great (windows do open, but only a small amount). In every unit the dryer doesn't work well or at all because its in such a small enclosed space. Plenty of natural sunlight. Building common areas are cleaned, but not regularly enough so hallways sometimes smell bad. There is a problem with fruit flies in many of the units (they say its for people close to the trash room, but it has been a problem even in further units). There are no service elevators and no trash chute so the trash gets taken down in the same elevators you use everyday and often smells bad. The front desk staff is very nice, but they do not do anything other than monitor packages/ deliveries (they will not call up when you have a guest or send them up, you always have to come down and get them yourself). Cost of utilities is high because heat/cooling is electric not gas, so electric bill is high and rent does not cover water bill. Maintenance response varies, sometimes they can respond to your concerns quickly and other times they say they have fixed something when they haven't. This building is NOT a luxury apartment even though it advertises itself that way. Rent is lower than most high rises, but try to negotiate rent if you can because it is still extremely overpriced for the value. The main positives are that it is in a good location (across from trader joes and close to rittenhouse park), lots of Wharton students in the building, and very big apartment with lots of sunlight. If I had to do it again, I would not choose to live here because of the issues mentioned above.

Nice sized apartments, poor management, safety and amenities

The floorplans are the best dollar for dollar in high rise buildings near Rittenhouse. However, management has been terrible, there have been a number of safety concerns (not COVID safe enough) and the gym is dark/depressing. The windows are great in the apartments but you can tell they are cheaply done making temperature control nearly impossible.

Apartment is the best value for the price. Large space, nice amenities with in-unit washer/dryer, great location above the liquor store and near the Trader Joe's, and plenty of sunlight.

Loved the neighborhood. Paying for monthly parking in a nearby garage was not outrageously expensive, was close to center city for fun and errand-running, Target and Whole Foods nearby made for easy groceries when I didn’t want to leave the city. Sabrina’s Cafe is nearby, which is super delicious. BSL was about an 8 minute walk to either Spring Garden or Race-Vine, depending on if I was going north or south. Great area for walking around and getting out of your apartment.
The apartment is technically between Logan Square and Rittenhouse Square. We live right above Trader Joe's, which makes grocery shopping a breeze. We spend a lot of time walking around Rittenhouse Square and Rittenhouse neighborhood to pick up groceries, drink coffee, and generally hang out with each other and friends. The river walk is a short walk away, and the Museum District is within walking distance. Back when I was going to school regularly, the Septa trolley stop is conveniently right in front of our apartment and the 30th Street Station is a 10 minute walk away. While the amenities leave some things to be desired and we pay a premium for our location, it is a great place to live especially for newcomers to Philadelphia who want to be next to all the action.
Unless you mind the noise of cars in the street below, you will not have any issues. Given that is center city there are many people experiencing homelessness so if that is a deal breaker I recommend other neighborhoods. The upside is being 5-10 minutes distance from all the fun, restaurants, activities, nightlife, etc.. that you will ever need.
Super close to Whole Foods and Trader Joes, and I love the walk along the parkway. It's close to various museums which is great! Overall the neighborhood is pretty residential, but there are coffee shops and to-go restaurants that are easy to access.
The neighborhood is a little more commercial but only a minute away from everything wonderful in rittenhouse. But it feels very safe at all times because it’s on a major street.
It is a great location. The law school is a 15 minute walk. Most of Center City is also within a 20 minute radius. A lot of other law students live nearby.
Lots of great bars and restaurants in the area. One of the safest and nicest areas in Philly. There are generally lots of people walking around.
Close to tons of great places to eat/drink, shop, etc. Walking distance to anything in Center City/Callowhill/Art Museum areas.
