Great location, functional apartment, high rent

Costs (2025-26):
- Rent for a studio: $1999/mo (I opted for the academic-year lease rather than full-year, which increased the rent $100 from $1899 - I believe the increase would be the same for a 1br).
- Electricity: billed directly from DTE, so far around $25-$30/mo but will probably increase in the winter.
- WiFi: $25/mo, already set up through the building (you need to bring your own router).
- Heating/Water/Waste: $110/mo flat fee.
- Laundry: $2.10 per load for washer or dryer.

Location:
- The best part of the apartment is definitely the location. I can walk to the law school, downtown, and Blake Transit Center, etc. in under 10 minutes. Under 5 minute walk to the Union + various food places. 10-15 minute walk to the Big House. I can hear noise from outside occasionally, but it's never bothered me.

Functionality:
- Heating/Cooling: A/C was very effective other than when it broke for a couple days. Once they switched to heat, my apartment has been a bit on the warmer side since I'm South-facing and getting sun, but not uncomfortable.
- Noise: The only time I can hear other people when I'm in my apartment is if they're in the hallway nearby; I can't hear other people in their apartments around me or above/below other than the occasional sound of a chair moving above. Very quiet.
- Furniture: Nothing fancy, but functional. Couch is comfortable. Bed is comfortable, though mine is in a windowed corner and it doesn't have a headboard so it's a bit weird to sit up in bed sometimes. Chairs aren't particularly comfortable but you could get a cushion.
- Kitchen: Fridge, stove/oven, sink. There is very little counter space, so keep that in mind if you want to buy a toaster oven or microwave, etc. My studio came with both a table + 2 chairs and a desk + chair, but I think the standard is just one of those options in a studio. Since I have both, I'm able to use the table for a toaster oven and for preparing food.
- Storage: Studio has a closet with a dresser inside, plenty of space for all my clothes. Bathroom has a large shelving unit that can hold a lot - towels, cleaning supplies, toilet paper, etc. Room for storage under bed.
- Cleanliness: I had to do some extra cleaning when I moved in; there were some dead fruit flies in the fridge + lots of dust on higher shelves; otherwise fine. Can get pretty dusty even though I clean every week. Common areas usually clean.
- Amenities: laundry room is in basement with 4 washers + 4 dryers. There is a small gym, but I haven't personally used it. There's an Amazon locker; I think it's hit or miss when they actually deliver stuff to it rather than just putting it next to the locker, but personally I haven't had any theft issues (I think others may have). Generally any packages left in the foyer area will be moved by management into the package room, which you need a fob to enter - so it's locked from non-residents, but technically another resident could take anything (again, personally not an issue for me but I haven't ordered much). There is a small rooftop lounge.
- Management/maintenance: Juanita the building manager has been nice and helpful. She is responsive to issues and sends notifications to tenants when there is upcoming maintenance or ongoing issues. The maintenance crew is also very friendly and helpful; I haven't had to request much, but they took care of the small requests easily.

Overall: The location is great and not overrun by undergrads. Very convenient for law students. Central - close to things in all directions. Apartment itself is not fancy, but it's functional, quiet, and comfortable for me. Ultimately, the worst part is the cost - well over $2000 for a studio. Have not decided if I will live here next year.

400 Maynard is an average place to live

The apartment is fine, but not great. You can't beat the location, the view is pretty nice, my unit itself is a decent size, and the utility bill is very low. That said, the building has lots of maintenance issues that take forever to fix. They have been replacing the elevator for almost a year, so only one of two has been in operation for months. In an 11-story building, that means elevator waits can be long. Also, only one elevator goes to the basement, and that one has been down for weeks. This means that you have to take a flight of stairs when doing laundry. And speaking of laundry, the machines frequently take a while to start, because you can only start them by app, but the wi-fi and cell reception down in the laundry room is not very good. Finally, I had an issue when I first moved in where my toilet was leaking a sewage odor into my unit. It took at least 5(!) requests to management over a span of a few months to finally get them to really fix it rather than taking stopgap measures. Overall, given the rent they charge here, I do not think this building is great value.

400 Maynard Review

I only moved in about a month, but have no major complaints so far. During move-in, there was some dust and debris in the common hallway and the recycle room was overloaded, but I think that was just from the high amount of turnover in August and the touch-up work that the landlord does in that period. It's been good since then. My apartment did need a significant amount of cleaning upon move-in, but nothing was broken. Basic furniture was included, which I supplemented with some of my own stuff. The kitchen has a dishwasher and microwave. The landlord assess a $20 fee for internet, but deals with providing it on his end, which is nice. I pay my own electric bill. Heat and stove are electric, so there is no gas bill. Laundry is $2.00 per load and dryers are $2.00 per hour. The laundry room has 4 of each, and I haven't had to wait so far for one to open up. There is also a small gym with treadmills and freeweights. I will say that at least on my floor, sound tends to travel, especially when there are people in the hallway. This has not been a major problem so far though. Overall, a decent place! And the location is as close as you can get without living on campus (I'm a law student).

Good place, good location, poorly managed

Nice place, building is a little old but location is perfect. 3 blocks from law school.

Management company doesn't know what they're doing. Extremely disorganized.

There are pros and cons.

Overall I’m happy with my apartment. From my research my 1 bedroom is larger than those offered in the more upscale buildings. However I have had to put in numerous service orders due to the fact that the building is old and things break. Somehow my apartment always smells like what someone else in the building is cooking. It is also very hard to get in contact directly with the person who’s supposed to be managing the property because she only comes in every so often and it’s always different days of the week. I think the biggest con is that they decided to raise the rent to be more in line with the high end apartment buildings, but they do not have the quality to back it up.

The experience so far is great. All the furniture is included which is extremely helpful. Also, the management team has been quick to address any complaints we have and do their best to keep us happy. We have already signed on for next year too!

Spacious, renewed, amazing location, but old building and bad management

The apartment is renewed and I actually like a lot living here. But the building is old, so you might face some old building problems such as broken windows, bad smell coming from sinks, air conditioning/heating noises. The building is under new management, who is not 100% helpful. In the beginning, I had many issues with them, but now things are starting to work.

Management had changed twice since I moved in. The building itself is an older building, and they had recently added a gym and other amenities. The best thing about this is the location. You will be 2 minutes from the main street, and only about 9 minutes to Ross campus. Great for the Michigan winters!

Still under renovation

The building was sold mid-2016, been renovating so far. Lots of upgrades to the building. Can't beat the location. I will be staying for an extra year.

Great Location -- New Management

400 Maynard sits in a fantastic location, especially for business school students. It is a brisk 8 minute walk from campus and 1 block away from Skeeps. Furthermore, it is within walking distance to a great variety of food and shops.

The apartment was recently bought out by a new management company. Our lease was for $1305 for a 1BR/1BA. The interior is not great with a cramped kitchen and old carpeted floors. With the buyout happening, the rent will be going up to $1750 with renovations including updated kitchen, faux-hardwood flooring, and new furniture. The location is great but the price was above our budget and so we decided to move to a different location in the following year.
