Overall experience

Great maintenance, always respond quickly to requests. Great apartment for Penn dental students in their 3rd and 4th year as a lot of other students live in the building.
Property includes a rooftop pool and gym. Great locations walking distance to rittenhouse square.

Older building with new finishes

While the finishes may be pretty, the bones of the building are very dated. For example, each unit has a washer/dryer as well as a garbage disposal however the pipes were not designed to carry this volume and often back up and flood apartments. There have been issues with roaches and fruit flies. Also, there is only ever heat OR air conditioning available, never both.

Great Amenities

I love the amenities at the sterling. It is a fully managed apartment that takes away the hassle of having to worry about some mundane maintenance and service issues that you will have to worry about if you lived in a house or brownstone. The Sterling has a large Gym that's free to use (when there is no covid) and their rooftop is deluxe. You will also get the most value for your buck in terms of square footage. No other apartment beats it within the Rittenhouse Square area

Fantastic value, slightly further than ideal

Pros: The apartment is modern and spacious - big living room, large closets, open floor plan, modern appliances. The building has great amenities - rooftop grills and pool, gym, business center (conference rooms and printing), and attached restaurants and convenience store. There are plenty of other students living in the building, so there's a good community here. Finally, the price is the best of any building I've seen - easily the best value around Rittenhouse.

Cons: A little further from campus/other students' apartments (typically South and West) than other buildings, heating/cooling from one unit/room leads to different temperature zones around the apartment, and it can be a little noisy in the mornings with trash pickup/street cleaning (only matters if you're a very light sleeper).

Great building, annoying neighbours

In general terms the building is very well maintained, it has great amenities (reception, security, mantainance team, swimming pool, grills, gym) and there is a lot of space in the apartments. Moreover, the apartments are very well equipped (washing machine, dishwasher, dryer, microwave, oven) and you receive assistance from the building if you have any issues with them. However, neighbours are always complaining about almost everything (you are talking too loud, you are walking too loud, your TV is too loud, your music is too loud, you left an umbrella in the hallway, you left your door opened, and the list continues). Therefore, since the price and the apartments are very cool, I would recommend to ask for an apartment with no neighbours (corner ones are the best usually).

Hidden Gem

Wonderful apartments, lots of amenities (roof, pool, gym, tech lounge), responsive maintenance / leasing office, great package system. Quite a few noise complaints throughout the building according to my friends, but never had an issue myself.

Great place!

I personally enjoy living at the Sterling. It's a couple blocks from the hustle and bustle of Rittenhouse Square, which is perfect for me since I prefer my peace and quiet from time to time. And there's a good number of Wharton MBAs living here to hang out with. Easy walking distance to restaurants, retail stores, etc. Views aren't that great because you are staring at office buildings. Also, the building controls the HVAC. So, even if it's still hot out, you may not have A/C after a certain point in the year (and vice versa). But management is great, maintenance issues are addressed in a timely manner, staff and community is friendly. And the rooftop pool/deck is amazing for gatherings! Apartments are also spacious and that's something we hear a lot when students visit from other buildings. (look out for deals too because I got 3 months free rent)

Loved the neighborhood. Paying for monthly parking in a nearby garage was not outrageously expensive, was close to center city for fun and errand-running, Target and Whole Foods nearby made for easy groceries when I didn’t want to leave the city. Sabrina’s Cafe is nearby, which is super delicious. BSL was about an 8 minute walk to either Spring Garden or Race-Vine, depending on if I was going north or south. Great area for walking around and getting out of your apartment.
The apartment is technically between Logan Square and Rittenhouse Square. We live right above Trader Joe's, which makes grocery shopping a breeze. We spend a lot of time walking around Rittenhouse Square and Rittenhouse neighborhood to pick up groceries, drink coffee, and generally hang out with each other and friends. The river walk is a short walk away, and the Museum District is within walking distance. Back when I was going to school regularly, the Septa trolley stop is conveniently right in front of our apartment and the 30th Street Station is a 10 minute walk away. While the amenities leave some things to be desired and we pay a premium for our location, it is a great place to live especially for newcomers to Philadelphia who want to be next to all the action.
Unless you mind the noise of cars in the street below, you will not have any issues. Given that is center city there are many people experiencing homelessness so if that is a deal breaker I recommend other neighborhoods. The upside is being 5-10 minutes distance from all the fun, restaurants, activities, nightlife, etc.. that you will ever need.
Super close to Whole Foods and Trader Joes, and I love the walk along the parkway. It's close to various museums which is great! Overall the neighborhood is pretty residential, but there are coffee shops and to-go restaurants that are easy to access.
The neighborhood is a little more commercial but only a minute away from everything wonderful in rittenhouse. But it feels very safe at all times because it’s on a major street.
It is a great location. The law school is a 15 minute walk. Most of Center City is also within a 20 minute radius. A lot of other law students live nearby.
Lots of great bars and restaurants in the area. One of the safest and nicest areas in Philly. There are generally lots of people walking around.
Close to tons of great places to eat/drink, shop, etc. Walking distance to anything in Center City/Callowhill/Art Museum areas.
