Best bargain for students

River Place is no-frills, but it has all the space and amenities at literally half the price of a comparable apartment in D.C. - there's a pool, a gym, and a front-desk concierge. It's safe, quiet, and very accessible. I will likely live here all three years of law school.

River Place apartments

The apartment is in a great location if you want to visit DC but want to live in Arlington. the metro is only a 5 min walk away and on the silver line it's only a 30 minute commute to M2. The apartments are alittle dated but the layout was surprisingly spacious and flows well.
*Also they do short term fully finished leases if you want to come explore DC and get to know some possible ADP's before signing a longer lease.

You get what you pay for

River Place is the cheapest place to live in Rosslyn, no doubt. Each unit is individually owned so it varies in terms of renovation, flooring, and layout. I think I'm getting a good price by having ~650 sqft that includes all utilities, has hardwood floors throughout, and a renovated kitchen with new appliances. Lots of storage too (3 closets - one linen, one coat/pantry, and one very deep storage space). River place is decent - I never worry about safety either within the community or in Rosslyn. Staff is generally helpful. Landlords are less helpful than dealing with a commercial company as a landlord in terms of maintenance, etc. Conveniently located to the metro.
Building does have a pest problem on its lower floors. My partner lives on the first floor and has cockroaches & pest control (provided by the building) that helps. I've never had a single problem on the 8th floor.

Community laundry is annoying if you can't help but go at peak times. People also leave their laundry in for ages. There's an online system to check availability but it doesn't work accurately. A/C is also central, which is inconvenient when the weather doesn't cooperate with their schedule. But investing in a fan & small space heater have been very helpful.

I first started in DC living downtown for a place that was 2.75k/mo., including parking. That was luxurious compared to this but I'd rather save a thousand dollars a month. Living conditions are absolutely doable here. I imagine residents who are here for the long run may live in better units or own their own units.

Good location, old building

Location is really good. Very convenient no matter transporting to school or other places. The only thing is that the building is old and residents cannot control the temperature in the room.

Incredible and welcoming staff

I have been so happy living here. What a great welcome to this area! The doormen all learned my name within 3 days. It is incredibly safe and there are never any loiterers around. Gorgeous, furnished units and the building and grounds are kept immaculately clean. Very very happy here.

Sunny Rosslyn Apartment

My studio in River Place North is wonderful! I really love the hardwood floor and updated kitchen & bathroom. The large windows allow a lot of light into the place, and it is fairly large for a studio as well. There is a sizable walk-in closet. While the kitchen stove could use an update, everything else in the kitchen is great - large countertop and big stainless steel sink. Excellent place for one person who would like to be near the city and have easy access to transportation.

Great location and amenities

The location of RP is 1.5 blocks from the metro which makes the dreaded winter commutes very bearable. I can be in DC in a matter of minutes by either using the metro or walking into Georgetown via the Key Bridge. RP's gym and pool are very nice but their policy for visitors needs to change (they have to pay $7 per day for each pool visitor, and $3 per visitor for gym entry). The pool area could also be modernized. The apartment buildings themselves are very old and outdated (built in 1955) and definitely need to be renovated. That said, they are very clean and well maintained. Outside of the RP North building, there are a lot of rats at night since the dumpster holding facility for the complex's trash is located there. This problem needs to be addressed.

Love my apartment

This is my second apartment in the last year and I absolutely love it. Love the location and area. But this apartment is a little old so its not that comfy.

Small Space, Great Price

Positives:

Great use of space with a walk-in closet that leads to a full bathroom.
Built in shelves, space to put a small dining table, full size bed fits, kitchen is small but adequate.
Good views of city.

Negatives:

No washer/dryer in unit.
No dishwasher.
Older building
Temperature is controlled by management.

Rosslyn is great, gets a bad reputation from the snobs that think they're better for living in the city but it's safe, there's lots of good food nearby and everything is close and convenient. If you're more relaxed and not big into always going out or wanting to be surrounded by movement I would definitely recommend living here in Rosslyn than directly in DC. American University isn't very close though, it's normally like a 10 minute Uber or a 45 minute metro.
As a Georgetown student, the location can’t be beat...especially at this price. Less than 10 min scooter from campus. Metro station a few blocks away.

However, this has been a business district for ages. There is very little going on around here and many of the restaurants don’t even open on the weekends. But, that’s changing. So stay tuned!

(Also, I like living in Virginia because my vote counts for more here!)
It's a great area as someone who is looking to live somewhere with easy access to popular sites but without having to live with the noisiness in the "center of it all." It's an easy walk to Clarendon (it's about 0.35 mi walk to Whole Foods, 0.7 mi walk to Trader Joes) and a quick stroll to the metro station (only about 0.2 mi walk). It's a mix of residential apartments and corporate offices, and is quieter but still with a strip of restaurants, coffee, medical offices, and nail/hair salons.
I loved living in Arlington (so much so that we're moving back after our lease is up in DC). The exact location of the apartment was not ideal - we were about a 15-20 minute walk to the nearest metro. If you could be right in Rosslyn (near the metro) I think it would be a great area for professionals. We will be moving out to Clarendon next - an area that is great for couples and young families.
I love it - it is right by Clarendon, which is a central area for bars and restaurants in Arlington. It is about 12 minute walk to the Rosslyn GUTS bus and a short uber into the heart of DC. About 1 minute walk to the Courthouse metro which is only one stop from Rosslyn and 2 stops from DC. Great restaurants and bars nearby, plus a ton of good shopping in the area. Great place to have a family and experience both DC and Arlington.
GU student notes: There are two shuttles that run through this area, one that runs 1x a hour around Arlington during rush hours, and one that runs every 10min during rush hour and 20 during off hours. There is no easy access to campus on the weekends so be prepared to UBER.

If you have long legs, renting a bike is an option. If you are like me and 5'1'', renting a bike is an option for downhill rides.

There is a lot within walking distance in Rosslyn (think 20 min average from my apt): Barnes and Noble, shopping, Whole Foods, Trader Joe's (also on the Arlington loop shuttle from GU), public libraries, CVS, Target, Safeway, lots of restaurants.

Also close to dense populations of immigrant communities if you like Chinese, Vietnamese, Korean food.
The area is very safe and close to many stores and restaurants but the community is defined by white privilege. There is not much character to the area and it is difficult to find interesting people around. I absolutely LOVE that I'm within walking distance of a Trader Joe's. I wish there was more interesting cuisine and nightlife though. Nightlife in the area is an extension of immature fratty college life.
Pros: Close to Metro station with three metro lines, new Target nearby, close to several jogging and biking trails and parks, walkable to Georgetown restaurants

Cons: Neighborhood shuts down after 5pm. Few restaurants in the neighborhood itself (this is getting better though). Concrete canyon effect because of the skyscrapers. Closest grocery store is an expensive Safeway.
