There is a gym but it is extremely basic and small, therefore it is a one-at-a-time situation. The location is so convenient for school and the grocery is just across the street. There are a lot of families which can make it noisy. The washers and dryers are on each floor not in unit, but it has not proven to be an issue. All in all, I think it is a GREAT value and the space is large.

My experience at Canal Overlook Apartments has been good! It is a very quiet and clean apartment complex, which helps when it comes to studying. The apartment is also very close to the law school, allowing for an easy walk to school, which means you don’t necessarily need to buy a parking pass for IU Indy. The apartment complex is also within walking distance to a Kroger grocery store as well as the Indiana State House and other attractions in Indy.

Leasing office is not well ran. They overcharged me for rent and couldn’t produce my lease from their files. Luckily, I had downloaded a copy when I signed and it eventually got corrected after I hounded them and corporate multiple times. The parking gate is always broken and I’ve had people try to steal my hub caps when it’s unlocked. I pay $125 a month for parking and people will park in my assigned spot. Management will only tow if someone parks in their spot. However, there are some pros: my floor is typically quiet because everyone is in the medical school + quick 5-10 minute walk from the law school.

So far I have had a great experience in the apartment complex. The floor plans are big and the appliances are updated/stainless steel. The property manager is super nice and helpful and the maintenance staff is really good about addressing the various issues that may arise in the apartment. One thing that may be a downside for some people is most units do not have an in-unit washer/dryer, only a select few floorplans do, but there is a laundry room on each floor with about 3 of each machine. There is a gym on the 4th floor that is adequate for basic needs. The parking garage is gated and under the building so it is covered, no need to scrape off the snow in winter. So far I have enjoyed my experience here and will likely renew my lease.
