Pros: Location

The best part of this apartment is how close it is to the campus. It takes me minutes to walk to class and I do not have to pay for university parking. The cons are that this is way to expensive for what it is. Base rent is $1268. Then an additional charge is added for water and trash (around $30) and you have to pay at least $100/month for your parking spot. You are also on your own for electric and internet. This is all for a tiny apartment with ancient appliances and gross carpet. The front office workers try to be helpful but they are limited by a money hunger corporate office and untrained maintenance. Maintenance fixes include spray painting stains and telling you there is nothing they can do for a problem. The pool is nice for the summer and I like being close to the canal and school.

Apartment review

Have only lived here for about 3 months but so far so good. Staff is very friendly and good maintenance. Building is a bit on the older side and does show its age in certain areas, but my apartment, at least, is well maintained. My side of the building is usually quiet too. Only complaint I have right now is that the all the windows across the complex need cleaning.

Location is everything

You are basically just paying for the location. It’s very nice to be so close, but quality wise the apartment is not great. Old, dingy, and too expensive for what you get.

The distance to campus is a huge plus. The apartment complex is clean and well kept. People and staff are friendly!

I'd definitely recommend living in Canal Square. You can't beat the location and the apartments and the staff are both great.

Quiet and Convenient

Nothing can beat the convenience of living at CS. You can walk to school, so no worries about fighting for parking every morning and the Kroger is just down the canal. It's also a fairly quiet complex and management is quick to reply to any concerns.

Great location

The location is perfect for being in law school. You never have to pack a lunch because you can walk directly across the street to go home briefly. The management is really bad at Canal Square and the maintenance is also very poor. But for the price and convenience, it makes up for it. It's also nice because so many people from law school live there so you can see friends all the time.

Overall, Average

While the leasing staff is amazing and friendly, the apartment is way over priced for what you receive. Maintenance also takes a while to get to your problems. The reason I stay is that it is in a great location for school, and I have never had an issue with neighbors. It is relatively quiet and respectful. But definitely an older building so there are hidden major problems you don't experience until you start living there.

Being able to walk and exercise on the canal is really nice, especially during breaks from school. It is really quiet and hard to believe you are downtown. Depending on which side of the apartment you live on, you could have great views and natural light.
This neighborhood is great because you have so many walking options and are in the best part of downtown. I never have to drive anywhere because I can even walk to the grocery store. It can be a little dangerous at night but if you're aware of your surroundings you will be fine.
Not much of a neighborhood. Typically, I walk to campus and the grocery store. The canal is great during the summer.
Great neighborhood! Located directly on the canal and within walking distance of campus, lucas oil, multiple parks, etc.
There's basically nothing around besides the Canal, so it's a really quiet area that I feel safe in.
During the day, the canal is very pretty and there are lots of things around the canal to do. At night...just don't. The crime is very bad and I will not go outside past dark.
