Noisy Apt

The apt is well appointed with big windows, new appliances, and a well thought out layout. However, the windows do not block any sound and I can hear a conversation of people on the street corner. 17th and Chestnut is a busy intersection with lots of street peddlers, marching bands, aspiring singers/rappers, and honking at all hours of the day (often in the middle of the night).

Beautiful and modern building and amenities

The apt building is relatively new and modern - hardwood floors, stainless steel washer/dryers. TONS OF WHARTON STUDENTS both in the building and in the surrounding area. I always could join an uber pool during preterm (less easy now that our schedules are so different, but still often). Very safe and secure and ideally located- close to the bars, restaurants, shopping, and Rittenhouse Square .

My only complaint: Street noise. Even with an apt on the 8th floor, if you are facing 17th Street, you will hear noise at all hours, especially when Davio’s across the street ends for the night.

So happy we live here!

Part of our criteria for choosing an apartment in Philadelphia was a new building with full amenities, gas stove (not electric), plenty of space/storage, good location, and a front desk attendant for packages. I couldn't be more satisfied with all of the above. If anything breaks or goes wrong, Pearl Properties is VERY responsive and will be there within 24 hours. The building was remodeled in 2015 so we are the second people to live in it. The closet is enormous, and we have a bunch of storage. Not to mention, there's a nice wine rack above the fridge for storage! The gym isn't HUGE, but it's very nice and clean and has pretty much everything you need. There is also a very large studio area where there are bikes for spinning and an open space for any other activities. The common area is beautiful and clean with various spaces for different activities. Theres a large kitchen area with a pool table and couches that you can rent out, or there's a movie room that you don't need to reserve. I looked at many different apartments with similar amenities in the area and 1700 was definitely the best bang for our buck. We are also in a great location, we sold our car before moving to Philadelphia and I have never felt like I need a car. We can walk to trader joes or uber anywhere we need to go. Target is 2 blocks away, there are CVSs and Rite Aids all around and plenty of bars and restaurants within walking distance as well! You can walk to the train station or take a 5 minute cab ride.

Brand new but issues with common area and noise

We were the first tenants in our unit and it is beautiful! Very nicely done with great high end finishes. The kitchen is very large with lots of storage. The corner of 17th and Chestnut is a great location, very close to many bars and restaurants, however, there is also a lot of traffic on that corner and it can be very loud from cars honking. Our bedroom does not have any windows so the noise is not a problem in our bedroom. Additionally, the common area is gorgeous but the process to reserve and use it decreases our likeliness us to utilize it as much as we would like.

Pretty great, except for a few things

Pros: Attentive management company, very nice common areas (though shared with separate building across the street), nice apartments, accept packages and dry cleaning on our behalf, close to 21 and 42 buses, close to restaurants and bars

Cons: Lots of street noise, unclear use policies for common space, two separate buildings share access to common space (mine and the building across the street), slightly difficult for people to find due to misleading name

Very satisfied with this apartment!

A friend recommended the building to us. Pearl Properties (the management) is VERY responsive. Taking out the trash/recycling is very easy, and the common space is great. Many students live here but not too many (it doesn't feel like a dorm), Our unit has a dishwasher, washer/dryer, gas stove and wine rack. Bedroom fits a king-size bed easily. The closet is huge. The bathroom has his and hers sinks. Air conditioning and heater work great and our utilities bill isn't very high each month. Hard wood floors. The location of the building is very centrally located- we are able to walk to anything we need. Overall, great value for money. The building has a gym with some cardio equipment, weight machines, and dumbbells up to 75 lbs.

Nice Apartments

Layout of my studio is a little odd, but closet is huge, and all appliances are new (I'm the first resident). There have been a few hiccups with thins like the fire alarm going off at random times, but after a few months of the building being open, I haven't experienced any more issues.

Walnut street is very safe - there's always people around and it's well lit. The neighborhood includes all of the fun aspects of living in Philadelphia - tons of access to food and bars, nearby grocery stores/markets, access to the parks and the Schuylkill River Trail
Very close to fun restaurants/bars/shops. Close to the subway as well as the train station (suburban station).
Rittenhouse is the safest part of Philly. It's a very "happening" part of town—lots of restaurants and bars on every street. At the same time, it's right next to more residential neighborhoods to walk around in and explore. It's a great place to live relatively close to the law school but with a degree of separation so as not to get trapped in the law school bubble.
The neighborhood is both quiet and lively. There is so much around, but I have never had an issue sleeping or studying because there is too much noise. The broad street line is a 10-15 minute walk away and we are close to shopping, food, the park, and the river trail. Has everything within a 10-15 walk.
This neighborhood has everything I need within walking distance. Shops, grocery stores, parks, the subway and trolley, post office. You name it. It's very safe and extremely quiet, which helps when I'm trying to study. The Rittenhouse Square area is really the best place to live in Philly if you don't mind paying a little more.
I love this neighborhood and knew I wanted to live here when beginning my apartment search. The park is one of my favorite places in the city, and I love being able to easily access all the restaurants and shopping nearby. It's also an easy (~20 minute) walk to Penn Law, and the walking commute has always been a nice and peaceful part of my day.

Spruce Street in particular is great - it's a little south of the square, so is quieter/shielded from a lot of the traffic that the neighborhood gets, but it's not out of the way or far away. There's a Starbucks, a grocery store (Rittenhouse Market), and a few corner stores (Four Seasons and Food & Friends) within a 2-3 minute walk of my apartment.
Love the neighborhood, Rittenhouse Square is beautiful and we are so close to the more commercial areas like Walnut Street while not being in the center of the craziness. Plus we are within walking distance of public transportation including 10 minutes from the 15/16 street PATCO station. I personally think it is one of the best areas of Philly to live in.
Rittenhouse Square has a park in the center surrounded by a bookstores, restaurants, and a public library. It is open to pets and often has open art / food markets on the weekends. It is close to the Broad Street Line and PATCO. There are many families who live in the area. It is affordable compared to other major cities (NYC, DC, Boston), but there are certainly more affordable areas in Philadelphia, simply without the luxury of being so close to Center City.
