Great property, location, amenities - can be loud from train

The location is amazing - close to Trader Joe's, Whole Foods, Lake Austin, and all of the downtown amenities. The only drawback is the train can be loud as it passes right through the apartment area. I would recommend this property if you're willing to pay a premium for location and convenience.

Great location, nice building

Gables Park Plaza is in a great location, right on the river and downtown in walking distance to many other students’ apartments and the West 6th bars where tons of business school students go on the weekends. It is a nice building with a gorgeous pool and modern interior, and over a dozen students live here each year.

Best location in town

GPP sits just on the edge of downtown and just seconds away from the Town Lake trail. It's great for pet owners with lots of green space nearby and those who love to be outside. It's also a short walk away from many of the bars/restaurants you will frequent in a post-COVID world. I could not recommend this place enough for pet owners and couples.

Love this location for the price!

The location is amazing! I love being next to all the walking trails, Trader Joe's and whole foods, and West Sixth Street but not paying over $2000 like some downtown apartments. There are some noises with the train, but I honestly learned to drown them out pretty quickly.

Cons:

Noise: If your unit is facing Lamar expect some noise (traffic/train) during the day, it is not a deal breaker in my opinion but be aware if you are sensitive to noise.

Pros:

Location: Excellent, near the river, Trader Joe's and Whole Foods. UT's Lake Austin Shuttle stop is a couple of blocks away and drops you off a block from Rowling Hall.

Gym: Decent size, decently equipped with a very nice view of the river.

Pool: The pool area is large but the pool itself is small, although I have never seen it packed.

Time at Park Plaza has been great. The location is fantastic near the river, and the park across the street is great for pets. Building can be a little secluded as far as parts of downtown goes, but it is accessible - you have to walk a tad further and around the train tracks. Rent is expensive, but about on par with other complexes.

Mid rise apartment in great location on the lake. Coffee shop across the street and very close to Trader Joe’s and Whole Foods. Only major negative is that it’s next to the train so avoid apartments on the north side of the building.

Prime Location

Direct access to trail around lady bird lake; central location is convenient for getting to campus, downtown, or south of the lake. Can get congested outside of the apartment complex. Rooftop pool is great in the summer!

Gables park plaza

Great amenities and great place to live if you don’t have a car! Walking distance to grocery stores, restaurants, bars, etc. lots of students in program live here too!

If you don't want to be downtown, there is really no reason to pay the premium to be here and if you really do want to be downtown and don't want to pay up, look at the 404 Rio Grande. If you have a roommate though and don't mind paying a bit more(~1500-1600 per person) and want an upscale experience, the Bowie is great. I don't know about the "neighborhood", but being downtown has been much more enjoyable than I had expected
Downtown is a great landing spot if you are moving from a large city. I moved from DC and found the downtown Austin scene to be immediately familiar.

I would recommend it if you have no ties to Austin and don't really have an idea or preference on where to live.
Awesome location! I love being downtown because that's where a lot of the good restaurants and bars are. I walk or scooter to a lot of places and don't have to worry about taking an uber or finding parking.
Can run into a few homeless people but on the whole it's a great area. Easy to walk to everything in the downtown area.
Rainey is a TON of fun on the weekends. The bar scene is great and it's a very young crowd looking to have fun. Keep in mind you're living in a "party" neighborhood, which can be both good and bad. The real downside is the lack of food options. It's only a 20 minute walk to work and is right next to Lady Bird Lake and the Ann Butler walking trail. I also feel pretty safe there.
This is a great neighborhood. It's not as hectic as it may sound. There are tons of restaurants, bars, and shops nearby. We have Trader Joe's and Whole Foods within a short walk (Trader Joe's is 42 seconds away). There are so many bus routes that it's easy to get anywhere (including school). It's a little pricey, of course, being downtown, but I thought it was worth it.

The river, with the running/walking trail, and kayak rental spots is super closeby.
No nearby major stores or anything close within walking distance besides a few restaurants and bars. As I said before, some people may like living on Rainey, I don't think its necessarily a great place to live, maybe just a great place to go out occasionally. One perk -- close highway access on IH-35
Best neighborhood. Have I mentioned the Trader Joe's?
