Convenient!

The Park Plaza is conveniently located for almost everything you need: school, groceries, restaurants/bars and the lake/hike bike trail. A lot of MBA students end up living here or nearby so it helps with making friends too.

Pros:
- Proximity to Whole Foods and Trader Joes
- Close to 663 bus line that runs directly to UT
- Walking distance of West 6th Street
- Easy access to Town Lake running trails

Cons:
- Expensive if living alone
- Train is loud for certain apartments in the building

Really Enjoyed My Time Here!

I have really enjoyed my experience at Gables. However, the nearby train is definitely something to be aware of when you are choosing your specific apartment. We face in toward the courtyard and it isn't much of an issue. Our bathroom is also connected to the bedroom which is a bit annoying when having people over. This is not the case for all layouts though.

Great Location

Great place to live. Great location and the people are very friendly. Glad I made the decision to move here. The units are spacious and the closets have tons of room for storage. The price is on the expensive side but that's the price you pay if you want to live in Downtown Austin. I barely drive my car so that compensates a little bit.
I highly recommend this location.

Gables Park Plaza

Gables Park Plaza is in a fantastic location. Everything is close by, and on the higher floors the view of Downtown Austin is amazing. My main complaint is that many of the people that live here are inconsiderate. There are a lot of loud parties on the weekends that continue on well past midnight and some of the people that live in this building don't clean up after themselves or their pets.

Great location and complex, but ALWAYS under construction

We've lived at the Gables for almost a year. The staff are great, the building is nice and the location couldn't be better... But the place is ALWAYS under construction. I get the impression it's just shoddy construction and they'll just always be dealing with the consequences.

A few examples: there is always a construction frame walk-through somewhere, whether it's in front of the building or in the courtyard. There's also always a pulley system hanging off of the roof onto someone's balcony that's being repaired. And even in our own apartment, we're constantly having to call maintenance for leaky faucets, wobbly kitchen islands, electrical issues and plumbing problems.

Overall, it's a great place to live... But it's a good thing the maintenance guys are friendly, because you see them A LOT.

Downtown Austin Reviews

If you don't want to be downtown, there is really no reason to pay the premium to be here and if you really do want to be downtown and don't want to pay up, look at the 404 Rio Grande. If you have a roommate though and don't mind paying a bit more(~1500-1600 per person) and want an upscale experience, the Bowie is great. I don't know about the "neighborhood", but being downtown has been much more enjoyable than I had expected
Downtown is a great landing spot if you are moving from a large city. I moved from DC and found the downtown Austin scene to be immediately familiar.

I would recommend it if you have no ties to Austin and don't really have an idea or preference on where to live.
Awesome location! I love being downtown because that's where a lot of the good restaurants and bars are. I walk or scooter to a lot of places and don't have to worry about taking an uber or finding parking.
Can run into a few homeless people but on the whole it's a great area. Easy to walk to everything in the downtown area.
Rainey is a TON of fun on the weekends. The bar scene is great and it's a very young crowd looking to have fun. Keep in mind you're living in a "party" neighborhood, which can be both good and bad. The real downside is the lack of food options. It's only a 20 minute walk to work and is right next to Lady Bird Lake and the Ann Butler walking trail. I also feel pretty safe there.
This is a great neighborhood. It's not as hectic as it may sound. There are tons of restaurants, bars, and shops nearby. We have Trader Joe's and Whole Foods within a short walk (Trader Joe's is 42 seconds away). There are so many bus routes that it's easy to get anywhere (including school). It's a little pricey, of course, being downtown, but I thought it was worth it.

The river, with the running/walking trail, and kayak rental spots is super closeby.
No nearby major stores or anything close within walking distance besides a few restaurants and bars. As I said before, some people may like living on Rainey, I don't think its necessarily a great place to live, maybe just a great place to go out occasionally. One perk -- close highway access on IH-35
Best neighborhood. Have I mentioned the Trader Joe's?
