Great Management, Quality Apartment, Good Locaiton
The Gables at the Terrace is a good place to live. The management is helpful and provides good communication about any maintenance or events happening at the complex. Rent is fair for the proximity to downtown. You can hop right on MoPac, which is great.

Happy with Gables at the Terrace
I lived in a different apartment within the complex originally, but asked to move when our lease was up so that I could be on the garden level and have wood floors because of my long-haired dog. The apartment staff made it easy for us to move and gave us a great deal on a considerably larger apartment that had wood floors. We ended up with a lower lease than we would have if we had renewed in the original carpeted apartment! Granted, it helped that our lease was up in February so demand wasn't as high as say, August. We love our apartment! There were some foundation issues that led to water leakage in the master bedroom, but the apartment was quick to respond and has been checking in on the issue since. The location is great too because you are just an exit away from downtown off mopac and within walking distance to the greenbelt and zilker park.

Gables at the Terrace
Not a place where you'll ever get to know your neighbors. Parking is very competitive. Maintenance is great. Management is only so-so. Rent prices are outrageous at certain times of the year. Great greenbelt hiking trail access at the back of the property.

-walking distance to the greenbelt and zilker park (major bonus around ACL, FUN FUN FUN, and Trail of Lights)
-a little bit trapped because of the highway in times of high traffic. You only have one way out and that means Mopac
-you have to drive a bit to get to a gas station that isn't in Collingwood/Bee Caves aka more expensive than normal gas stations
-there are always a lot of people walking dogs so I feel comfortable walking and running at most times
