I have lived here for many years, and my only regret has been staying so long. I should have left long ago, but moving is an expensive and difficult prospect. Living here, is like being in an abusive relationship. There are many issues hidden on the surface of what looks like a good apartment complex. Viceroy has only recently taken over, but they have no idea what they are doing and everything has gotten worse since they took over management. Modera who sold to Viceroy was very happy to wash their hands of this place. Viceroy doesn't have any details or clues how to manage the apartment, including simple tasks like reserving an elevator for movers as they don't know how the elevator keys work. As I was leaving, I noticed a huge number of people moving out, in conjunction with them trying to offer "deals" to people re-signing their lease, so it's clear there is an exodus of people leaving this place due to all of the issues I am about to discuss. This place is a sinking ship, with issues only going to get worse as time goes on.

Firstly, this apartment complex is extremely expensive. For what you pay you can rent a condo or house or different apartment for the same price with twice the square footage. They market themselves as a "luxury" apartment, but when there is trash everywhere, broken locks to most doors, constantly broken gym equipment, poor maintenance response times, college parties going on regularly, and a constant flux of people not following apartment rules - it is clear "luxury" is a marketing gimmick to con people with.

Theft is very common here. It is not a safe location. The garage is broken into regularly. Most of the security locks on the doors (particularly in the stairs) are constantly broken. There are throwup and blood stains in all stairwells. The garage door entrance to the elevators is generally propped open leaving easy access to the entire facility at all hours. There are regular break in's into cars, storage units, and the paid "locked" bike storage unit. If you look at the fenced in storage units in the garage you will often find 2-3 locks in resident's attempts to prevent theft. On multiple occasions, my car window was smashed, my storage unit was broken into, and there was even a time when an expensive fat tire bike was stolen from the "secure" bike storage unit. Unfortunately, the complex has no cameras or security in these areas, so there is no accountability and the thieves know they can come here and get away without any consequences.

This apartment complex is about half college kids and half working professionals. The college kids that live here generally don't care about any common rules and treat the facility like a big frat party. The pool is out of control all summer with college kids bringing in groups of 20-30 of their friends who don't live here and who blast music, get into fist fights, are regularly drinking, and will leave trash strewn throughout the pool. The management will do nothing until after 10 pm when you can call public security for a noise complaint - assuming the phone number they provide actually works. They have gone through multiple security companies and you either get a disconnected line, or no response - meaning residents will be blasting music down at the pool and loudly talking up until 2 am on a weeknight with no consequences. This leads them to bring all their friends every day all summer to do the same thing.

On top of that, a lot of kids regularly hold house parties in their apartments. I had a neighbor who would blare music all hours of the day and night including weekly huge parties every Thursday night. Repeated reports to the apartment complex manager lead to no resolution. The walls are thin here, and you can hear everything everyone around you is doing. Walking through the halls you can regularly hear extremely loud tv, games, or parties

Spacious and Quiet Apartment Close to School

This building is very quiet and the walls are pretty thick. My one bedroom floor plan is great with a lot of space and storage. The amenities are great: pool, common areas, balcony. The management switched less than a month ago and less than a month after I moved in so I can't speak to that. The location is great, I have less than a 10 minute walk to the law school. Rent is a little steep but I have really enjoyed living here.

Re-signing to stay in building but moving into a 2-bedroom with a friend

I have enjoyed living at my building for over a year, it has great utilities and helpful staff which makes the price worth it. Super comfortable and close to campus. The prices seem better now to live alone but I decided to move in with a roommate in a 2 bedroom to gain more space and save money while staying in the same building. Plus secure garage parking for $75 is one of the best deals I've found around campus, important as there have been lots of reports of care break-ins in the neighborhood.

Good

Things have been pretty good so far. I’ve got a dog, and this place is ok with pets. I also lucked out with a balcony, which gives my pup some extra space. Also, it’s a short walk to the university

Great place to live

it has been great so far. Moving in has been a breeze and management is very responsive about any maintenance issues. It is a little expensive but the location and the safety were a top priority for me.

Modera Review

Modera Observatory Park has great facilities that are well kept & cleanly. The management is friendly & responsive to needs ranging from a broken down dishwasher to misunderstanding about parking spaces, etc... It is a nice 5ish minute walk from campus & a 10 minute walk from the nearest RTD bus & train station.

The neighborhood is nice and quiet! It is 10 minutes from downtown, and a less than 30 minutes from the closest hikes. There are many single-family homes and parks nearby, which makes for a nice place to walk with friends or your dog. It would be nice to have more food options nearby, but it is within delivery range of many places and is a quick drive to food as well!
Colorado Station is less than a mile from the DU campus in a residential area. The residents range from families, to retired folks, some younger people, and a few students. Overall, it's a safe and quiet neighborhood and is within walking distance to the lightrail.
One Observatory Park is right on the border between University and University Park. It is a great location because you get to experience both University and University Park. I think the neighborhoods are nice, clean, and safe.
I haven't had any major issues with the neighborhood. The houses behind the apartment complex are beautiful - it's a great area to walk around. Lots of dogs and kids in the area as well.
Plenty of sidewalks and space. No crime really, park in the neighborhood is nice. Never had any issue with homeless people or cops in the area either.
Right next to campus, high end luxury homes in the area. A few places to walk to such as the Pioneer. Very safe area.
Atelier is located in a quiet, safe, and accessible neighborhood. Behind the apartment complex there are single-family homes that make for pretty and safe places to walk your dog. It is also within walking distance of a few parks. The apartment is in driving distance of several grocery stores (King Soopers, Safeway, Target, Spruce), as well as several restaurants. Atelier is also about a mile from a light rail stop, and is situated near several bus lines, so walkability and public transportation are relatively accessible. Although the neighborhood is not the busiest, it is not far from downtown (around 15 minutes), the mountains (30 minutes), or the airport (35 minutes).
Behind this apartment complex is the observatory park neighborhood which is very lovely. Very safe neighborhood with new families moving in and usual construction on houses that are being built and renovated. Definitely a more wealthy section of Denver, but it has its pros since there’s realistically little crime and disturbances.
