Good but not super safe
The appartment is nice, but the A/C system is old and makes a lot of noise.
There residence seems safe but there is no security patrols and there have been reports of burglaries.

Duke Manor Review
It is a low budget apartment but works perfectly if you are trying to live close to school and low - key at the same time. This is because most Duke students here are Grad students from other schools outside of Fuqua. It is also conveniently close to most student housing so it gives people the chance to be close to friends. Maintenance is pretty responsive in my experience and there is parking space but not so much for visitors.

Great but very old and not as good as others for the same price
Duke Manor is the biggest property but also the oldest and compared to others like partners, chapel, campus walk it does feel like you are paying as much as these for not as much benefit.
The area feels safe is gated, has gym and pool which I never used but its okay. It's mostly families that live here unlike other where you see only students, and getting in here is easier due to a good staff but then only come here if all other are out in terms of options. If it were a hundred less it would be great value but at this price point it really isn't great value for what you are getting. The one benefit is that it is very close for pratt people and other transit and bus spots are nearby.

Provide Housing for Grad Students
Duke University has a lot of property and should assure that there's possibility for housing for graduate students.

You Get What You Pay For
Duke Manor is in walking distance to Duke's west campus and relatively cheap considering neighboring complexes, which is it's largest attracting point. However, the management isn't always prompt with responding to emailed inquiries. Additionally, there are several children in the neighborhood and you can hear them playing outside until sundown (not ideal when working from home).

Good for the price
There is a lot of maintenance visits (pest control, smoke detector battery change) that come into your apartment regularly, but other than that, the place is a great value for what you pay for.
