Aerston

Management is very unorganized, and not helpful. Packages are impossible to find in the package room. Homeless man has slept in the lobby multiple times.

Good

It’s great because I feel like it’s safe, modern, very close to Owen, and a decent number of amenities.
My only remark is the elevator! It always seems to be so busy!

Everything is clean and new, has every amenity you need and is in a great area. Just loud with sirens.

Fantastic location/amenities, but be aware of some issues

Positives: Overall, I've had a positive experience at the Aertson. You couldn't be closer to campus, but with the location comes a very high price tag. However, I prefer to study at Owen so it makes my commute super easy, especially at night. The amenities including the gym and pool are fantastic. I love my apartment as it's quiet, and I have a fantastic view of campus (I live in the North tower and face south towards campus). Anytime I have a maintenance request, they're very quick to fix. The management office has gone through some staff transitions recently, but they've always been friendly and helpful to me if I had an problems. It's super convenient being at the center of Midtown bars/restaurants.

Negatives: If you're in the North tower, the elevators are notoriously slow as there are only two. FYI - the building is attached to the Kimpton Aertson Hotel so you do end up sharing the pool with hotel guests who can be a bit obnoxious in the summer months. The biggest issue has been the parking garage which has had lots of car break ins... I personally have not had an issue, but my classmates have. Buckingham management company is fully aware yet hasn't done anything to mitigate this safety concern. Additionally, the building promotes itself as not allowing Vandy undergraduates to live here, but that's not true (their parents are the primary leasers). Finally, when I signed my lease, they told me that on the weekends there is security at the front desk of both the North and South Tower lobby's but that's incorrect. I've never seen a security guard in the building.

It's good enough

The Aertson is really convenient given its proximity to Owen. The building is nice, as are the apartments, but they are on the more expensive end. I rented my apartment without seeing it and that worked out well. There is not a ton to do in Midtown, so being located here is great for getting to school, but that's about it. Security is super lax, which is great when friends visit, but there have been homeless people sleeping in the lobby. Maintenance is very responsive, but the leasing office is much less so.

You couldn't find a better location

My experience has been wonderful but some of that may be due to being in the South Tower. The Aertson has 2 sides, north and south and the consensus is the South Tower has far fewer issues with elevators, trash, mail, etc.

The apartment is nice and modern, I personally have never had maintenance issues or any problems with management. The few times I needed something, I walked to the office and got it resolved in 5 minutes. The gym has everything I need and is never crowded (feels like a private gym at times). I don't ask for a lot - just a nice place to live, a fully stocked gym, and easy access to campus/nearby restaurants and with this apartment literally across the street from Owen and right around the corner from the popular Division Street, it's the best location you can ask for (something everyone agrees on)

Many people complain about negligent management that's hard to get ahold of but I'm not sure what people are needing all the time to complain so much, it's an apartment not a resort/hotel with a front desk. The only downside to living here is a small safety issue with the garage. The parking garage isn't like a traditional garage that's strictly reserved for the Aertson. It's shared with public parking which means anyone can get in/out and there's been lots of instances of theft and vandalism (something I have fortunately not encountered)

Solid

Pros: Location can’t be beat. Lots of Owen students here so feels like community. Safe because you walk back with people most likely who also live there. Nice apartments and good amenities. Part of hotel.

Cons: Management is probably the worst around. Parking deck is not safe…break ins and people hanging out and tight parking spaces. Amenities aside from gym are shared with hotel. Rooftop is almost always booked for a private event when weather is nice. They make you pay for valet trash when the trash chute is like 10 feet away. The elevators are unreliable…usually at least 1/2 are broken or reserved for move in/out. The building is a maze…difficult for guests/deliveries to maneuver. Package situation is a nightmare. No concierge so special/grocery deliveries are an absolute no unless you are there to receive. The leasing office is inconsistently open and if they are open they’re probably busy giving a tour. A lot of the things they advertise…computers, printers, common space wifi have not worked the whole time I’ve lived here.

Most apartments have similar issues so I concede that they are doing a decent job in comparison to others. If you are considering an apartment in midtown, this is the most convenient for Owen students.

Downward Spiral

When I first moved in, management was fairly responsive and I did not find any glaring issues with the space. Other individuals I know that lived in the building did not have as many issues as I have and were happy here. But, the issues that I did have were poorly addressed if at all. In the year and a half that I lived here, there was a complete staff turnover and management became nearly impossible to get answers from. Very unresponsive to any issues that we had. In my first year living here, the front doors were unlocked and open to the public for about a month or two. Anyone could enter, which is especially problematic since there is not a concierge overseeing the actual entrances to the residences and once in the building there is access to every single floor without any fob or code. Water started coming up from my floors due to a leak in our AC unit. This is not an uncommon issue, but this issue took about a month for maintenance to resolve for me. They were unresponsive, mishandled the repair, and all I was left with was an industrial fan running on my electric bill at all hours that did little to nothing to dry the water under floor panels. After the issue was finally repaired, they did nothing to check for mold issues even though stagnant water had been accumulating under my entire bathroom floor, majority of my hallway floor, and potentially under my carpet (was not able to confirm due to carpet) for at least a month. The next semester that I lived there, it seemed that new management was trying to revamp the building. However, this "revamping" created a lot of inconveniences for residents. First, the apartment gave little email notice that they would be pressure-washing the garage and had various specific times that cars could not be on certain floors or else they would be towed at the owner's expense. Since management typically sent multiple emails throughout the week, I missed the email by 48 hours and did not move my vehicle. I was unable to go on the floor that my car was on due to the pressure washers, but when I called the office I was confidently told that my car had been towed to a lower floor and I needed to go find it. After an hour and a half of walking on the lower floors that were not occupied by pressure washers, another individual in the office told me that no cars were towed and they had "changed their mind." I'm not sure what exactly this was about, whether the car towing was a merely a threat the whole time to get everyone to move their cars on short notice or whether they actually considered towing their own resident's cars, at the resident's expense, when that resident pays a monthly garage rent. There are also constant security issues in the garage. The garage is open to the public to pay for parking there and also serves as the parking for the hotel. There are no barriers to get into the garage, anyone could just walk right into the garage. I parked on the highest floor to hopefully avoid anyone bothering my vehicle, but received flyers for drugs on my car multiple times. I have a few friends whose cars as been rummaged through on the higher floors as well. There are no security cameras in the garage. Management has been aware of this issue, and the first year I lived there, they hired a security truck at night to monitor the garage. However, this security only lasted a couple of months. Most recently, 3-4 cars had their windows shattered and cars ransacked. The worst part about this was that one of the cars had a shattered window and ransacked car for some time because the individual was home for their winter break but left their car in the garage.
There were also many issues during winter weather over break. I was not in town, but there was at least one day when no elevators worked in the building, a day when the building lost power, and two days where there was no running water in the entire building. I recognize that winter weather causes trouble for every kind of residence, but I know of

Amazing but Expensive

I love living at the Aertson! It is super convenient to be right across from the school and close to lots of other students. The rent is a bit high considering it does not include parking or utilities.
