Very happy with this spot

Great location with easy access to transit. The 7th / Metro Center station is across the street and the LLS shuttle pick-up location is a block away!

I really like my floor plan, it's spacious and beautiful. The rooftop pool is great (though it gets a bit cold up there, even during the hottest days), and the gym is nice.

The building has a parking lot, but it had a 3 to 6 month waiting list when I moved in 3 months ago, so I've been renting a spot at a garage two blocks away, which is kind of frustrating because parking was advertised when I sent my rental application.

The local restaurant and bar scene is decent, but being right next to Metro Center really opens up the whole city. I'll often hop on a 5 minute train ride over to Little Tokyo or Koreatown when I want some really good food.

Pegasus Review

I love my apartment! It's located right down town and is only 1 block from the metro station that goes straight to USC, so my commute is about 15-20 minutes. There's an awesome pool and gym on the roof. Management has been incredibly helpful, and any issues I have had have been resolved before the end of the day. It's pet friendly, and there's tons of dogs who live here.

Fun Location

Living downtown has been really fun! The units in my building feel so new and fresh, the only downside is the noise of the city, but you get really used to it. It is walking distance to a Whole Foods, Walgreens, Target, Zara, and Ralphs. There was a waiting list for parking when I signed my lease, but there is a bank a block away that I bought monthly parking at for the same price.

Convenience over all else

The only reason my apartment is worth what I pay is the convenience of access to public transportation so I can get to class easily and the wonderful doormen. I also do have in-unit laundry but it isn't very good and sometimes ruins my clothes. My apartment is only 610 square feet, and I pay more in rent than other, larger units in my building because mine is exterior facing (had the leasing office told me that when I was touring, I would have opted for an interior apartment with more space!). I've heard horror stories of trying to get your security deposit back after moving out. There is absolutely no water pressure in the shower and it can take 15 minutes to heat up. One elevator is always broken, and my friends' apartment has flooded four times (mine only did once and maintenance was there within two hours). But you can't beat the convenience, the doormen, and the restaurant downstairs is really good takeout.

Pros:
- Location: Financial District
- 1.5 blocks from 7th Street Metro Station
- Great walkability; Near shopping centers (The Bloc, Fig at 7th), restaurants & bars
- Unit has lots of windows (although they look out to a courtyard/ wall)
- Concierge
- Remodeled rooms are more modern (relative to hallways & lobby)
- Pool & gym rooftop views
- Maintenance staff & most concierge and leasing staff is really nice
- Have a couple tenant events a year (would enjoy more!)

Cons:
- Tenant Parking (was told I'd be on a wait list for about 3 months; after 6 months, I was somehow further down the wait list than where I started)
- Guest Parking (There is a valet option, but spots are prioritized for Public School 805 restaurant, so guests often have to look for parking elsewhere)
- Management doesn't always respond to email inquiries
- Offensive pet waste smell in hallways & in back area where you pick up mail/throw out recycling (carpets not cleaned often enough, given the problem)
- Trash chutes not cleaned often enough, also negatively impacting hallway smell
- Lobby & hallways are very dated & somewhat dark
- In-unit laundry machines are horrible; Can pay for common area machines, but mold & smells are often an issue (not managed by Pegasus)
- Elevators often have issues
- Common areas could use more regular cleaning
- Management doesn't communicate building happenings/updates as often as I think would be most helpful
- Less amenities relative to all the new development in Downtown LA
- Management doesn't seem to enforce rules, despite being asked to address issues (pet waste, trash & boxes left outside individual units for extended periods)
- Constant noise from operations machinery on the roof (windows not the best at keeping out sound)

What I love: 1.5 blocks from metro station & 4 blocks from USC; concierge; Financial District (in the middle of all the tall buildings); rooftop; modern unit (remodeled option); occasional resident events; studionlooks into a courtyard & they painted nice design on opposing wall nicely

What I don’t like as much: no delivery lockers; expensive & limited parking (months-long waitlist for onsite spot; guest parking regularly fills up); washer & dryer in one (some units have them separate, but you can’t choose); non-modern hallways; pet odors; mail & move in/recycling area (back of building) are dirty & smelly; one way street sometimes causes uber delays; loud sound from rooftop (generators?); have to borrow key for rooftop workspace; can sometimes hear neighbors through restroom walls.
