Good location! Close to Campus but Landlord Probs

There are minor temperature control issues in the apartment, but we also have had a hole in our living room ceiling for two years (due to a roofing issue that causes a leak when it rains beyond a drizzle) which is likely exacerbating the issue. The thermostat is on the lower level of the apartment and the upstairs therefore may be hotter or colder than the downstairs depending on the season. That being said, we do have full control over heating and cooling and can keep the temperature to our liking. We plan to stay in the apartment for another year since it is so close to campus and since the landlord seems to be striving to reroof this summer. Hopefully, I will be able to provide an updated review upon those fixes to the roof and ceiling.

We have had minor issues that have not been resolved as well. For example, when we moved in one-two of the refrigerator shelves were missing and they still have not been replaced, despite reminders to our landlord, so we stack our food in the refrigerator.

When we moved in we got an alarm system simply because of how the fire escape is situated, but we have not had any real problems. Another safety concern to keep in mind is that the front door must be left unlocked during the day so that the mailperson can access the mailboxes, but the door between the entryway and the staircases seems to get loose often and repairs are not immediate. The callbox in front of the front doors is decorative.

The landlord has not allowed us to keep pets in the apartment due to the rugs on the upper level.

We've had a small moth issue that we are trying to remedy on our own.

Generally, the apartment's pros are that it is very spacious for our needs, it is very close to campus (7-minute walk), we haven't had trouble finding parking (though it is annoying to move our cars on N Calvert on Tuesday and Wednesday mornings due to street sweeping), and we haven't had any trouble with our neighbors. It is on the cheaper side, and with that some stuff in the apartment doesn't seem built to last. The apartment is also an easy walk to MV Fitness where we currently have a student gym discount. Also an easy walk to Penn Station for travel/commuting.

Also, AMB Properties is not in good standing per MD Business Entity Search and its status is Forfeited, which adds to the concerns about the landlord and whether repairs will be made.
