2400 Chestnut

Good experience, except for the construction (which should be wrapping up soon!). The staff are kind and helpful; and there is a morning/evening shuttle to University City. Beautiful views of the river, easy access to grocery stores and public transport, and close to Rittenhouse.

Note that the building is right next to the train tracks so there are some middle-of-the-night horns that can be heard loud and clear.

Nice building, not the best option for the money though

Close to campus, great view.

Noise from cargo train horns and construction on Chestnut street bridge.

The building is undergoing some improvements on the hallways that have taken longer than expected but should be completed soon (February 2022).

Friendly staff, but a little bit slower on maintenance requests.

Apartment terminations could be better.

Amazing location with fully renovated rooms

Perfect location right on the river between Center City and Penn Campus. ~25 min walk to the med school campus. 5-10 min walk to Trader Joe’s, CVS, Target, etc. friendly management is generally responsive to repair requests, etc. mail/package service and gym included in the rent. Gym is pretty small but has basic equipment. Affordable given the great location and quality of the rooms, especially if you live with roommates.

This building is the worst (I'm not being melodramatic)

Where to start... this building and apartment is overall, in one word, trash. Having living in many metropolitan areas and dealt with the typical issues that exist with apartment living—neighbor noise, elevator wait times, construction interruptions, etc.—this building has somehow managed to outperform every apartment building in Philly in the worst ways.

Noise:
-neighbors: you can hear everything. It's as if there is only half an inch of sheet rock between the apartment units. Conversations? Yes. Toilet shutting? Yes. Closing the closet? Yup

-construction: there are renovations happening on many hallways and units throughout the building, but this is the most mind-blowing part: you can hear construction drilling and banging from not only the floor you're on or near you, but many floors above or below you. How on Earth does the noise travel this much? Noise dampening just doesn't exist in this building. Want to work from home? Nope, you're screwed. Want to study at home? Hilarious—you're even more screwed. Bye bye, good GPA.

-elevator: this is quite possibly the most ridiculous thing about the building and the biggest issue I've had in the many buildings I've lived in: you can hear the elevator running constantly. If you're in a unit that's right next to the elevator, get ready for constant wake-ups and disturbances every 45-60 seconds. Even if you are living at the end of the hallway—like I am—you *still* somehow hear this elevator *even when you're wearing earplugs*. That is how bad the noise is.
It sounds like air whooshing for 20-25 seconds, and then start up again a little later. Over and over. I've been using ear plugs for when I sleep, study, work, etc — I've been using earplugs so much that *I received an ear infection a few weeks ago* because I have never had to live like this before. This is torture.

In short: beautiful on the surface, absolutely terrible internally. Living here is hell.

The only redeeming quality is the management: management seems to be on top of repairs and things needing to get done in the building.

I may try to sublet my place or have someone takeover my lease, but 1) who would want to live here with these issue, and 2) I have a conscious so I don't know if I can morally allow someone to take over my lease.

For all incoming students and professionals: AVOID THIS BUILDING. Don't say nobody warned you.

Generally good, few issues, will probably live here again

It has been generally nice to live here, no pet rent which is super nice, great lighting and room layout, great views, and weirdly cheap parking for the area. It's good walking distance from campus but also has a shuttle which is super convenient and a really close trolley station at 22nd and Market like 3 blocks away. Only major issues have been that there is ongoing construction (usually scheduled during lunch hour) and there have been some flooding issues this year given the 100 year flood. Also, have had a number of elevator issues which would be fine except that the stairs don't have lobby access to take them up, only down.

Safe Choice

2400 Chestnut could be considered a "Penn Law dorm" with lots of students from Penn Law, Wharton, and other Penn graduate schools. It's at a good location (although Chestnut St bridge is under construction) with a 15 minute walk to school and walking distance to bars and restaurants in Center City. It has a pretty good deal for parking. River-side apartments have great views of the river and sunsets. This year, elevators seem to break down or take forever, but other than that, it's a good deal. There's also a shuttle that goes directly to Penn Law, which saves from walking across the bridge in the mornings.

Clean, relatively quiet, elevator problems

The good:
The apartments are clean - no bugs or other pests.
Wonderful, friendly front desk staff.
Shuttle to Penn.
Cat-friendly.

The bad:
Not so friendly management staff. Dismissive. Might ignore your emails. Also, management needs to be more transparent (last year, there were recurring fires - approx 7 times - in the trash room and tenants received no explanation).
Apartments were recently renovated but seem to have been poorly done - doorknobs on closets falling off, crystal deco on the overhead lights falling off, electric sockets not working, built-in heating/ac system regularly stops working. Also, learn to take shorter showers and say goodbye to baths; water runs cold after 30 minutes.
Major elevator traffic - there are three elevators serving the 33 floors and maintenance/construction crew are constantly using them in the morning.
The lower floors of the building were submerged in water during the flood and are undergoing repairs/currently inaccessible (including the gym).

Nice place but be aware of the noise

Nice location and easy to commute to school (Line 42 and 21). The apartment also has a free shuttle bus service every morning and afternoon.
However, please be aware of the noises and do your own research by asking upperclassmen. All studio apartments are right next to the elevators and you can hear them moving all the time especially during rush hour (early mornings and evenings on weekdays; midnights during the weekend). All 1B1B are facing the railway and you will hear the trains honking from time to time, including after midnight.
Gym is a bit old.

The location is unbeatable with close proximity to more action in Rittenhouse, the Schuylkill for running, and a short commute to school/the hospital. Trader Joe's is ~10 minute walk from my house, but there are also a few other smaller grocery stores nearby. It's a very family friendly area with folks of all different ages and tons of dogs.
Love the neighborhood! If you're interested in being close to the center of the city and being able to actively explore Philly (for a not extreme price) it was great! Also was easy to get to my school - University of Pennsylvania. 15-20 mins to get to school by transit; 30 mins walking.

That being said I did notice that most students lived on the side of the school!
The beautiful tree-filled neighborhood is full of families, dogs, and students - it is safe, full of great restaurants, and boasts an equally quick walk to both University City and downtown attractions. The immediate access to the Schuylkill River Trail also can't be beat. While we lack apartment amenities, we love living in a historical brownstone that has charm and character. This is an area where you can live as a student and stay for another 20 years after that.
Great neighborhood, though expensive for Philly. If you're a Penn grad student who wants to be near campus but not on campus, it's ideal for distance from school and the Rittenhouse area. Lots of parks and residents are friendly.
There are residents without housing in the neighborhood. They're good people and new residents should be respectful of them and their belongings.
The neighborhood is very residential. Not a ton of bars/restaurants which can be annoying if you just want to pick up food after a busy day, but it's right near the park and Skukyhill river trail which is great for exercising and getting outdoors. Close to Trader Joe's and South Street market which is convenient
Center City is a fantastic area. I live on the northern side of it, which is the more financial/industrial/apartment building side. I live 2 blocks from a busy Trader Joe's and inches away from tons of great restaurants, corner stores, and shops. It's close to Rittenhouse Square, a swanky square block with a tiny park in the middle, as well as the Schuylkill River trail (great for running and biking) and the Art Museum area. Multiple major bus lines slice through this neighborhood, making it quite easy to get anywhere when you don't want to walk or bike.
This spot is perfect -- closer to campus, near the train station, huge spaces, kind and helpful staff, cool-looking building, new gym, beautiful park nearby, and overall easy and awesome loft-style living experience. I think people will pressure to have to live on Rittenhouse because that's what everyone immediately says to do, but in reality you can live near Rittenhouse (Locust on the Park is just a 5 minute walk to the square) and not miss out on anything. Fitler Square is beautiful, quiet, and still a perfect location.
Pros: close to school as well as all the fun stuff downtown (Schuylkill River Trail, restaurants, bars, museums, theaters, shopping, you name it!); very safe even walking alone late at night; lots of other students here
Cons: Trader Joe's is the only real grocery store here and may have limited selection for those looking for a supermarket; not as quiet or "neighborhood-y" as other areas, as it is in the heart of downtown; there is a freight train that runs along the river that can be loud, though I got used to it quickly
