Great management, quality, and location

Management is awesome. Kind and responsive. The renovated apartments have top quality finishes. Location is very nice, splits the difference between center city and university city. Rent is a little expensive, but you get what you pay for.

Amazing value for money!

Pros:

- Spacious rooms with lots of sunlight and huge windows with great city / river views

- Great management

- Very affordable, especially with roommates

Cons:

- The interiors of the buildings seem a bit old, but the rooms are mostly renovated

- Small and old gym and common area

2400 Chestnut is an ok building

The building is conveniently located, has a shuttle to campus, and has a solid gym (most equipment, but very old). The renovated units are nice, but are expensive. However, they building was flexible on lease time (e.g., 9 months vs. 12 months) which can save money.

Affordable, Rennovated Units with Great Location

The apartment is lovely, especially the newly renovated units. While it doesn't offer the same level amenities as other high-rise apartments, it makes up for that in affordability and location - right by the Rite Aid, the Trader Joes, and Center City while only a 20 min walk (or 6 min bus ride) from UPenn's campus. Between the cargo train off the Schuylkill river, unit renovations, and work on the Chestnut street bridge, noise can be a bit of a problem. That being said, there is little to no noise from adjacent units. The free laundry room on every floor is great along with the dishwasher, garbage disposal and trash room (especially coming from someone who lived without these for years!) The doormen are friendly, helpful, and responsive to concerns and the mail room is great. Finally, the large windows in every unit are amazing both for their natural light and views.

Very good management but construction noise and heating annoyances

2400 Management overall has been great, very responsive to any maintenance issues. The staff is friendly and helpful with things like receiving packages. The location and the views from the apartments are some of the best in the city. However, some units are currently being renovated, which leads to a lot of construction noise. Also, the A/C and heating units are old. There are no thermostats and it is hard to keep a constant temperature in the units.

Fine but lots of problems

It's overall fine, but there are major drawbacks. For example, the washer/dryers are only 2 to a floor and constantly breaking. I know other residents found mold in their water filters and were ignored. Both times the fire alarm has gone off, it has randomly switched off when it was not supposed to and there was still a fire. The elevators break often. They are using their maintenance staff to help with the renovations so requests take forever to be fulfilled. They do not keep to 'drilling hours' so construction noise is unrelenting. On the lower floors, there's also noise from the bridge construction. Management generally seems not to care unless you really put your foot down.

The staff themselves are friendly and the renovations are very good considering that it's a mid-range mass apartment project. Move in process was easy and I feel very safe in the building itself. The surrounding neighborhood is safe, but be aware of your surroundings. Parking for residents is cheap, package pick up is easy, views are amazing, lots of storage in unit, no pests, and the units themselves are nice. Even with the bridge closed, it's an easy walk to Penn.

2400 Review

Overall a great experience as the units are newly renovated but the construction of the Chestnut bridge and renovations being worked on in other apartments gets noisy, maintenance issues take some time to be addressed, and walls are thin. But the location is amazing, views are great - super convenient for students that need to be in University city but also want to stay close to the city side. Huge windows that makes for a lot of sunlight and incredible sunsets daily (if you're facing the river).

Fitler Square is really cute and homey. It's around a lot of other medical students, so it's a good social area and has an easy commute to school. It's also great if you like running because it's right off the trail on the river. Food is good but a bit homogenous (compared to West Philly especially.
Locust and spruce feel a lot safer than market or chestnut at night. Very residential streets with beautiful brownstones. Also close to dog park and the river walkway. About 10min walk from the popular buildings and 25min walk to huntsman
good place for people new to the city! close to both Penn and a lot of stuff downtown. I never lived in Philly beforehand, and definitely recommend this location
Love the neighborhood! If you're interested in being close to the center of the city and being able to actively explore Philly (for a not extreme price) it was great! Also was easy to get to my school - University of Pennsylvania. 15-20 mins to get to school by transit; 30 mins walking.

That being said I did notice that most students lived on the side of the school!
The beautiful tree-filled neighborhood is full of families, dogs, and students - it is safe, full of great restaurants, and boasts an equally quick walk to both University City and downtown attractions. The immediate access to the Schuylkill River Trail also can't be beat. While we lack apartment amenities, we love living in a historical brownstone that has charm and character. This is an area where you can live as a student and stay for another 20 years after that.
Great neighborhood, though expensive for Philly. If you're a Penn grad student who wants to be near campus but not on campus, it's ideal for distance from school and the Rittenhouse area. Lots of parks and residents are friendly.
There are residents without housing in the neighborhood. They're good people and new residents should be respectful of them and their belongings.
The neighborhood is very residential. Not a ton of bars/restaurants which can be annoying if you just want to pick up food after a busy day, but it's right near the park and Skukyhill river trail which is great for exercising and getting outdoors. Close to Trader Joe's and South Street market which is convenient
Center City is a fantastic area. I live on the northern side of it, which is the more financial/industrial/apartment building side. I live 2 blocks from a busy Trader Joe's and inches away from tons of great restaurants, corner stores, and shops. It's close to Rittenhouse Square, a swanky square block with a tiny park in the middle, as well as the Schuylkill River trail (great for running and biking) and the Art Museum area. Multiple major bus lines slice through this neighborhood, making it quite easy to get anywhere when you don't want to walk or bike.
