Great Value, Large Rooms
I really like living in 2040 Market. In terms of value compared to other apartments in the area, the rent and room size combination is hard to beat - you probably have to pay $200-300 more for a similar sized room at other high rises nearby. Part of why you do get better room economics is that there are not as many amenities. There is a great 6th floor balcony area, but aside from that not a huge common space and the gym is relatively small (though it has pretty good equipment). Also, the building is great for dog owners and location right across the street from Trader Joe's is hard to beat. Overall very satisfied with 2040 Market!

I have enjoyed my time at 2040 Market so far. The location is perfect - close to Trader Joe and the trolley. The unit is reasonably priced and the layout provides a lot of natural light. The AC sometimes goes down but management is helpful to provide portable units and review utility charges.

Prevalent HVAC and Washer/Dryer Issue
There's a high chance that your unit will have problem with HVAC and/or Washer/Dryer during your stay. Maintenance is pretty responsive but sometimes they still can't resolve the issue.
Also, if you're thinking about getting referral fee, they will never pay you even if you have continuously ask for it.

Very happy living here!
Management (and maintenance) often go out of their way to solve problems for residents in a way that's super helpful. This is the first place I have lived for more than a year since college, and it's because I loved living here so much. I will definitely miss this apartment and living in this area of the city, the heart of Philadelphia. It's a couple minutes walk from Trader Joe's and Target. Prices are reasonable for how much you get from it. The only thing that bothers me is they sometimes don't have security guards on certain days (like holidays), but crime doesn't sleep so it would be nice if they were able to use a security company that could provide guards those days. Electricity can be expensive and the washers/dryers aren't the best (although that's typical for high-rise buildings that don't have ventilated washer/dryer systems). But, there is in-unit laundry which is fantastic.

Good location, modern building with spacious rooms, but limited amenities
Pros: Modern building, great location, a lot of space for what you pay, 24/7 reception and package collection
Cons: Limited amenities (gym has no bathroom or wifi), blinds are not effective in keeping out sunlight (50% of the sunlight seeps through), limited cupboard space in unit, no garbage chute (maintenance has to manually remove garbage rooms from garbage room on every floor), kitchen sinks dont come with garbage disposals, liberal security policy
