Small but nice
The studios are tiny but the rent is low for the area. The units are clean and well-maintained. Laundry is not in-unit but there are laundry rooms on every floor that are rarely occupied. Each unit has a smart TV, dishwasher, stove, oven, and lots of kitchen storage. There is a 24/7 staffed front desk and everyone who works there is lovely + Amazon lockers for mail deliveries (no package theft). The 21 and 42 buses stop directly in front of the building and trolley/septa stops are only a couple blocks away. You can also use the gym and amenity spaces at another Pearl building across the street which are large and very well-maintained. Overall my only gripe is that the units are incredibly small (feels like a dorm room), but the pros far outweigh the cons as a student.

The studio is small, the building used to be a hotel and the rooms were refurnished. So that could be an issue if you’re not living alone. The administration is very good though and very responsive

Excellent Building - Even Better Front Desk and Management
I would recommend The Latham to anyone looking for a quiet place in the city. Studio apartment with access to neighboring building's amenities (movie room, gym, big kitchen). Pearl Properties employees are so nice too. I don't know how they find them but every single person I interacted with for the last 3 years was so genuine. Caitlin at the desk was always so cheery in the mornings. Could not start the day off bad when she is around.

Latham Studio Great for Grad Students
The Latham building provides studio options that are newly renovated and have tons of storage. The building is quiet and W/D are free for residents with two on each floor. We also have access to the 1700 Chestnut property across the street to use the gym and amenity space.

Very affordable studio with good quality
Around rittenhouse, good location. The apartment only has studios. Pretty affordable. Pretty quiet. Shared laundry. Can use gym across the street.

Perfect if you don't need a ton of space
Updated kitchen and bathroom, with a tiny freezer, dishwasher, oven and microwave - super cute. Not a ton of space (this was a former hotel), but if you come in knowing what to expect this is a great value option in the heart of Rittenhouse, on a safe street, and with lots of food options nearby. ~30 min walk to campus but right next to the bus stop. The CapitalOne cafe downstairs is a bonus for coffee addicts!

Nice but expensive
The place itself is really nice, it is just really expensive. I will not be living here next year due to the price, but if the price is not an issue I recommend it!

Rittenhouse Square Reviews
Spruce Street in particular is great - it's a little south of the square, so is quieter/shielded from a lot of the traffic that the neighborhood gets, but it's not out of the way or far away. There's a Starbucks, a grocery store (Rittenhouse Market), and a few corner stores (Four Seasons and Food & Friends) within a 2-3 minute walk of my apartment.
