Good company and area makes it worth it

Have lived in my studio for two years. No complaints my first year. Property super responsive, safe area, modern/up-to-date facility, access to gym (across the street in the neighboring building). Since covid and WFH still no major “issues” with the building, but the studios are VERY small—mine is like 300sq ft—so may not be the best choice for spending all day in the same room. But the location and building make it worth it. I moved to the Philly area not knowing anyone, so safety was my biggest concern and this was the perfect solution. The whole building is studios and most of them are other students. Lots of girls. Not a social building and very quiet.

The Latham

Apartments are renovated with great appliances and amenities. Only downside is the square footage. The studio apartment I am renting is just under 300 sqft.

Perfect for 1 person but small for 2

I like the location, my unit's finishes, and the management, as well as being able to access 1700 Chestnut's amenities. The units are small and even mine, one of the largest, is not enough room for a bed, kitchen table, and couch

Love it but Pricey Studio

I love living in the Latham. The facilities are clean, the amenities are great, and the apartment itself has large windows and updated appliances. It's a great space to live - the building is all studios and is usually very quiet.

It's a bit pricey though, and I think you could get a similar living experience for a bit cheaper!

Great place to live alone in Rittenhouse

I love my apartment space and the building, staff, location, and amenities. My only. It is a little expensive but worth it for the way they treat us. I only wish the units had washer-dryer instead of on the floor.

Good value for studios

Overall, good value for MBAs looking for a studio.

Pros:
- Units are all newly renovated: lots of built-in storage, spacious walk-in closets, great lighting in the bathrooms (since it used to be a hotel), functional kitchens with nice countertops and dishwashers.
- The amenity space in 1700 Chestnut is right across the street, including a well-equipped gym and study spaces.
- The doormen and staff are great; management is very responsive and addresses maintenance issues ASAP.
- Location is convenient with lots of restaurants and shops right around the corner.

Cons:
- Street noise on low floors (worse than most NYC apartments)
- Flaky internet (resort to using a cell hotspot once a week)

Affordable & Convenient

Pros: affordable, management is super responsive, able to access the gym at 1700 Walnut
Cons: there is a ton of street noise but that's to be expected given the location.

Cute and affordable studio in a nice renovated space

Pros:
- One of the most affordable studios that I've found. If you sign a 2-year lease, they'll lock in the price
- Includes WiFi, access to amenities (one less bill to worry about)
- Quiet (not a party building which is good for me since I like having my space to myself after hours)
- Newly renovated (building is old but each suite has been upgraded)
- 24/7 concierge with package lockers for deliveries

Cons:
- VERY tiny floorplans (mine is ~300 sqft); definitely only livable for one individual (can't host at all)
- Shared amenities space with a different building so you still have to put on a jacket in the winter to go to the gym, etc.
- Minimal storage (I have a tiny closet and if you have a lot of stuff, this layout likely won't work for you)

Good value in Center City

Latham is a good choice if you do not require big space to host friends.
Good:
Value of money
New renovations
Safe

Bad:
Have to share gyms and common spaces with another building across the street
Internet is slow after midnight
Temperature of shower water fluctuates in winter

Rittenhouse Square Reviews

I like living in Center City a lot. I tried living in University City my first year of law school, but I found it was more stressful being closer to campus. I like the walk everyday and it's great being downtown for bar review and other social events. Most upper level students also live downtown, so it is easier to connect with your peers. Also a target and CVS very close by, so it is very convenient if you need to pick up groceries, or want to take a break and head out shopping etc. If you like a social atmosphere and one where you can distance yourself a bit from the college experience and integrate with young professionals in Philadelphia, Center City is a great place to be.
Most people who live here have well paying jobs or are retired. We see a ton of dogs every day. The streets are maintained well (holla at that snow n ice removal) and we are right in the middle of everything - restaurants, stores, cafes, clothing, you name it.
Mostly everything you'll need:

-Great restaurants (mostly a bit pricier)
-Target usually is out of stock of needed groceries. Rittenhouse Market is pricey. TJ's is too far. PrimeNow works well though! -Transit to campus is marginally more difficult
Lots of traffic noise and little street parking, BUT so close to the park, amazing bars/restaurants/stores/coffee shops. Rittenhouse farmers' market, Schuylkill running trail, PATCO is right there . . . love it.
The neighborhood is safe, right in center city. The building is located on Walnut street though which means that there is a decent amount of noise in the apartments that are facing that street.
Right in the middle of Rittenhouse square. Very close to most other popular Wharton buildings and easy commute to school, whether you are walking, using the SEPTA, or catching a ride.
Tons of restaurants, bars, shopping, and exercise classes within walking distance. Many other medical students live in this area as well so it's a great area to be based.
Very nice. A bit expensive—few full grocery stores. Walkable, restaurants, green park, and shopping. Busy on weekends and Friday, Saturday, & Sunday PM.
