Wharton Student

Like: the location is great. All utilities except for electricity are included.
Dislike: the HVAC is loud. Some windows are thin and not doing well in noise-cancelling so many units have noise issues. The internet is slow. And it takes long for the management company to fix maintainance issues.
Overall, I do not recommend this building.

Like: location is good, utilities (expect for electricity) are included.
Dislike: HAVC is loud. Some windows are thin and not doing in well in noise-cancelling, so many of the units are noisy. It takes quite long for the management to fix issues. Internet is slow.
Overall, I do not recommend this building.

Convenient Location, but small and not good for hosting

The Good: the finishes are nice for both kitchen and the bath. Management often hosts some happy hours or buys bagels/pretzels for the building and leaves them in the lobby for us.

The Bad: Studios are tiny and closet space is challenging. My biggest pet peeve is that they promote the 1700 chestnut amenity space as for us to use, but we're not allowed to have more than 1 guest over which makes it horrible for trying to host a team meeting, a dinner with friends or anything. It's super annoying because the studios are too small to host friends and the amenity space is always empty and we can't use it. For that reason, I don't recommend it.

Great for a single person

I'm a 2nd year MBA student and lived at the Latham last year and continue to do so this year. The apartment is small but has great views (I'm on the 12th floor) and is more than enough for 1 person. Management and maintenance are responsive . I love that we get access to the gym across the street and utilities are low due to the small size of the apartment! Occassionally, I can hear noise from the hallway or from the street but it is not excessive and I can sleep through the night. I wish there was more storage within arms reach (I'm short so I can't reach the storage that is at 8 feet high) but otherwise happy with the place!

Great location close to bus and trolley and all shopping and eating in Rittenhouse Square.

Destiny

My experience is rather unique. I was invited to an open house at the University of Pennsylvania in the fall of 2014. I originally had other arrangments for where I was going to stay, but I was not comfortable there. I quickly needed to find a place for a few days and I happened upon the Lathem Hotel. Luckily, when I called they had a vacancy. The staff was wonderful. Fast forward a year later, I was accepted to the school and needed to come and visit my advisor. I called on the wonderful location I had such a great experience at before--The Latham. During my stay, I was informed that the hotel was going to be closing and I was one of the last guests they would have there. I was so sad to think it would be 'gone'. Fast forward again, as I was searching for an apartment in what would be my new city, The Latham was turned into studio and one-bedroom apartments. It was destiny for me to be living here! I called and shared my story with people at Pearl Properties and now I am thrilled to call The Latham home! I decided to take a corner apartment which was the right decision. I have an amazing view, tons of sunlight, cozy surroundings, and even a view of the sunset on the city.

Great location, management and neighbors

My studio is fairly small in square space but has a big walk-in closet, which was the main reason why I chose my unit over others that were larger in square feet but had less storage space. It's comfortable for 1 person (I've accommodated up to 3 guests), has a great view (can see a bit of Rittenhouse Park) with lots of sunlight. For the location you won't find a place with rent this cheap to live by yourself. Management is great, they have been very responsive when/if issues arise (so has maintenance), and host social events which helps foster a good community.

Great Rittenhouse Square Property

I have had a great experience living at The Latham. It’s an easy commute to Penn and there is always someone in the building heading that way so I’ve become friends with quite a few of the other residents. The apartments are brand new and laid out really efficiently. I have a nice amount of storage space and lots of windows and natural light. The Capital One Café on the ground floor has become a really great place to study and meet up with friends. Overall, I’m really happy with my choice of apartments.

Wonderful community

I highly recommend living in this building. The management company has really built a community among the residents, through the use of our shared community space and gym and through the frequent social events (that have free food and drinks). Additionally, the construction of the Capital One cafe is amazing and the staff there are so friendly. I'm until closing on most evenings.

Love living at the Latham

My experience at the Latham has been nothing but wonderful. The people at Pearl Properties are always there to help me if I have an issue - not that I've had many at all! Everything is brand new and nice, which is so hard to find in the city. All of the doormen are extremely nice and always willing to chat or help me out if I need it. I can't imagine living anywhere else in Philly!

Great location but poor management and lots of noise

Although the building was newly renovated, there were just too many issues: electricity out for several times, elevator not in service sometimes, the mice problem, false fire alarm, etc. The walls were thin, so you could hear the crowd on the Walnut Street. What's worse, there was one unfriendly neighbor who made a knocking noise in the early morning at 6 am... I think the management really needed to be improved. Regardless of all the problems, the doormen were pretty friendly.

We at Pearl Properties take full responsibility and acknowledge that a series of difficult-to-anticipate issues occurred as a result of The Latham’s unique conversion from a hotel to an apartment building. These issues unfortunately occurred during the opening and initial lease up of the building in the fall of 2016. Throughout this time, we worked tirelessly to correct the problems and can say with the utmost confidence that you will have nothing but a positive experience going forward. The construction of the bi-level ground floor cafe is completed and we now have a fantastic amenity/cafe for tenants to study/meet and enjoy. We believe the overall finish level, location, 24-7 doorperson, amenities and highly responsive property management staff make The Latham a great value and highly enjoyable place to live. Walnut street is very safe - there's always people around and it's well lit. The neighborhood includes all of the fun aspects of living in Philadelphia - tons of access to food and bars, nearby grocery stores/markets, access to the parks and the Schuylkill River Trail
Very close to fun restaurants/bars/shops. Close to the subway as well as the train station (suburban station).
Rittenhouse is the safest part of Philly. It's a very "happening" part of town—lots of restaurants and bars on every street. At the same time, it's right next to more residential neighborhoods to walk around in and explore. It's a great place to live relatively close to the law school but with a degree of separation so as not to get trapped in the law school bubble.
The neighborhood is both quiet and lively. There is so much around, but I have never had an issue sleeping or studying because there is too much noise. The broad street line is a 10-15 minute walk away and we are close to shopping, food, the park, and the river trail. Has everything within a 10-15 walk.
This neighborhood has everything I need within walking distance. Shops, grocery stores, parks, the subway and trolley, post office. You name it. It's very safe and extremely quiet, which helps when I'm trying to study. The Rittenhouse Square area is really the best place to live in Philly if you don't mind paying a little more.
I love this neighborhood and knew I wanted to live here when beginning my apartment search. The park is one of my favorite places in the city, and I love being able to easily access all the restaurants and shopping nearby. It's also an easy (~20 minute) walk to Penn Law, and the walking commute has always been a nice and peaceful part of my day.

Spruce Street in particular is great - it's a little south of the square, so is quieter/shielded from a lot of the traffic that the neighborhood gets, but it's not out of the way or far away. There's a Starbucks, a grocery store (Rittenhouse Market), and a few corner stores (Four Seasons and Food & Friends) within a 2-3 minute walk of my apartment.
Love the neighborhood, Rittenhouse Square is beautiful and we are so close to the more commercial areas like Walnut Street while not being in the center of the craziness. Plus we are within walking distance of public transportation including 10 minutes from the 15/16 street PATCO station. I personally think it is one of the best areas of Philly to live in.
Rittenhouse Square has a park in the center surrounded by a bookstores, restaurants, and a public library. It is open to pets and often has open art / food markets on the weekends. It is close to the Broad Street Line and PATCO. There are many families who live in the area. It is affordable compared to other major cities (NYC, DC, Boston), but there are certainly more affordable areas in Philadelphia, simply without the luxury of being so close to Center City.
