Great property, recommend if you're fine with smaller studios

Good value for studios

Overall, good value for MBAs looking for a studio.

Pros:
- Units are all newly renovated: lots of built-in storage, spacious walk-in closets, great lighting in the bathrooms (since it used to be a hotel), functional kitchens with nice countertops and dishwashers.
- The amenity space in 1700 Chestnut is right across the street, including a well-equipped gym and study spaces.
- The doormen and staff are great; management is very responsive and addresses maintenance issues ASAP.
- Location is convenient with lots of restaurants and shops right around the corner.

Cons:
- Street noise on low floors (worse than most NYC apartments)
- Flaky internet (resort to using a cell hotspot once a week)

Latham is a good choice if you do not require big space to host friends.
Good:
Value of money
New renovations
Safe

Bad:
Have to share gyms and common spaces with another building across the street
Internet is slow after midnight
Temperature of shower water fluctuates in winter

Cute and affordable studio in a nice renovated space

Pros:
- One of the most affordable studios that I've found. If you sign a 2-year lease, they'll lock in the price
- Includes WiFi, access to amenities (one less bill to worry about)
- Quiet (not a party building which is good for me since I like having my space to myself after hours)
- Newly renovated (building is old but each suite has been upgraded)
- 24/7 concierge with package lockers for deliveries

Cons:
- VERY tiny floorplans (mine is ~300 sqft); definitely only livable for one individual (can't host at all)
- Shared amenities space with a different building so you still have to put on a jacket in the winter to go to the gym, etc.
- Minimal storage (I have a tiny closet and if you have a lot of stuff, this layout likely won't work for you)

Just OK

- Very nice staff at the front desk, for the most part
- Laundry on every floor, not kept the cleanest
- Lots of WiFi issues, never received a rent credit, even though it's included
- ALWAYS finding excuses to enter your apartment in the middle of the day (ex: "checking for clogged drains"), found this very intrusive
- Drafty, terrible AC during the summer (loud and old, didn't run well)
- Loud, can hear the girl next to me singing at the top of her lungs almost every night, and the guy on the opposite side clear his throat / hack up a lung every morning.
- Cheap materials but newly renovated, doesn't feel like a million people lived in your unit beforehand
- Lots of different layouts for studios

Great place for the price

The space is perfectly sized for me with no frills, which is accounted for in the price. Street noise can be a pain but otherwise the location is great. Overall great place to live for a single Wharton student.

Like: location is good, utilities (expect for electricity) are included.
Dislike: HAVC is loud. Some windows are thin and not doing in well in noise-cancelling, so many of the units are noisy. It takes quite long for the management to fix issues. Internet is slow.
Overall, I do not recommend this building.

Lovely property, excellent location and responsive management

I live in a lovely modern studio that is well laid out. The building was recently renovated, so it is in great condition. Building shares amenities (except laundry) with 1700 Chestnut so social activity is minimal, which works out great for me as I prefer a quiet building :) The management is very responsive and I have not had any unresolved issues till date. The units run small though, so be mindful of that as you might need creative storage solutions. Location is great, in the shopping zone and in the center of the bar/restaurant scene.

Great building

Clean building. Respectful and nice security staff. Luxer in the building so very convenient for receiving packages. My studio was small but functional.

Walnut street is very safe - there's always people around and it's well lit. The neighborhood includes all of the fun aspects of living in Philadelphia - tons of access to food and bars, nearby grocery stores/markets, access to the parks and the Schuylkill River Trail
Very close to fun restaurants/bars/shops. Close to the subway as well as the train station (suburban station).
Rittenhouse is the safest part of Philly. It's a very "happening" part of town—lots of restaurants and bars on every street. At the same time, it's right next to more residential neighborhoods to walk around in and explore. It's a great place to live relatively close to the law school but with a degree of separation so as not to get trapped in the law school bubble.
The neighborhood is both quiet and lively. There is so much around, but I have never had an issue sleeping or studying because there is too much noise. The broad street line is a 10-15 minute walk away and we are close to shopping, food, the park, and the river trail. Has everything within a 10-15 walk.
This neighborhood has everything I need within walking distance. Shops, grocery stores, parks, the subway and trolley, post office. You name it. It's very safe and extremely quiet, which helps when I'm trying to study. The Rittenhouse Square area is really the best place to live in Philly if you don't mind paying a little more.
I love this neighborhood and knew I wanted to live here when beginning my apartment search. The park is one of my favorite places in the city, and I love being able to easily access all the restaurants and shopping nearby. It's also an easy (~20 minute) walk to Penn Law, and the walking commute has always been a nice and peaceful part of my day.

Spruce Street in particular is great - it's a little south of the square, so is quieter/shielded from a lot of the traffic that the neighborhood gets, but it's not out of the way or far away. There's a Starbucks, a grocery store (Rittenhouse Market), and a few corner stores (Four Seasons and Food & Friends) within a 2-3 minute walk of my apartment.
Love the neighborhood, Rittenhouse Square is beautiful and we are so close to the more commercial areas like Walnut Street while not being in the center of the craziness. Plus we are within walking distance of public transportation including 10 minutes from the 15/16 street PATCO station. I personally think it is one of the best areas of Philly to live in.
Rittenhouse Square has a park in the center surrounded by a bookstores, restaurants, and a public library. It is open to pets and often has open art / food markets on the weekends. It is close to the Broad Street Line and PATCO. There are many families who live in the area. It is affordable compared to other major cities (NYC, DC, Boston), but there are certainly more affordable areas in Philadelphia, simply without the luxury of being so close to Center City.
