Management Services are below par

Since I've moved in, first few months I couldn't sleep because of construction on the 3rd floor (woke up almost every night to loud drilling noises, elevator has been in a terrible state, there has been a blackout for about 8 hours, I've been locked out of my apt because the door lock wasn't of quality (it had to be changed), there's been mice infestation (I slept one night with a mouse running around my apt. I called Maintenance and they had me wait till the next day before someone was sent), doorman is not allowed to accept large packages for you or have you drop off stuff to be picked up, apartments are tiny for the price you pay.....need I say more? I will not recommend this place to anyone. Only good thins is the friendly staff.

It is what I expect for but renovation has not been completed

The room is small but the rent is quite affordable at $1,195, one of the lowest rates that you can get in Rittenhouse square. However, the building has still been under renovation and, hence, it may be inconvenient from time to time. In addition, maintenance services are not that responsive to certain issues such as broken internet connection or even electricity (for 1-2 days without electricity for the entire building). However, since it is owned by one of the largest property managers in Philly, I hope things are going to be better soon.

Would not recommend to a friend

Mice and ants in building(I heard ordinary ants and termites, that live in damp wood, are on many of the floors).
Internet is very slow and in some parts of your room you will loose wifi.
All units are very very small. It's more like a dorm than a house. Note that just looking at the square feet can be deceiving. Other apartments with similar square feet seem to be more spacious.
False fire alarms go off often. Once a month on average for the entire building and more often by each floor.
Building in front is quite close (unit facing west) and so you can see what they are doing and vice versa.
Building does not seem to be very energy efficient. The unit is warm while the heater is on but drops a degree approx every 2 mins (A/C or heater not included in rent).
No amenities. We share the lounge and gym that are in Chestnut 1700.
The doormen are very kind and Pearl Management is responsive but non of the problems have actually been resolved.

Latham Review

This building also became an apartment starting summer 2016 so many things were not in place. Hopefully it'll improve over the next few months.

What we've experienced so far:
- Very unstable internet
- Low quality keys unable to enter your own apartment
- Black out
- Mice
- Noisy air conditioner
- False fire alarms! (5 times between late July to early December)
- the amenities are not in this building, they're in 1700 Chestnut which is inconvenient for us, and there's no social opportunity because of this
- Elevators look awful
- Maintenance people could come into your apartment without prior notice

The few good things are:
- location: a block away from Rittenhouse Square and it's on Walnut street, no other place could beat this
- front desk people are very nice

Small Studios with Nice Finishes

Great studios for students looking to live on their own. The spaces are pretty small but the kitchen and finishes are top quality. The building shares amenities with 1700 Chestnut, which is great. Also the property owners often host social events like pizza and beer or happy hour which is great.

Price can't be beat

Couldn't be happier at the Latham. The Latham is a newly renovated building on 17th and Walnut that only has studios. While the floorplans are small, I love my layout and the space perfectly fits my needs. I'm able to live in a brand new, beautiful studio at a very reasonable price tag. I've had friends in the building complain about construction noise but I haven't had any issues (probably depends on which floor you are on and if you are facing Walnut).

Walnut street is very safe - there's always people around and it's well lit. The neighborhood includes all of the fun aspects of living in Philadelphia - tons of access to food and bars, nearby grocery stores/markets, access to the parks and the Schuylkill River Trail
Very close to fun restaurants/bars/shops. Close to the subway as well as the train station (suburban station).
Rittenhouse is the safest part of Philly. It's a very "happening" part of town—lots of restaurants and bars on every street. At the same time, it's right next to more residential neighborhoods to walk around in and explore. It's a great place to live relatively close to the law school but with a degree of separation so as not to get trapped in the law school bubble.
The neighborhood is both quiet and lively. There is so much around, but I have never had an issue sleeping or studying because there is too much noise. The broad street line is a 10-15 minute walk away and we are close to shopping, food, the park, and the river trail. Has everything within a 10-15 walk.
This neighborhood has everything I need within walking distance. Shops, grocery stores, parks, the subway and trolley, post office. You name it. It's very safe and extremely quiet, which helps when I'm trying to study. The Rittenhouse Square area is really the best place to live in Philly if you don't mind paying a little more.
I love this neighborhood and knew I wanted to live here when beginning my apartment search. The park is one of my favorite places in the city, and I love being able to easily access all the restaurants and shopping nearby. It's also an easy (~20 minute) walk to Penn Law, and the walking commute has always been a nice and peaceful part of my day.

Spruce Street in particular is great - it's a little south of the square, so is quieter/shielded from a lot of the traffic that the neighborhood gets, but it's not out of the way or far away. There's a Starbucks, a grocery store (Rittenhouse Market), and a few corner stores (Four Seasons and Food & Friends) within a 2-3 minute walk of my apartment.
Love the neighborhood, Rittenhouse Square is beautiful and we are so close to the more commercial areas like Walnut Street while not being in the center of the craziness. Plus we are within walking distance of public transportation including 10 minutes from the 15/16 street PATCO station. I personally think it is one of the best areas of Philly to live in.
Rittenhouse Square has a park in the center surrounded by a bookstores, restaurants, and a public library. It is open to pets and often has open art / food markets on the weekends. It is close to the Broad Street Line and PATCO. There are many families who live in the area. It is affordable compared to other major cities (NYC, DC, Boston), but there are certainly more affordable areas in Philadelphia, simply without the luxury of being so close to Center City.
