WARNING: Safety Hazards, Negligence, and Theft. Do Not Move Here.

I am writing this to warn anyone considering this building: save your money and your safety. This has been the worst living experience of my life, characterized by total management abandonment and dangerous living conditions.

1. Severe Security & Safety Risks
* Unsecured Building: The main and rear doors are frequently broken, meaning the building is never truly locked. Unauthorized "visitors" wander the halls at all hours, as evidenced by ring cameras.
* Mail Theft: Package theft is a daily occurrence. If you tour, look at the mailboxes—they are physically broken and have been for months. For us and our neighbors it was a chronic issue, with nearly all of our packages being stolen.
* Structural & Plumbing Issues: Plumbers hired out-of-pocket (because management won't ever respond) warned us that the building has systemic plumbing failures and advised us to move out immediately. The constant cycling of building ownership suggests it cannot pass deep inspections.

2. Health and Sanitation Concerns
* Pest Infestations: There are mice in the basement (look for the traps during your tour) and the outdoor trash is rarely collected. This attracts skunks, raccoons, and swarms of flies that migrate into the units during summer.
* Filthy Common Areas: In over a year, I saw the hallways vacuumed only three times. Trash sits in common areas for months at a time.
* Inoperable Laundry: The basement machines are filthy and require an internet connection to function—but there is zero cellular or Wi-Fi service in the basement, making them useless.

3. Environment & Location Realities
* Zero Parking: There is no building parking, and street parking results in nightly tickets.
* Noise & Disturbance: The building is adjacent to a facility for mentally ill patients. They are heard screaming and crying at all hours of the night. The staff there have been seen beating and dragging around the patients. The police and ambulance are repeatedly called to the house.
* Odors: The hallways and units reek of marijuana constantly.

4. Management Malpractice
Management is completely unresponsive. They have ghosted all communications regarding our security deposit after we moved out, effectively stealing our funds. They do not provide repairs, they do not clean, and they do not secure the premises.

Summary: Most tenants have already fled, leaving the building nearly abandoned. Do not be fooled by a tour. Look at the broken locks, the mental institution next door, and the smashed mailboxes. You have been warned.

Overall good experience with the company. Very prompt with maintenance requests. The downside of the company is that they increase the rent by $10 every year, and charge you extra for water/sewage. The walls/floors of this particular building are not very sound-proof, but I've rented other units with the same management company and that unit did not have this problem.

Affordable, adequate apartment

The rent is reasonable and the apartment is fairly nice and spacious, although without much sunlight. The bathroom is really nice, and there are a lot of kitchen cabinets. There is a laundry room in the building that is managed very well. The management is generally very responsive and prompt when there is an issue, which I really appreciate. It is about a 20 minute walk to the School of Medicine, 15-20 minutes to the nearest RTA, and 10-15 minutes to Coventry or Cedar. There are two city lots nearby.

Pretty good

Old building, but heat works fine if you insulate the windows. Maintenance is always very responsive and friendly. Management is not very helpful.

Quiet and Spacious

After all the stories I have heard about other leasing companies and seeing other apartments in the area, I have come to realize that my place is actually a pretty nice place. The space is amazing. The building is a bit old so it doesn't have all the luxuries but it is better then a lot of places I have see. They allow all pets except dogs. The landlord is fairly complacent. I've had a few minor issues with maintenance but once I've complained, things have seemed to sort itself out. Overall, a pretty nice starter apartment.

Quiet neighborhood

The building is in a quiet neighborhood of Cleveland heights just up the hill from Little Italy. 20-30 minute walk from CWRU campus, 5-10 minute drive depending on the time of day. Quick walk to Coventry, Cedar-Fairmount and Little Italy. Management is responsive to basic concerns, although weekend service is predictably a bit slower. My only real gripe with the building are the quality of washers/dryers for use by tenants.
