Great value and charming building

I love that this apartment is a 20 minute walk (or 5 minute bus ride) from school but also close to bars and restaurants in Center City. The floor plans are big for the price -- the building is old but it has a lot of charm. Most units (not all) do not have in-unit laundry, but there is a laundry room in the building. I was also pleasantly surprised by the gym, which has a fair amount of equipment.

Huge space, good price, older building

The apartment has over 1500 sqft of space and has been a great place to both live and work. Only flaw is the lack of central AC / heating is controlled by the building and it tends to be kept too hot on the winter

Good value

Affordable and great location. Biggest downside is the kitchen is very very small. Small gym in building, has most of the basic equipment.

Great location

Unbeatable location. Had cockroaches but they went away after extermination (I called as soon as I saw one). Overall reaponsive management but sometimes things fall through - once they forgot to tell us there was work being done on the building and there was a surprise person right outside my third floor window while I was home. The dryer recently ate up some of my clothes (like melted) which is frustrating since I pay like $2 for the cycle. Small gym onsite was nice but now I don’t use it because of covid anyway. I don’t recommend a studio in this building - it’s poorly designed with a barely-a-closet, and no kitchen counter - but maybe the one-bedrooms or larger studios are better.

Great location and affordable, has some issues

Great location, doorman, package service, small gym in building. It’s not the best kept, there are years of layers of paint on the walls and cabinets, the heating is hard to adjust so I have to open the windows in the winter to titrate the temperature, I occasionally have a cockroach visitor in the summer even though I keep things clean.

Great location and value, horrible management

PMC is extremely difficult to work with. The management at Embassy is very incompetent. I have had issued with subcontractors doing work in my apartment and leaving my apartment unlocked, as well as maintenance coming to do work in the middle of the night.

Fitler Square is really cute and homey. It's around a lot of other medical students, so it's a good social area and has an easy commute to school. It's also great if you like running because it's right off the trail on the river. Food is good but a bit homogenous (compared to West Philly especially.
Locust and spruce feel a lot safer than market or chestnut at night. Very residential streets with beautiful brownstones. Also close to dog park and the river walkway. About 10min walk from the popular buildings and 25min walk to huntsman
good place for people new to the city! close to both Penn and a lot of stuff downtown. I never lived in Philly beforehand, and definitely recommend this location
Love the neighborhood! If you're interested in being close to the center of the city and being able to actively explore Philly (for a not extreme price) it was great! Also was easy to get to my school - University of Pennsylvania. 15-20 mins to get to school by transit; 30 mins walking.

That being said I did notice that most students lived on the side of the school!
The beautiful tree-filled neighborhood is full of families, dogs, and students - it is safe, full of great restaurants, and boasts an equally quick walk to both University City and downtown attractions. The immediate access to the Schuylkill River Trail also can't be beat. While we lack apartment amenities, we love living in a historical brownstone that has charm and character. This is an area where you can live as a student and stay for another 20 years after that.
Great neighborhood, though expensive for Philly. If you're a Penn grad student who wants to be near campus but not on campus, it's ideal for distance from school and the Rittenhouse area. Lots of parks and residents are friendly.
There are residents without housing in the neighborhood. They're good people and new residents should be respectful of them and their belongings.
The neighborhood is very residential. Not a ton of bars/restaurants which can be annoying if you just want to pick up food after a busy day, but it's right near the park and Skukyhill river trail which is great for exercising and getting outdoors. Close to Trader Joe's and South Street market which is convenient
Center City is a fantastic area. I live on the northern side of it, which is the more financial/industrial/apartment building side. I live 2 blocks from a busy Trader Joe's and inches away from tons of great restaurants, corner stores, and shops. It's close to Rittenhouse Square, a swanky square block with a tiny park in the middle, as well as the Schuylkill River trail (great for running and biking) and the Art Museum area. Multiple major bus lines slice through this neighborhood, making it quite easy to get anywhere when you don't want to walk or bike.
