Awful - Do not live here
PMC is a horrendous management company. Avoid renting from them at all costs, but especially avoid 2100 Walnut Street. They are undertaking a major building renovation that includes construction in every unit. The construction began in my unit 8 months ago and is still not completed. I have had no closet space since the start (they are installing new pipes in both closets) and have had uncovered holes associated with demolition for months. Furthermore, tenant complaints about the project have fallen on deaf ears. Only after we threatened to organize a tenant union did management begin to listen. They are now pretending to better oversee the construction, but it's definitely just an act.
Other highlights:
-There have been over 20 "emergency" water shut downs in the building.
-We also no gas or heating for 48 hours in November.
-There was a garbage fire in the alley way in November that made the building unlivable for days. Management provided no monetary compensation to tenants for displacement.
JUST DON'T LIVE HERE.

Awesome Location Just off the Square
I just moved to Philly and the Embassy is a great apartment. You can't beat the location and price. The building is old but well-kept. My studio is very small, you get what you pay for and the kitchen is definitely lacking. My view is fantastic, and the studio is nice.

Pre-War Style and Great Location
I love the location of this building! It's two blocks from Rittenhouse, walking distance to Drexel and UPenn, on the 21/42/12/9 bus routes and the UPenn shuttle. The details in the apartments--wood floors, beautiful molding, lots of closet space and storage--are great. But the building is older and constantly undergoing construction and upkeep. Sometimes I wake up and there just isn't hot water. Sometimes one of the elevators doesn't work. But it's a doorman building and all of the staff (plumbers, porter, guards, etc.) are friendly and helpful. Unlike some other buildings internet and cable are not included in the rent BUT you never pay heat (unlike some buildings which charge you $50 a month all year round!).

Good value
Best value in high rise near Rittenhouse Square. Management can be a little slow to respond to maintenance requests, but persistence pays off. 800 sq ft 1-BR for $1500 with hardwood floors and huge, recently remodeled kitchen. Great value for the money.

Cheap! But beware.
This is a very old building that has some problems but is very well located. (Pluming issues, heating doesn't work properly, we've seen rats, etc) On the other hand, the lease price is low compared to other newer buildings so If you are in a tight budget it's good. The management is very unfriendly and they are not truthful. We've asked several times for them to fix stuff and they don´t show up and later they say that they did fixed it. /

Very well located, good price, only decent quality
The building is extraodinarily well located. It is close to campus (20 minutes walking) and also to the pubs and restaurants where people generally meet. My studio is 500 sqf (a comfortable size), has plenty of light and a lot of storage space (I am not sure if all studios are the same). The downside is that the building is relatively old, doesn't have gym or other common areas and the management is not always as diligent and nice as you wish they were. But I think the building meets the basic requirements and is very convenient if you want to live alone and save money for other purposes. It is clearly of a lower quality than the more modern buildings in the city (e.g. 1500 locust, 2116 Chestnut, etc.), but it is significantly cheaper too.

Simple building, has not been refurbished recently but good value for price. Some pest issues, but management company is responsive.

Very cheap, but lots of old building issues
The price is affordable, but the building is old and has several problems: - Mice - Heating is too hot (really too hot, like a sauna and I am Brazilian) in some apartments and too cold in others - No cold water in my kitchen sink - Among others.

Great value IF you find the right unit.
The residence is pretty old, which means that it is both somewhat charming, but also somewhat run-down. Everything hinges upon the specific unit you get: some units are really nice and come at an incredible rate (particularly the "executive studios"), while other units are so nice (particularly the actual studios). I just recently started to see cockroaches, although management was very quick to send in an exterminator when I complained. Location is ideal- a little off Rittenhouse Square, but on the side that is closer to campus. Building has some Wharton students but is not overrun with them like the Claridge or 1500 Locust.

Perfect location and very affordable rent.
Perfect location and very affordable rent. However, the management company is not very responsive and can be slow to fix maintenance issues, which has been a problem since the building is really old. Some of my classmates in other units have had issues with mice and cockroaches.

That being said I did notice that most students lived on the side of the school!
There are residents without housing in the neighborhood. They're good people and new residents should be respectful of them and their belongings.
Cons: Trader Joe's is the only real grocery store here and may have limited selection for those looking for a supermarket; not as quiet or "neighborhood-y" as other areas, as it is in the heart of downtown; there is a freight train that runs along the river that can be loud, though I got used to it quickly
