The pros: Heat, Hot Water & Cooking Gas are included, and the prices are the lowest i've seen for a pet friendly doorman building in this neighborhood. My apartment is very sunny, has decent hardwood floors and good storage throughout.

The cons: I've lived in this building for 5+ years so I have had good and bad experiences with management and staff, but overall they have been pretty hands off and unresponsive.

embassy apt

Old interior. Layout is nice but bad execution. Place was "renovated" but not done well at all. There are no handles on a lot of the storage cabinets, broken cabinet sliding doors, the windows and drawers were stuck because of the paint. They completely painted over one of my electric outlets. Weird little bugs in my bathroom. No AC!! Put in two maintenance requests for low sink water pressure, its been a couple of weeks and i havent received help yet. Hot and stinky hallway. blegh. Elevator is so slow. But theres a gym thats somehow always empty, utilities except electricity included, spacious, helpful and friendly security, and super close to the 21/42/12 bus stop.

Embassy Apartments

Building has a gym and door man. Front door uses electronic key. Rent includes all utilities except electric, heating is steam radiators. Management can be hard to get a hold of. Pets are okay here with a deposit - tons of the neighbors have dogs. There is definitely bars ad restaurants near by but some are really expensive. Area is really safe and well lit at night. Bus 21 and 42 stop accross the street and go straight towards campus, trolley stop is a two block walk away.

Awful - Do not live here

PMC is a horrendous management company. Avoid renting from them at all costs, but especially avoid 2100 Walnut Street. They are undertaking a major building renovation that includes construction in every unit. The construction began in my unit 8 months ago and is still not completed. I have had no closet space since the start (they are installing new pipes in both closets) and have had uncovered holes associated with demolition for months. Furthermore, tenant complaints about the project have fallen on deaf ears. Only after we threatened to organize a tenant union did management begin to listen. They are now pretending to better oversee the construction, but it's definitely just an act.
Other highlights:
-There have been over 20 "emergency" water shut downs in the building.
-We also no gas or heating for 48 hours in November.
-There was a garbage fire in the alley way in November that made the building unlivable for days. Management provided no monetary compensation to tenants for displacement.
JUST DON'T LIVE HERE.

Value vs Value Trap

I moved to the Embassy because it had a nice open view and the apartment was larger than anything else at the $1,300 range, nice wood floor, and the building had a laundry room and a door man.

Problems include constant renovation, mice in my kitchen (I dont know why because there is no food in my kitchen), and random problems such as clogged sinks, leaking sinks, leaking shower, leaking steam pipe.

Most of the problems (after some hassle) management fixes within 1-2 weeks. But needless to say, this is not a "no hassles" apartment.

Awesome Location Just off the Square

I just moved to Philly and the Embassy is a great apartment. You can't beat the location and price. The building is old but well-kept. My studio is very small, you get what you pay for and the kitchen is definitely lacking. My view is fantastic, and the studio is nice.

Pre-War Style and Great Location

I love the location of this building! It's two blocks from Rittenhouse, walking distance to Drexel and UPenn, on the 21/42/12/9 bus routes and the UPenn shuttle. The details in the apartments--wood floors, beautiful molding, lots of closet space and storage--are great. But the building is older and constantly undergoing construction and upkeep. Sometimes I wake up and there just isn't hot water. Sometimes one of the elevators doesn't work. But it's a doorman building and all of the staff (plumbers, porter, guards, etc.) are friendly and helpful. Unlike some other buildings internet and cable are not included in the rent BUT you never pay heat (unlike some buildings which charge you $50 a month all year round!).

Good value

Best value in high rise near Rittenhouse Square. Management can be a little slow to respond to maintenance requests, but persistence pays off. 800 sq ft 1-BR for $1500 with hardwood floors and huge, recently remodeled kitchen. Great value for the money.

Very well located, good price, only decent quality

The building is extraodinarily well located. It is close to campus (20 minutes walking) and also to the pubs and restaurants where people generally meet. My studio is 500 sqf (a comfortable size), has plenty of light and a lot of storage space (I am not sure if all studios are the same). The downside is that the building is relatively old, doesn't have gym or other common areas and the management is not always as diligent and nice as you wish they were. But I think the building meets the basic requirements and is very convenient if you want to live alone and save money for other purposes. It is clearly of a lower quality than the more modern buildings in the city (e.g. 1500 locust, 2116 Chestnut, etc.), but it is significantly cheaper too.

Fitler Square is really cute and homey. It's around a lot of other medical students, so it's a good social area and has an easy commute to school. It's also great if you like running because it's right off the trail on the river. Food is good but a bit homogenous (compared to West Philly especially.
Locust and spruce feel a lot safer than market or chestnut at night. Very residential streets with beautiful brownstones. Also close to dog park and the river walkway. About 10min walk from the popular buildings and 25min walk to huntsman
good place for people new to the city! close to both Penn and a lot of stuff downtown. I never lived in Philly beforehand, and definitely recommend this location
Love the neighborhood! If you're interested in being close to the center of the city and being able to actively explore Philly (for a not extreme price) it was great! Also was easy to get to my school - University of Pennsylvania. 15-20 mins to get to school by transit; 30 mins walking.

That being said I did notice that most students lived on the side of the school!
The beautiful tree-filled neighborhood is full of families, dogs, and students - it is safe, full of great restaurants, and boasts an equally quick walk to both University City and downtown attractions. The immediate access to the Schuylkill River Trail also can't be beat. While we lack apartment amenities, we love living in a historical brownstone that has charm and character. This is an area where you can live as a student and stay for another 20 years after that.
Great neighborhood, though expensive for Philly. If you're a Penn grad student who wants to be near campus but not on campus, it's ideal for distance from school and the Rittenhouse area. Lots of parks and residents are friendly.
There are residents without housing in the neighborhood. They're good people and new residents should be respectful of them and their belongings.
The neighborhood is very residential. Not a ton of bars/restaurants which can be annoying if you just want to pick up food after a busy day, but it's right near the park and Skukyhill river trail which is great for exercising and getting outdoors. Close to Trader Joe's and South Street market which is convenient
Center City is a fantastic area. I live on the northern side of it, which is the more financial/industrial/apartment building side. I live 2 blocks from a busy Trader Joe's and inches away from tons of great restaurants, corner stores, and shops. It's close to Rittenhouse Square, a swanky square block with a tiny park in the middle, as well as the Schuylkill River trail (great for running and biking) and the Art Museum area. Multiple major bus lines slice through this neighborhood, making it quite easy to get anywhere when you don't want to walk or bike.
