Great place - but check your water before you lease!
For the price it's great (cheap and almost 600 square foot alcove studio). Very cute old building. However, the water is terrible. My shower hasn't worked correctly in two years. Temperature alternates between cold and scalding nonstop. Their plumber has looked at it many times and the answer is always "weird. I don't know why it's doing that." I've spoken to other tenants and they have similar complaints. /

The cheapest doorman building you'll find in the best location, but rooms are small and building's old
The management company is a pain in the ass to deal with- the women are really "helpful" until you sign and then turn into pumpkins. The apartments are some of the cheapest you'll find in a doorman building in CC, but you get what you pay for- it's a very old building. The heating system is a noisy old radiator (although nice that heat is included!), the bathroom isn't in great shape, the "kitchenette" is pretty minimal (large fridge, small sink and ovenstovetop)- the studio is very tiny (~300sqft). Positives are great water pressure, very friendly and helpful doormen, great location, hardwood floors, close to 2401 and basically everywhere else so I just don't spend a lot of time in the apartment.

Older building but relatively cheaper than most apartment buildings in the area. Great location close to everything.

Great space, close to bus stop, transportation, and historic sites.
No thrills or frills, but well priced and efficient
I lived in what is officially considered an "executive studio," which is really someplace in between a studio and a 1-bedroom. The building is a bit older, which gives it character and is fairly charming, but also means that some things are a bit run down (for example, they turn off the water for a few hours periodically to work on the pipes). The quality of your living situation is very dependant on the unit that you get. In my case, I was very lucky because I got an "executive studio," which is essentially a 1-bedroom for the price of a studio. To my knowledge, I pay around $300-$500 a month less than my counterparts at the bigger buildings (ex: the Claridge) for a much nicer place. That said, if you are looking for an extremely social living experience, the Embassy is not filled with Wharton students that you run into at every turn. However, sometimes it's nice to come home to a building where you don't have to continue to run into people and make small talk in the elevator when you're tiredhungoveretc. If you consider this building, I would stress the importance of seeing the exact unit that you will be renting as they can be very different.

Old building but great value for the cost. I have a big apartment for what I pay.
Beware
The building itself it fairly old and the common areas are not very well up kept and not air conditioned. There is no central AC so you will need to get AC units at Home Depot or Lowe's. The management company will arrange to help you install them. The one bed rooms are spacious and bright and I did not hear my neighbors. The building has a pest problem. They treated the whole building for roaches in the spring before I moved in and yet the kitchen bathroom living room areas were full of them. Other tenants said they did not have problems but I also saw roaches in the lobby area, run across the security desk in the lobby and in the elevators. Just be warned.
Can't beat the price or location
Building is older, more dated appliances and finishings, but the rent is an extreme value for the location and convenience of being at 21st and Walnut in a doorman building.

That being said I did notice that most students lived on the side of the school!
There are residents without housing in the neighborhood. They're good people and new residents should be respectful of them and their belongings.
Cons: Trader Joe's is the only real grocery store here and may have limited selection for those looking for a supermarket; not as quiet or "neighborhood-y" as other areas, as it is in the heart of downtown; there is a freight train that runs along the river that can be loud, though I got used to it quickly
