Safe, Clean, and Easy Bus Access

Estes Park is a great place to be if you're looking for a clean, accessible space. My highlights are below:

- Friendly and helpful maintenance staff and leasing office
- Online portal for payments and maintenance requests
- All appliances provided (microwave, stove, fridge)

- Potential to get fully furnished (couch, dining set, bed)

Convenient place, Less Noise, and Great Maintenance

I have lived here since 2017. Location is great and convenient because it`s near to Harris Teeter, a grocery store. Also the noise is very low. Maintenance is great because they are quick to come to my apartment when I report an issue.

Please do not choose this place

I would give a zero or negative star if it is an option. I lived here for two years and made a huge mistake in signing up for another year. I am never home, I am on campus seven days a week, and even when I am not working, I am not home. I only sleep at home, so I figured it did not matter. But now that they are undergoing staff changes at the leasing office, my life at Estes Park worsened.
In addition, my water bill suddenly tripled for the second month. The leasing office told me all sorts of lies, including that the submetering company did not charge me water bills for May. Thus, I am seeing the tripled charge for the second month. Furthermore, the "floating"/acting manager even implied that she did not believe me by saying something to do effect of, "I don't know how much water you use. I am not there [i.e., at your apartment]." Practically, she accused me of lying. She even had the audacity to tell me that maybe the rate for water had gone up (ridiculous). And this acting manager told me, "Your meter is working as it should, so there is nothing Estes Park or NES can do since NES just send meters and Estes Park look after them. So if all is good at the apartment, NES will not do anything. When I reached out to NES, the agent walked me through resolving the problem (the transmitter that sends the data to NES wasn't working).
There was also a time when the monthly statement from the billing company and what appeared on the resident's portal, which all residents use to pay rent. The difference was minor; there was a $3 increase in my case. When I questioned this, I was just told the increased amount was correct. Only later, when I asked it again, I got refunded.
So if you are a current resident at Estes Park, you must pay extra attention to statements sent from NES and what you see when logging into the residents' portal. Also, check if you are suddenly hit with an unusually high water bill.
[now back to the water bill issue]
How they handled the issue was utterly unprofessional, so below common sense. They need better customer service. I regret staying. The building has many structural problems (concrete under the floor is broken and uneven). Noise travels exceptionally well. Windows are so thin and old that heating and cooling the apartment costs more than expected. Also, there is a weird carpet; it is not a regular carpet. But these are minor issues compared to how incompetent the leasing office is. Please, do not make the same mistake I made.

I hoped to give a zero star, but that is not an option. I live at Estes Park Apartments. My water bill went up by three times two months in a row. The leasing office at the Estes Park Apartments told me my water meter is working as it should, and NES send them meters and so as long as it is working at the apartment end, there is nothing the leasing office or NES can do. Today, after following the advice of an NES employee. Instead of properly investigating the issue, they gave me all sorts of fake information:
1. I was told that NES did not charge me for water for the month of May. Thus, I am seeing the water bill blown up by three times in two months in a row. It was a lie; I corrected the leasing office after checking my account.
2. I was told I had used more water, so they said it was my fault, which is invalid.
3. I was also told the water rate may have gone up. This kind of false information surprises me coming from the leasing office.
Again, it was total nonsense. The leasing office did everything, but believe me that something was amiss.
Today, an NES employee instructed me to take a picture of the face of the meter and a picture of the transmitter.

Today, the reading was done with the Estes Park maintenance person present.
The reading today as of 3:40 pm this afternoon is: 487216.
But the NES bill says I reached 488000 precisely one month ago, on June 25. So this proves that your floating manager was wrong; how could the reading taken this afternoon (July 25) be 784 gallons less than the reading taken precisely one month ago? The way GSC does business is so dodgy and untrustworthy. You should avoid it at all costs. Just do not pick one of their apartments. Browsing the BBB website (Better Business Bureau®), all GSC apartments had an F rating.

You need to know: uneven floors and flimsy windows are so thin and old that they are perfect for heat loss in winter and cold air loss in summer.
You will also notice the weird carpet. I don't even know how to describe them. It is not a carpet. But what bothers me is how incompetently it is managed, and being lied to was quite an awakening.

Value-priced

This apartment complex is adequate, I can easily bike to Franklin Street, but drive to McColl. I had some bug issues when I moved in, with an exterminator visiting within my first month. The maintenance staff was responsive to a leaky faucet and fixed it as soon as the part arrived.
