Good place to live short-term

Good living space, very pricy for the amenities provided. The room only has one window, so very little natural light.
Secure building, friendly staff.

Review for class of 2025

Love the apartment. 7 min walk to Howard COM campus. Amenities are new and have no issues. Staff is very friendly. Place is kept well maintained and clean. Rooftop view of DC is incredible. Gym is free for use for all tenants. Small and clean and nice space. Great place to be right next to the Shaw/Howard Metro. Tons of food options available by walking distance. Close to U Street for food/drinks, etc.

Nice, close but pricy

I like the convenience of walking to classes and modern apartment (only 4 years old) but you have to pay the price for all that. Try to get government-subsidized housing if you qualify. It can save you up to 50% on rent.

Treat you well until you leave....

I have lived here for almost 3 years. Overall, my experience has been okay. We are low-maintenance people so we have never had major issues with management. That all changed when we told them our move-out date. There is only 1 flight elevator and management reserves it for themselves to shows units to rent for the majority of Saturday. Then on Sundays, they also block out a chunk of time to give tours of the units. Most moving companies do not work on Sundays and they definitely do not work in the evening on saturday's (only time that is available). I brought this up to management and expected them to accommodate, especially since we had been there for 3 years, no problems. They basically told me too bad and it's up to me to figure it out. Long story short...the building is okay, but management is terrible.

Best Place to Live for Medical School

I am obviously biased, but there's nothing more convenient than living at 7th Flats during medical school at Howard. It's expensive, but if you're willing to pay, you'll having everything you want close to you.

Best location near HUCM

Luxury apartment complex that is walking distance to HUCM, 1.5 blocks away from HUH, and steps away from Shaw/Howard Metro and U street. As a student, this location is very ideal, especially for those without cars.

Great place to live

My roommate and I found a great deal at 7th Flats in Shaw. We've been living here since fall of 2013. Great location, great amenities, friendly neighbors, and a lot of things to do nearby. After some turnover in the leasing office, the management team has been great and are quick to respond to any issues.

Beautiful building in amazing location

I love living in 7th Flats! It's obviously an amazing location, right next to the metro and in the super-hip Shaw area, and the building is beautiful. We also have really great concierge staff who are there 24/7. Sometimes it's hard to get a hold of Bozzuto, but not nearly as bad as dealing with the impossible Van Metre staff, who basically just don't exist. Super pet friendly, and the views from the rooftop are insane.

Nice Place

Great location and nice building with good amenities. I would recommend it. A little pricey, but so is all of NW DC. The outside area is changing and becoming better. Close to 14th, 7th, and U street bars/restaurants. Studios seem to go quick, 1 BR is a little pricey.

Easy walking to restaurants around 14th street and nice neighborhoods to take a stroll through.
Very vibrant part of town, with a lot of young professionals. There is a lot to do in the neighborhood from restaurants, bars, and even workout studios/gyms. There is so much within walking distance, and there are two metro stops also within walking distance. It is very convenient especially if you are a Howard student. You really couldn’t be in a better neighborhood than U Street corridor and the Shaw District.
The Shaw neighborhood has a lot of history and culture in it. They have done a ton of remodeling old buildings. Lots of restaurants and bars (especially outdoor areas for covid times) with a varied range of upscale/foodie restaurants to divey bars.
great so far. great location -- right by shaw metro station, giant grocery store, great restaurants & stores & nightlife. 5 minute walk to u street, and logan circle which is great.
The only thing we're missing are fast-casual restaurants less than 5 minutes walking distance away, but coming from New York, I know that's a high expectation.
Near 14th and U streets, which have lots of awesome bars, shops, and restaurants and a mile from the White House.
great place to live. so many bars and new restuarants popping up. also close to sooo many ethiopian restaurants which is awesome. great coffee, right next to the metro which is super convenient. close to everything really! takes less than 10 minutes to get the 14th st. only a few blocks to U street, and 15 min walk to columbia heights/dupont!
Great restaurants and bars. In the middle of nightlife and right by the school
