Love it here!

I’ve been living here since 2018 and in the more recent years, there have been lots of renovations to keep up with the competition around the area. New amenities like study rooms and new gym are some of my favorites! I love the doormen who work here and I feel at home here. Would recommend!

Have lived here for over two years and planning on three more!

My partner and I moved into a 1 bed, 1.5 bath apartment after all of the unit renovations were completed. Any construction noise that others have complained about in the past has been a non-issue for us. We stayed in that apartment for two years, facing east (city view), and absolutely loved it. The apartment was more spacious than others at similar price points and had more closet space than we even knew what to do with. We had no problems with noise from neighbors or from outside (we were in the middle of the building, height-wise). The washers and dryers aren't the most modern or high-functioning (dryers can be slow), but they are free and there are two per floor so we can do multiple loads of laundry at once!

Over this past summer, we moved a few floors down into a 2 bed, 2 bath facing the river, which we love even more. The view is stunning, we have more space and closets, and the overall cost for us is similar to what rowhomes in Rittenhouse and Graduate Hospital were charging for rent. PLUS we get the added security of doormen (who make you feel like part of a community and prevent stolen packages), 20 free cups of coffee a month in the updated amenity space, a brand new gym, and proximity to University City, Regional Rail, and Rittenhouse. It truly can't be beat.

I will warn you that on the west side of the building, the train that goes along the river is definitely louder and does wake me up sometimes. However, my partner always sleeps through it, and I've been waking up less and less so I think I'm getting used to it. My other friends who've lived on this side for years have no issues with it. Just something to note if you're a really light sleeper and are planning on getting a unit facing the river.

To end on a positive note, I feel so lucky to live here. I've never lived somewhere where the employees care so much about the residents. My AC stopped working one day, and someone came within 1 hour to fix it. We accidentally overpaid our rent one time, and the accountant credited our account the extra money before we even realized our mistake. You will be taken care of at 2400 Chestnut!

Good location, great views, great staff

The building is a great location especially if you commute to Penn campus. I appreciate the front desk staff and really enjoy the unobstructed views from my apartment.

Hello Package Experience

I really appreciate all the renews. It really makes our apartment look nice! However, I did have several not happy experience about the hello package system. I always found my packages arrived with the photo taking by carrier. So that I could confirm it arrived at our apartment. But I have never got code and our doorman did not allow me enter the package room. I think there should be a way to solve this problem.

Location, Location, Location is AWESOME!

This building has a wonderful location near so many great places. The newly renovated apartments, hallways and amenity space are so beautiful. I love living here and would highly recommend it to anyone looking in Center City Philadelphi.

Great location and staff

I have only spent a few months at 2400 chestnut so far however it has been a smooth experience and move. The building front desk staff is amazing! Cannot beat the views from over the river and the location with easy walks to Rittenhouse, 30th street station and Penn.

Really friendly apartment

I am incredibly happy with my decision to live in this apartment. The building has just been fully renovated, and all the amenities are brand new. The gym and shared office space are fantastic, and the responsible staff frequently organize a variety of exciting activities. Plus, the free shuttle to Penn every morning is such a thoughtful detail. Every aspect of this place makes me feel truly cared for.

The location is unbeatable with close proximity to more action in Rittenhouse, the Schuylkill for running, and a short commute to school/the hospital. Trader Joe's is ~10 minute walk from my house, but there are also a few other smaller grocery stores nearby. It's a very family friendly area with folks of all different ages and tons of dogs.
Love the neighborhood! If you're interested in being close to the center of the city and being able to actively explore Philly (for a not extreme price) it was great! Also was easy to get to my school - University of Pennsylvania. 15-20 mins to get to school by transit; 30 mins walking.

That being said I did notice that most students lived on the side of the school!
The beautiful tree-filled neighborhood is full of families, dogs, and students - it is safe, full of great restaurants, and boasts an equally quick walk to both University City and downtown attractions. The immediate access to the Schuylkill River Trail also can't be beat. While we lack apartment amenities, we love living in a historical brownstone that has charm and character. This is an area where you can live as a student and stay for another 20 years after that.
Great neighborhood, though expensive for Philly. If you're a Penn grad student who wants to be near campus but not on campus, it's ideal for distance from school and the Rittenhouse area. Lots of parks and residents are friendly.
There are residents without housing in the neighborhood. They're good people and new residents should be respectful of them and their belongings.
The neighborhood is very residential. Not a ton of bars/restaurants which can be annoying if you just want to pick up food after a busy day, but it's right near the park and Skukyhill river trail which is great for exercising and getting outdoors. Close to Trader Joe's and South Street market which is convenient
Center City is a fantastic area. I live on the northern side of it, which is the more financial/industrial/apartment building side. I live 2 blocks from a busy Trader Joe's and inches away from tons of great restaurants, corner stores, and shops. It's close to Rittenhouse Square, a swanky square block with a tiny park in the middle, as well as the Schuylkill River trail (great for running and biking) and the Art Museum area. Multiple major bus lines slice through this neighborhood, making it quite easy to get anywhere when you don't want to walk or bike.
This spot is perfect -- closer to campus, near the train station, huge spaces, kind and helpful staff, cool-looking building, new gym, beautiful park nearby, and overall easy and awesome loft-style living experience. I think people will pressure to have to live on Rittenhouse because that's what everyone immediately says to do, but in reality you can live near Rittenhouse (Locust on the Park is just a 5 minute walk to the square) and not miss out on anything. Fitler Square is beautiful, quiet, and still a perfect location.
Pros: close to school as well as all the fun stuff downtown (Schuylkill River Trail, restaurants, bars, museums, theaters, shopping, you name it!); very safe even walking alone late at night; lots of other students here
Cons: Trader Joe's is the only real grocery store here and may have limited selection for those looking for a supermarket; not as quiet or "neighborhood-y" as other areas, as it is in the heart of downtown; there is a freight train that runs along the river that can be loud, though I got used to it quickly
