Great location!!

It's overall been very good. It is an amazing location and the best bang for your buck that I was able to find within walking distance to classes. Sometimes takes a long time to get maintenance requests done. Expensive to heat/cool due to old windows. They have different price ranges depending on if you want a renovated unit or not. Also lot's of different price points. HUGE closets. The pool and workout center are both small but still very nice to have.

Apartment complex is good once it's finally rented.

The office was not responsive to phone calls and emails when I first attempted to rent an apartment before my 1L year. It required so much persistence that my roommate at the time was looking at other complexes because we weren't getting a response to anything. The process was streamlined for 2L year because they already had my business. Maintenance is a bit of a joke, but overall I can't complain about the state of the apartments. They house a lot of students given its proximity to campus.

Great location

The location is great, but communication with maintenance is very poor when something quit’s working. In addition, a lot of outdated appliances.

located right across the street from the law school. older building but still very nice, super nice staff. Great for meeting new people as a lot of students stay here as well.

Location is the Only Benefit

While the location is premium for law students, the decades-old structure of the apartment is less-than desired. Frankly, it's borderline disgusting. You can tell the building was built prior to 1980 and the bugs that live in the walls of my bathroom and bedroom have also probably been there that long. The office will be closed at random times without notice, so you are unable to get your packages. Additionally, they do not take maintenance requests seriously until you contact them for the 10th time that week. Would not recommend.

Canal Square Apartments

You cannot beat the location of the apartment to the law school–it is across the street. The building is well maintained. Only noise issues have been around holidays. Only live here for the location, other than that it is nothing special.

Great location and proximity to campus

The apartment complex is right across the street from the law school, which is the reason why I chose to rent here. However, management did not make it any easy decision because they were awful at responding within a reasonable time. Prior to signing the lease, it was almost impossible to get a response to an email or to talk with someone on the phone or receive a call back following a voicemail. Maintenance has been very professional and courteous, but it seems like there’s a limited number of maintenance personnel available to respond to requests.
A few positive aspects are the gym that is open, free of charge, to the residents; covered parking (although the garage is somewhat compact); and, it’s proximity to the school, the canal, and downtown.

You Get What You Pay for: Location, Location, Location

I like my apartment, it is literally the closest apartment unit in all of Indy to the law school so that has major advantages. I do feel like for what I pay I should get more perks that have become standard at many apartments: package delivery, the ability to have food delivered to your door even when the office isn’t open, some kind of call box, and a well-staffed building. I pay $1200 for an apartment that is less than 500 sq. ft., which would lend itself to luxury. Though I do have the upgraded unit with granite countertops and faux wood floors, there is very little difference between my unit and a friends non-upgraded unit. I plan to live here all 3 years of law school, though I will be moving to a bigger unit, as it is $300 more for double the space, with in unit laundry. My rent does not include the $50/mo I spend on laundry. A single load is over 5 dollars, and with such small machines I am doing 2-3 loads per week. They only have a couple washers and driers per laundry room so there is a waiting game from time to time which can be frustrating. The staff they have are largely awesome, but they are overworked and as a result residents suffer. We have not had office hours for many months on Sundays, and delivery services will leave packages in the lobby for the taking when the office is closed. The locks are either very worn down to the point that just the tip of your key is required, and others are so rigid you think you’re locked out, and it can take upwards of 5 minutes to unlock it. Honestly, after writing this, it really is the location that I will be staying for. I am paying downtown rent prices and getting largely suburban amenities. If you want a low stress living situation in relation to school, you can’t beat the commute and not having to deal with parking a single day. If those things don’t bother you, stay somewhere nicer downtown and have a 5-10 minute commute.

Great for law students - especially first year

Canal Square is a prime location since it is directly across from the law school. The apartments and surrounding neighborhood are safe and quiet. Management is really responsive. This is a great place, especially for your first year.

Great location

Extremely convenient for going to school. Especially if you plan to have long days and want to come home for lunch breaks or if you forget something at home you can come home easily. It is pricey though and the maintenance is not very fast. For downtown living though, it is pretty affordable.

Being able to walk and exercise on the canal is really nice, especially during breaks from school. It is really quiet and hard to believe you are downtown. Depending on which side of the apartment you live on, you could have great views and natural light.
This neighborhood is great because you have so many walking options and are in the best part of downtown. I never have to drive anywhere because I can even walk to the grocery store. It can be a little dangerous at night but if you're aware of your surroundings you will be fine.
Not much of a neighborhood. Typically, I walk to campus and the grocery store. The canal is great during the summer.
Great neighborhood! Located directly on the canal and within walking distance of campus, lucas oil, multiple parks, etc.
There's basically nothing around besides the Canal, so it's a really quiet area that I feel safe in.
During the day, the canal is very pretty and there are lots of things around the canal to do. At night...just don't. The crime is very bad and I will not go outside past dark.
