close to metro and cheaper than Brickell
I highly recommend living in Overtown/downtown over Brickell. It is still absurdly expensive as most of Miami is, but Overtown is cheaper than Brickell and a great location right by the metro stop here. Our apartment is also larger than most Brickell apartments.
Water is included but not laundry, as the laundry room is on a separate floor. This building is constantly under construction which is a disturbance during the workday if it is on your part of the building. Other than that, noise is not an issue.
For security, there is a gate surveilled by security guards. It is not super strict but it does feel secure.
