Good but not great value

For the rent to be this high and not include anything drives down the value. The pool is great and I love that it allows dogs. The apartment itself is nice and that is mainly due to great maintenance staff. However, this apartment is known to hike up rent like crazy after the first year so I will not be staying for a second year..

Outdated

The building is comparable to that of others in terms of rent prices, but the value is significantly less due to outdated amenities, a small gym, and outdated apartments. Very few apartments have any renovated kitchen and the kitchen tiling and living room carpet are awful. Huge balconies are also wasted space.

Amazing location, reasonable price for area

You can't beat the location of the Avalon Ballston Square apartment building. Steps from the metro, and close to plenty of restaurants. Every apartment has a balcony and the staff are all really nice. I definitely recommend the building. It's also pet friend and has a pool!

Overall great apartment

Avalon Ballston Square is a great place to live. I live in one of the more recently renovated units and the apartment is beautiful. The gym is fairly spacious and has enough equipment to get a full workout in. I never have to wait for any of the equipment which is great. Also parking is heavily discounted ($50 for your first parking space) which is great since I have to drive to work. There is a Harris Teeter nearby which is really convenient and the Ballston Metro stop is only a couple of minutes away.

Great apartment

Perfect location - only a block from the Ballston Metro. Whenever something is broken, the handyman will come the next day. Concierges are friendly! No complaints!

Ballston is a great place to live

The apartment is really quiet and spacious. I love the little gym, too, it gets the job done and isn't too crowded even right after work. Arlington is such a fun place to live and there's several coffee shops, bars, and restaurants within walking distance!

Although the rent is expensive, the apartment is great. Very thick walls, no wrinkles from dryer. View of the Washington Monument

Clean, social, and great amenities

Our apartment is a great condition and has a social atmosphere with young professionals and college/grad students. It is located a block away from the Ballston metro and within walking distance of bars including Clarendon. Supermarkets nearby include Harris T's, Trader Joe's, and Whole Foods. Management is friendly and puts on social events for the building including holiday gift wrapping, BBQs, and pumpkin carving. Dogs are allowed but all are well behaved and quiet. Amenities include a pool, grills, outdoor seating, printing/business center, and a party room. Although it is far from Georgetown's campus, it has close access to Route 66. The building is kept clean and well maintained. One car in the underground garage is an additional $50 to monthly rent while 2 cars would cost over $200 extra. However, there are affordable garages in the area that are much cheaper. Would recommend.

I enjoy my neighbors and the common crowd around this area is young professionals it seems. We are close to george mason university and marymount college, so there is sometimes a younger crowd in the area as well. We do have some houses around the area that I have seen mainly have newly established families (i.e. little kids or new to the area) and I feel safe walking around my area at night.
I personally like being in Arlington. Everything is walkable and while it's not DC proper, it's very easy to get into the city via metro or a quick drive in. I've run to Georgetown in 20-30 minutes. There's stuff to do and there's everything you could need: gyms, grocery stores, shopping, restaurants, bars so close by. Ballston is a hub for transport so buses and the metro abound.
It can be a little noisy if you're too close to Wilson, Glebe or Fairfax roads, especially if you're right above the bus stop like I am, but nothing light background noise can't drown out; I sleep with a fan and I sleep like a baby. The public transport can't be beat, and it seems like a new restaurant opens every day. I'm interested in looking at houses in the area when I can afford to buy!
Ballston is by far one of the best areas of Arlington to live in. It has tons of access to bars, food, shopping, and a social scene, without being too loud of an area.
We are right across from Ballston Quarter which has a Union Market type of food court. The area is developing so quickly, very trendy and everything is within walking distance. Even though it's very walkable it does not feel as congested as DC.
I definitely feel that it's up and coming-- so much construction and many new restaurants and shops popping up! IT's very walkable. It's also pretty safe and it's close to highways, the Potomac, to DC, etc so the location is pretty great.
I love living in Ballston. I don’t have a car and never feel like I need one. Richmond Square is a block from the metro to take me into DC, and there are plenty of places to eat and things to do right here in Ballston.
Great spot for young people. There are tons of amazing restaurants and bars nearby that you can walk to. Also only a short metro ride to DC.
