Grad students galore!
Riverwest Condos is certainly not the flashiest building on the block, but for the money I can't imagine a much better deal. My roommate and I have a considerable amount of space and the proximity to gym facilities, Trader Joe's, and all the nightlife options in Center City makes this incredibly convenient. School is approximately a 15-20 minute walk or a short trolley ride away. The building management is very friendly, but the actual units are individually owned so be sure to check out your landlord for quality control.

Doorman on a Budget
Riverwest has been a good place to live if you want to be near Rittenhouse in a doorman building without the $$$$ pricetag of other condo buildings on the Square. The units are all individually-owned, so they can be hit or miss. Do your homework and you can find some great deals. Aside from the occasional fire alarm or clanking pipe (in the winter), the building is not too bad.

Great location, a little overpriced
These are all individually owned condos so your experience may depend on your landlord and how willing they are to renovate. My apartment was clean with hardwood floors. Old appliances but all functional (no dishwasher or garbage disposal, but other units may have these). There's a "gym" on the second floor with a handful of treadmills and elliptical machines and a very limited set of weight machines, but it works for a cold day or if you're too lazy to actually go to the Penn gym. Laundry is in the basement downstairs, usually pretty easy to find machines. Door staff members are nice, they hold packages which is great for a student's schedule. Though my 400 sq ft studio was small and on the expensive side, the ease of not having to pay any utilities other than internet and the location made up for it.

Riverwest building
Great building to live in. There is a person at the front desk who will accept packages for you. There is a small gym on the 2nd floor, plenty of washers/dryers on the first floor and basement. Great location next to bus stop and close to trolley line and Trader Joe's, Rittenhouse Square, etc.
Only complaint is that the building is old, built decades ago, and some stuff is outdated, such as the steam heating. This makes winters pretty unpleasant because the heating can only be turned to one setting and often makes the room 85-90 degrees. But opening the windows, turning on A/C helps solve this issue and it really only affects the months of Dec.-Feb.

Decent place
Paying $1450 / month for 600+ sq ft. 1 BR unit at the Riverwest. Elevators were replaced and management is decent. Building has OK amenities, small but serviceable gym, good mail service, great location 1/2 blocks away from Trader Joe's, Monde Market, ATMs, and the wine store. Unit has hardwood floors, granite countertops, and gas stove/range. Only downside is the obnoxious central heating system - you WILL have to open your windows and run the A/C during the winter!

Value Building
Good Value Building. It's very close to MBA Pub and 2401 walnut. It's also very close to the trolley and trader Joes. However, the heat in the winter does not turn off which can get very warm sometimes.

Great value
Pros:
- 24hr doorman (great for package delivery)
- gym
- location (1 block from trader joes and trolley. 2 blocks from buses. 3 blocks from 2401. 25min walk from huntsman, easy walk to popular Rittenhouse spots)
- all utilities included, including cable
- lots of closet space
- thick walls, no neighbor noise
- lots of Wharton grads and young, friendly neighbors
Cons:
- studios are very small. inconvenient for hosting guests.
- if you need a repair done, your landlord has to be contacted first for approval then building management (make sure you have a good, responsive landlord)
- large fee if you lock yourself out of your apt (~$200). to avoid this, make sure you leave a spare key at the front desk when you move in.
- apts get overheated in the winter. With utilities included in rent, I just turn on ac fan, or open window (waste of energy, but at least better than being cold in the winter).
Overall, pretty happy with my studio. The building has its quirks but is perfect for the student lifestyle and budget.

A nice place
This is a simple building. And yet, it is extremely well located, rents are low and it is clean and calm. There are no fancy pools or party rooms and the gym is small. But It's great for someone like me who wouldn't use them anyway. I bike to school, walk to do groceries, walk to the Wharton Pub and to the other bars in which students organize happy hours. I love saving some dollars in rent to spend them in visiting places.

That being said I did notice that most students lived on the side of the school!
There are residents without housing in the neighborhood. They're good people and new residents should be respectful of them and their belongings.
Cons: Trader Joe's is the only real grocery store here and may have limited selection for those looking for a supermarket; not as quiet or "neighborhood-y" as other areas, as it is in the heart of downtown; there is a freight train that runs along the river that can be loud, though I got used to it quickly
