Awful Management
Management took advantage of Fuqua students in the midst of a pandemic and did not honor the grad student addendum in the lease (half off rent for summer months if doing an internship >50miles away and not living in Durham). Students had to send offer letters to show proof of internship to receive discounted rent and management proceeded to call employers to see if the internship was moved to online. Fuqua administration told them to stop contacting employers and they proceeded to contact anyway. The management team breached the terms of the contract to try and get more money out of Fuqua students by taking advantage of the pandemic.
Management also tries to extort tenants by improperly assessing trash fees when you leave your trash can out for too long for it to be collected by valet trash then they proceed to say that if you don't pay the fee they will lock you out of your account so that you cant pay rent. They also have taken large sums of money out of students security deposit when moving out claiming damages when they use the cheapest materials possible in the units. The walls and windows are not soundproof, and the floors, door handles and appliances are the cheapest things you can get; yet they call themselves a luxury building. Berkshire ninth street should not be allowed to have access to Fuqua students or broader Duke students to market their building during admitted students weekend.

Not worth the price
I chose this location because of its convenience -- I wanted to be close to other Fuqua students; however, it's not worth the price or hassle of dealing with management. Save your money and go with another apartment complex that's a short drive away and even closer to school. Also, over the past year, this has become a location for undergrad students to live which makes it feel like you're paying to live in an elevated frat house (e.g., frequent parties, throw up in the elevators and hallways, trash left outside for days on end etc.)

B9 - Great spot/ nice to be near the action, TERRIBLE service and questionable building construction
Pros = Great location - love being near everyone. Love being on Ninth St. Apartments are spacious. Nice amenities. Pet Friendly. Assuming your internship is in-person and not in Durham, you get 1 month free rent if you're away for the summer and your rent doesn't go up by more than 1.5% in year 2. Less "crazy"/ crowded compared to S9
Cons = impossible to get ahold of the front office (once you're moved in, only one person on the entire team responds to emails), the walls are VERY thin and I can hear every step my upstairs neighbors make - this is a common finding for anyone who lives on a non-top floor and, having lived in apartments for many years, uniquely loud. security doesn't answer the phone, community printer never works, buzzer system has been broken for months (particularly annoying for food deliveries or to let a guest in), weird black gunk comes out of faucets sometimes

B9 2020 review
I have been here for about 4 months, and it has been a wonderful experience thus far. I was able to seamlessly move in and set up my utilities with the help of the Leasing office, and it has been responsive to any other issues I have had so far. I would definitely recommend living at B9!

B9 Beware
Terrible management company. Thin walls with loud neighbors. Do not feel as secure as I would like for the amount that I pay. Go with Station 9, 810, or a non-9th street location.

Great Place
It is silent and really close to Harris Teeter. (This will depend on the location of your apartment.) If you have a patio or a balcony, you can enjoy life outside. However, you should be aware of the exposure of sunlight when you live in the studio with a patio.
