A Nice Place to Live

The management can be slow to respond to requests, which can be frustrating. If you are a student, it is a good place to live because a lot of other students live nearby.

Unfair, Unreasonable and Disorganized Property Managers, and Weak/Thin Floors

1) Property Managers were unfair and unreasonable. I had signed a 2-year contract with them because one of the graduate student addendums said that I would only need to pay half the rent during the summer months (i.e., May to August) because I would be out of state during my internship. Due to COVID, they took advantage of this difficult situation and nullified this addendum, making all graduate students pay full rent for the summer months giving us unethical and unjust reasons as to why they can.

2) Moving out of this apartment has not been smooth. The property manager is always "out-of-office" without giving me notice when we are negotiating time-sensitive topics. It has been a very disorganized process on their end.

3) The floors are very thin and therefore, I hear every footstep that my neighbor above makes. This has oftentimes affected my sleep and health.

Overall, the apartment itself, the amenities, and the location are all fine but the property managers make me not want to recommend this apartment complex to anyone.

Lovely apartment - terrible managment

I really love my B9 apartment, it is spacious, comfortable, full of light, and has the largest kitchen of any apartment I've ever lived in. One negative to the apartment is that the walls are somewhat thin.

However, the B9 managment has so severely degraded my experience at B9 that I cannot recommend this community to anyone.

Do NOT Live at Berkshire Ninth Street; Horrible Management Team

I would not recommend Berkshire Ninth Street apartments to anyone. Many of the current tenants have had horrific experiences primarily because of the current management company. Over the course of our leases, Management has failed to abide by lease terms, withdrew rent concessions, contacted tenants' employers without permission, refused to complete maintenance requests, damaged tenants' personal property, threatened tenants via email, among many other things. You will be making a big mistake to sign a lease here. There are numerous other local, luxury apartment complexes that are (a) cheaper than B9, and (b) have much better management companies.

Great appartment complex, might get annoyed by management fees and fines

We are very pleased with the community and our apartment. Management can get into your nerves with fines and warnings. For example, on several occasions, trash valet hasn´t taken our trash, but only once that we left the trashcan over 10am, we got a notification.

Easy and convenient - train is loud

Berkshire Ninth apartments are super convenient but moving in and out is a pain and management doesn't try hard to accommodate. They're very responsive when there's issues re: pests, AC, keys etc.

Expensive but nice

The appliances and features of my unit are up to date and quite nice. It's on the pricier side but there are nice amenities like a pool, gym, courtyard with grills, etc. I've liked it here thus far. Management isn't always the most responsive and I had a couple issues with my move-in but overall, great experience.

Great Community, but Pricey

I loved my experience living at B9 because the the location and floor-plan fit my lifestyle well. Harris Teeter is right across the street and I would walk everywhere. Sitting on my balcony was one of my favorite parts since the courtyard view was so beautiful. The amenities were great and I used most of the frequently such as the gym that had everything I needed. The managers tag on many extra fees after your base rent, so I would anticipate about $150 added to what they may originally tell you; those fees do not include electricity or wifi.

B9 Studio Review

Can go over to Station 9 to socialize, but go home to peace and quiet. Great amenities. A bit on the pricier side but worth having for "me" time.

Neighborhood has been great. Haven't been commuting to school all that frequently for obvious reasons, but takes less than 10 minutes to do so. I can grab everything I need and meet with friends all within walking distance. Durham could use more street lights in general, but in terms of safety, I think 9th street is your best option!
Best place to live hands down. Next to the supermarket, so many food options and many complexes in the area. Near downtown and Duke. Great if you’re new in town because it is super safe. Perfect if you have a car because the only downside is that depending on what Duke school you’re in it might not be walking distance.
Ninth Street is super walkable and majority of Fuquans live in the area. Definitely worth it to pay a little more to live in walking distance of so many classmates. Plus the restaurants on Ninth Street are great, and a short walk (~3 mins) to East Campus to use the walking trail!
Everything is close: other complexes like S9, B9; bars like flying bull, the tavern, supermarkets like Harris Teeter or Whole Foods, East campus hiking route.

You can get to the school by bus (45 mi) or by car (10 min). Carpooling is very commom.
Neighborhood is fine. All the Duke grad students live in the same area so it makes for a pleasant student community, and there are some decent restaurants and grocery stores within walking distance.
Harris Teeter and Whole Foods are right nearby, and the area feels generally safe. 5 min from the highway if you need to drive outside of Durham. ~10 min to get to the WaDuke/Science Drive.
The 9th St. neighborhood is great because it is within walking distance to all of the shops and restaurants on 9th St. It could be better if it were closer to Fuqua and/or downtown Durham.
All the restaurants around the 9th street area are within 5 mins walk from the complex. The campus is an 8-10 minute drive. Downtown Durham is also an 8-10 minute drive away.
