Overall great with missing amenities
Probably the most spacious apartment (for the money) in the downtown area. Location is great, apartment is relatively in great shape and is relatively updated/modern/clean.
Outdoor/uncovered parking is included in the rent but know that there isn't a spot for every tenant so if you tend to get back home late at night, you will not have a spot. If you want a covered parking spot, it is $200 per month extra.
The gym is very small (1 bench, 2 standing cable machines, dumbbells up to 50lbs, 2 treadmills, 1 bike).
No issues with delivery. Amazon or any other orders have always arrived correctly and been kept safe. No issues with people taking orders.
No community gathering area. There is a small rooftop but no big gathering/party area like the City Centre lobby or Ithacan rooftop.
Overall great place. A few things that could be better here and there but great apartment and location, especially relative to the price in the downtown area.

Great location with lacking amenities
Apartment is updated and spacious, and price is great for the location. Outdoor parking is included with rent but there isn’t enough spots for all tenants (first come first serve). Sometimes non-tenants park in our spots and management is slow to tow. Covered parking is $200/month in 2024 and there is a wait list. Gym is tiny. Only a couple cardio equipment, a bench and dumbbells, and cable machine.

No frills building with great apartment units
The units and location are great. Building is fine- nice management and staff. Gym is just a room with a few treadmills and weights basically. There’s a small roof deck that is only usable a few months a year. The storage lockers are very helpful.
Additionally info- you don’t have to live here but you absolutely do not want to live ON the commons. The town made a building in the middle of it (Asteri) that had good intentions to house low-income folks, but it has been a disaster and will make you feel unsafe (especially women). So avoid Center Ithaca and Herald Square.

I love my apartment and hope to stay all 3 years. The management team is responsive and easy to access, and the location of the apartment is fantastic. My only complaint is the cost. I wish they covered more in the way of utilities, I feel nickeled and dimed given how steep the rent is. Granted, it's downtown Ithaca and all the apartments are expensive, and the units in this building are particularly big, considering how much adjacent buildings charge. But I still wish that more was included in the rent. Otherwise, extremely happy with everything about this building.

Most Sought-After Location
140 Seneca is a renovated and semi-managed property located in downtown Ithaca, and the nearest managed building to Cornell's campus. Many of my classmates and friends say they either "wished they rented in our building" or are planning to move into our building. My roommate and I feel that our apartment is the best value in Ithaca because it is an 1800 sqft, modern/renovated 2 bed/2 bath unit, and the building has basic amenities like a rooftop and gym in addition to being located in the middle of everything.

Management company a little slow with inquiries at times. Maintenance is fairly quick. Great size apartments with updated amenities. Building is mostly filled with MBA’s/other grad students.

Probably best bang for your buck in Ithaca
Very nice apartment units, but the building isn't anything special. But it comes with free parking, a storage locker, and access to the little gym. So I recommend it.
