Cortland Bull City - evaluate other options
This is a good to great apartment building. It is pricy, but comes with reliable amenities: pool, gym, business center, secured parking. The community has a good mix of people and my floor (6th floor) is very quiet. Building repairs are addressed promptly.
In hindsight, however, I do not think this place warrants the nearly $1700 in rent. It is walkable to downtown, but has very little surrounding it (except for the Tobacco District). They recently repainted walls and cleaned carpets recently, which is great because the building was beginning to look run down. I would recommend it for its full-service features, but think that this type of value can also be attained in other places. Liberty Warehouse and Fosters on the Park in downtown are similarly priced and have a much better location.

Review
I like Cortland. It's well worth it to me to be downtown/walking distance to the American Tobacco Campus, Bars, and Restaurants. It's also a convenient drive to the Law School (just down Chapel Hill Street; no need to take the highway or anything). I don't really use the building amenities (no time to be at the pool/gym/club room frequently) but they are all in the building and are nicely maintained. The quality of the building itself is low—thin walls, cheap windows, doors, and cabinets, etc. But that seems to be the case with every large apartment complex being built in North Carolina. Not really any way around it.

A comfortable apartment
1. The neighborhood is relatively quiet, and it is very convenient because it is near downtown and it is near the Durham bus station.
2. The utilities are good. I use the club room and meeting room a lot.
3. The community is really nice. There are a lot of activities here.
4. The management is great. If you have any questions, they will help you immediately. The leasing office is open every day.

Great Apt in downtown Durham
Brand new apartment with great location, easy access to almost anywhere in downtown. The floorplan to spacious, pet friendly, and thoughtfully designed.

Cortland is awesome
Cortland Bull City is an excellent apartment complex, although at bit pricey. Very new and clean (compared with all other apartment complexes here probably the best, not quite the standard you might be used to from central Europe though but it nowhere is). Appartments are pretty and the whole complex has many useful amenities (lockers for parcel delivery, free coffee, pool, gym, party room). The staff is friendly and helpful and you can feel safe in this apartment complex.

Highly recommended downtown location
Cortland offers a great downtown location, (almost) brand new amenities, and convenience of living close enough to the Fuqua bubble of 9th street, but far enough to enjoy privacy.

Downtown Durham
Like living in a luxury hotel. Management is super responsive to maintenance needs. The building is nearly brand new and is right next to the American Tobacco Campus and an easy 10 minute walk to downtown restaurants.
