Could be worse
Pros: Convenient location. Close to USD and freeway entrances. Rent includes parking and a garage. Spacious apartment. No bugs or rodents. Generally quiet neighbors. Great hot water and water pressure. Mostly responsive management company.
Cons: old building with mold, old appliances, paid washing machine and dryer are shared with all complex tenants and often broken. Minimal yard upkeep. No on-site manager to keep shared spaces clean or take out trash and recycling bins. Month to month. Raise rent often.
