Good Place to Live

Nice apartment. Generally quiet area, about 3 miles south of Sanford and 15 minutes from downtown Durham. If you live hear, you’ll need a car. The new management company is not as good as the old one, but they are still somewhat helpful. They are raising the rent significantly (as with other places across the country) for the next year.

Overall good space

I love my apartment and I like that it isn't in the heart of the downtown, which probably made the price better. The best thing about this place is the size of the space with the price. Most months I have paid under $600/mo living in a 2bd 2br apartment with my roommate. It is exactly the space I have wanted and I will miss it when I leave.

The management is OK. There have been some issues that have come up such as the pool being closed during part of the summer and one of the entry gates not working. I may attribute some of their mistakes to the fact that they took over about midway through my lease. Hopefully they have learned from that.

I feel safe in this apartment complex and would recommend it. My pricing situation, however, seems to be changing and will be different for the next renter. That is a shame because I wish someone else could enjoy this space like I have near that affordable price. It will still be affordable but just not the same.

Good not Great

Convenient location for Duke's West Campus. Also very close to retail (Target, Dollar Tree, Sam's Club, Petco). Has a pool and tennis courts but I don't use either. Front office will hold packages in a locked mail room except for packages delivered by Amazon, which are left in front of your door. A mixture of students and families. Has two gated entrances except one of the gates is frequently broken/inaccessible. You have to pay a mandatory fee for "valet trash pickup" but this service is unreliable. There are loud neighbors around my building and the walls are thin. Management staff seem to change frequently - in the ~8 months I've lived here, they've cycled through several different employees in the front office, so that doesn't feel very consistent. There are roaches in the summer but that seems to be the case with most apartments and homes in Durham.

Great for the price.

University Ridge (previously Arium Pinnacle under old management) is cheap, spacious, and conveniently located to Target and Duke (7 minutes driving to Science Garage). The popcorn ceilings aren't great, but there is a lovely pool with four grills, a dog park, and the community is shaded. The gym is okay.

Every once in a while, the neighbors are a little noisy in the parking lot at night. This has happened about four times and I've been there for four months.

It's nothing fancy, but it's good for the price!

Good if you like trees; cockroaches an issue in some units

I've had a fine time living here for two years. The management is pretty quick about responding to issues. I love that there are trees and a nice neighborhood to walk in behind the complex. However, I have had issues with cockroaches and water bugs in the summer months. They sent out someone and he got the cockroaches squared away after a few weeks, the water bugs are harder because the live in the trees and come inside to die. It's a good price for a one bedroom, but if you're squeamish about bugs I'd pass.

Fine but not great

My unit is one of few unrenovated units left in the complex, so my rent is $300 cheaper than other units that are the same size. It's worth it at the price I pay, but the renovations aren't worth the additional $300. The complex is surrounded by trees; it's pretty, but it means more bugs. I've never bothered to use the gym or pool. My unit is extremely humid for some reason; I have to run a dehumidifier (provided by the complex) 24/7 to keep mold from growing on my items. I don't know if other units have the same problem. I've never felt unsafe in the complex, I can very rarely if ever hear my neighbors, the drive to the law school is short and beautiful along Academy Rd. Several other law students live at this complex.

Okay

The management is somewhat disengaged from the community. The maintenance services is not efficient. And the public transportation to that area is not great.

Peaceful getaway from campus

We love living at Arium Pinnacle Ridge because it is filled with trees, has lots of dogs, and the management company is very responsive. There's a bus stop right in front of the complex that can take you to downtown Durham for dinner or to campus! It's a < 10-minute drive to campus and < 15-minute bike ride. The complex has a package room and gate that's closed at night to offer a safe environment. I've always felt safe here.

Quiet, "Luxury" In Name only, Lots of Pests (Roaches & Rats)

I think the unit is fine, it is spacious and quiet. The front desk staff is nice, but this complex has a massive pest problem (including rats and roaches). I have had roaches in my apartment since I moved in with little to no help from management/pest control. The appliances are fairly old, but it's good bang for your buck if you don't mind having frequent pests sightings (again, I had roach sightings on a weekly basis well into November). Maintenace comes out but sometimes very rudely and without announcing themselves, but they'll fix your issues (aside from pests) within 2-5 days. Your pay a LOT for trash (about $40 for valet trash removal and just trash in general).
