Its fine

Its a bit expensive and utilities add up because heat/hot water/gas etc is split between the building regardless of if you don't use any. Then you pay your own electric and wifi separately. Parking is another ~130 per month. The higher units that face any direction but north get very hot in the winter because the windows barely open and the heat is not that controllable.

The building management are not the most responsive.

only 2 bed and up have laundry in unit.

Great location and views, but mediocre value-for-money

Pros:
+ Amazing views of Chicago and the lake
+ Responsive maintenance team
+ Good location; close to Northwestern
+ Well-equipped gym
+ Kind, helpful doormen

Cons:
+ Remodeled units are attractive but workmanship is poor. Cabinets are badly scratched, some drawers don't open properly, floor has gaps, carpet is old
+ Only internet available in building is 50 mbps AT&T - impossible to get faster service because building's owners have not invested in new wiring
+ The building turns heat on in the colder half of the year and AC on in the warmer half, but each is unavailable in the opposite half of the year
+ Thermostats don't allow you to select an actual temperature - only option is to put the thermostat on "on" or "off" (i.e., in the winter you can have heat or no heat, in the summer you can have AC or no AC)
+ Water in unit is sporadically very hot or very cold

Over priced with issues

They have been upgrading the building so the elevators finally work, after last year when they replaced them and they were constantly breaking down. The internet is a very old system thru the phone line and it goes down frequently. Your only option is AT&T it’s $70 a month and bad.

The 1 bed and studios don’t have the laundry and the machines are dirty and smelly

The building can only run ac or heat and the windows don’t open far so when it’s set to heat even it your unit hear is off and it’s warm out the apartments are hot. The window barely open so no breeze is possible.

Pretty Good

Great location. Recently renovated so the building lobby, amenities and apartment interiors, appliances etc. are good (the elevators are one exception). No "hidden issues" to flag. Management has been fine to work with. Rent is pretty high.

Beautiful View but an old building with issues

I love my apartment for the beautiful view and the giant windows. The complex also has a decent gym and is conveniently located next to Whole Foods. The master bedroom & closet are big, which is very nice.

However, it has many issues, unfortunately. It is not as nice as E2 or Albion, so it should not cost as much.

The package room does not work well - they never notify you if you have a package, so plan to track them yourself. It is an old building with renovations that look nice (ie newer appliances), but misses some important things. Most notably, there is no fan in the bathrooms, there is no garbage disposal, there are few ceiling fixtures (no ceiling fan / light in the living room or bedrooms, only a ceiling light in the kitchen), and the sink has square corners (where you cannot get them clean).

The temperature control is on an old system: no digital temperature display and the whole building switches from A/C to heat together, so hopefully you agree with the timing. In the winter, the leaking heat seems to come into my room even with the thermostat off, so I often end up opening my windows on occasion.

Since we have a two bedroom unit we have in-unit laundry (1 bedrooms don'e), but it was just put in an old closet which does not have ventilation, so it does not dry very well.

Great location

Good experience with management regarding questions/concerns. Great walking location to campus and pretty equidistant to other Kellogg-populated buildings. My unit has great views from the 19th floor with plenty of sunlight and southeast views. My unit was entirely upgraded before move-in (new appliances, new floor, new carpet, and recycled cabinets/counters.

Convenient Location

Park Evanston is one of the closest buildings to the hub, something you appreciate most on the coldest days. Units are relatively large for the price and renovated units have nice finishes. No in-unit washer/dryer in Studios or 1beds.

Great location and building amenities

This apartment building is great - it's in the middle of downtown (literally next door to Whole Foods), a 12 minute walk to campus, and near both Patterson Park and the lakefront which is good for my dog. There is a gorgeous rooftop deck with a pool and grills, a ton of common area space to study, and they even have a dog spa room where I can shower my dog. My apartment is recently renovated with new appliances, and if anything breaks, Maintenance comes within the day to inspect and fix, so they are really on top of things.
The only real downside to Park Evanston is the property managers - they are occasionally difficult to work with (slow to respond - it took them 3 months to send me my lease after verbal confirmation), and they try to bill you for any and all fees they possibly can. But if you're on top of things, it's easy to never have to speak to them again after move-in and to not get ensnared in the fees.

Downtown Evanston has everything you need. E2 is walkable to campus, a Target, and plenty of restaurants, as well as Metra and L stations to get to Chicago. Right across the street is a Subway, a Thai restaurant, and a pizza place, plus there’s a 7-Eleven about a block away, so you’re very close to options if you need food in a pinch.
Close to downtown Evanston but a bit far from E2/the reserve. One of closest apartments to Trader Joes/Whole Foods/Jewel Osco while also being close to campus. Very close to the lake!
Downtown Evanston has everything you need from a downtown including grocery stores, restaurants, and convenience stores.
Downtown Evanston is great - plenty of great food within walking distance, Metra and El trains right nearby, a really nice place to be. Only downside is it's far from school and the only truly walkable grocery store is a Whole Foods, which can get expensive. Overall, wouldn't want to live elsewhere though.

There isn't much to do here, but that's true pretty much everywhere in Evanston. We're in walking distance to all of "downtown" Evanston, so restaurants / fast food / subway, etc. It's a slightly longer walk than desired to Kellogg, but that's fine.
The apartment is central to downtown and is walking distance to most bars, restaurants, shops, beach, etc. Evanston is a bit of a sleepy town (especially during the pandemic...I've been told it was much more vibrant pre-pandemic).
I live just south of the main downtown area, and it's the perfect intersection of being close to the action but also a bit removed when you want some quiet. I like being a in a more residential pocket, so there is slightly less foot traffic and really nice areas to walk around with a dog, etc.
