Best Value in Evanston

Without a doubt, 1600 Hinman is the best value in all of Evanston. Just blocks from the lake, steps from downtown and a 10-minute walk to the Jacobs Center, there isn't a better location available. It's in a quite residential area, but also has immediate access to all that Evanston has to offer. Admittedly it is not nearly the nicest building in town, but if you want a great value, you can't beat this. The "studios" also should hardly be called that -- they are easily larger than most one-bedrooms and the separated kitchen and dining area makes it feel like less of one as well. There is also a massive walk-in closet and more storage space than I could ever possibly need.

Spacious with a Homey Feel and Nice Location

I really enjoy the building. People are kind, and Ramon, the building manager, is awesome.

The building is underrated because it's far from E2. For about half the price you get more space and time to decompress. Also, the run to the lake is a daily lift for me. It's been a great spot, off the grid and without the hype. I've loved it.

John Evans Building

The building is a hidden gem, and if you are willing to sacrifice amenities and common areas, it is an incredible value. Large vintage apartments. Close to the lake and close to the Davis St. area of downtown.

Classic apartment

My unit has a ton of light and is very spacious. I was pleasantly surprised at how much space there is given the location and low rent. Very convenient, has (older versions) of just about everything except a gym.

The building is a bit old. The only two things I can complain about are: 1. squeaky wood floor 2. crappy laundromat. Other than these, everything else is great.

Great location, old building

1600 Hinman is a great option with proximity to campus and downtown Evanston. However, it is an older building and some units are carpeted. The apartment does not have many amenties but do have washer/dryer in basement. The maintenance guy, Ramon is prompt to respond and is quite friendly. One of the drawback is the elevator - which can only fit 3 people and cannot be used for moving. But for the price, I am not really complaining

Great value and location, but laundry room is not ideal

I get great value for the money, it's a very spacious apartment. Utilities included in rent, except electricity (I pay about $25 per month). Kitchen appliances are not new, but they work well. It's a vintage building with a beautiful courtyard, and the location is awesome. To go to Kellogg, I can walk 10-12 minutes or take the shuttle and be there in 5. The shuttle routes that stop at Chicago & Davis (Intercampus & Ryan Field) run all day independently of weather, unlike the others (Evanston Loop & Campus Loop only run during the evening). The Davis CTA is also very close, as is downtown Evanston. Many many great restaurants and coffee shops around the block, and very close to Whole Foods so you can easily get your groceries. If you prefer Trader Joe's/Jewel Osco, the walk is about 12 minutes. What I don't like is the laundry room... I have to take the elevator to the parking lot, walk across it and go up one floor to get there. I feel like I waste a lot of time, and the place could be nicer, so I find it annoying every time I have to do my laundry. Another thing to note is that the elevator is really small, but I actually don't mind that, it does the job.

1600 Hinman is a good value

Good value per sq ft space, hardwood floors, and great super/maintenance on-site (Ramon). Every unit is different so definitely check out the apt.

Older "vintage" building so it doesn't have all the amenities (central air, gym, pool, door man, etc).

Downtown Evanston has everything you need. E2 is walkable to campus, a Target, and plenty of restaurants, as well as Metra and L stations to get to Chicago. Right across the street is a Subway, a Thai restaurant, and a pizza place, plus there’s a 7-Eleven about a block away, so you’re very close to options if you need food in a pinch.
Close to downtown Evanston but a bit far from E2/the reserve. One of closest apartments to Trader Joes/Whole Foods/Jewel Osco while also being close to campus. Very close to the lake!
Downtown Evanston has everything you need from a downtown including grocery stores, restaurants, and convenience stores.
Downtown Evanston is great - plenty of great food within walking distance, Metra and El trains right nearby, a really nice place to be. Only downside is it's far from school and the only truly walkable grocery store is a Whole Foods, which can get expensive. Overall, wouldn't want to live elsewhere though.

There isn't much to do here, but that's true pretty much everywhere in Evanston. We're in walking distance to all of "downtown" Evanston, so restaurants / fast food / subway, etc. It's a slightly longer walk than desired to Kellogg, but that's fine.
The apartment is central to downtown and is walking distance to most bars, restaurants, shops, beach, etc. Evanston is a bit of a sleepy town (especially during the pandemic...I've been told it was much more vibrant pre-pandemic).
I live just south of the main downtown area, and it's the perfect intersection of being close to the action but also a bit removed when you want some quiet. I like being a in a more residential pocket, so there is slightly less foot traffic and really nice areas to walk around with a dog, etc.
