Pretty nice place to live!

Best apartment in the area!
It’s safe, the property is very well kept, and the apartments are huge and clean. It’s also a short 15 minute walk to Fuqua! The only con is that there’s no grocery store within walking distance.

It's a solid choice
get get what you pay for, which is a safe location that is well-lit, the apartment itself is nice and in great condition, 20-minute walk/10-minute bike ride to Sanford

I like the apartment and have very few issues. The washer/dryer are not great but I am generally satisfied

Great place and convenient for law students!
Apartments and property are beautiful with great amenities. Great location close to the law school and close to some restaurants. Maintenance is great also!

Beautiful Apartment, Walkable to Fuqua
We thoroughly enjoy this apartment, but without the deal we got, we likely wouldn't have been able to afford it.
Pros:
- Walkable to Fuqua, and on a bus line. Makes getting to and from school super easy & can save on the parking pass
- Large granite countertops... we love to cook!
- Pet-friendly in a walkable neighborhood. We take the dog around Duke Pond at least once a day.
- Responsive management that corrects issues quickly.
- Amenities are solid with nice study rooms, gym, pool, and green space (though we don't use often)
- Pretty quiet area, and a good way to get some space from the Fuqua bubble
Cons
- A bit pricy, look for sign-up deals and cheaper rooms... though be careful with those on the first floor where people walk by often if privacy is important!
- If the social scene is very important to you, you may find yourself paying for a lot of ubers to 9th st or driving over, and passing on drinks
- No grocery/corner store within walking distance

Hard to beat location
For entering medical students, this is definitely the best place to live location-wise. It is a 15 minute walk to the medical school and hospital. There are several complexes in the area but this is the newest/nicest and the price points are all about the same. I've lived here for all four years and love it!!

Safe neighborhood and close to school

Cat and Fuqua Student Approved
Awesome Duke and pet owner community! Everyone I've interacted with is well mannered, and I've gotten to know new people at the Flats common room events such as pumpkin painting . What I enjoy the most is walking through the bridge, then seeing all the cats peering through their windows, and the dogs out for a walk coming up to say hi.
The rent is on the pricer end for the area, I know friends are paying for their Flats 1B1B between $1300-1600.
As downsides I can hear my upstairs neighbor walk but nothing from next door ones, and the front community gate doesn't close correctly so anyone can come in.
