Noisy community, new
Pros: The property is new, and managing team is nice.
Cons: Noise problems. People are sticking to their parties till 3, 4 am I’m the morning. Some of your neighbors just don’t bother to maintain a good environment for the community at all, and the manage team could not handle the noise complaints. It is common to be wakened 3 am in the morning by the party noises, and it is not possible to stay at home in weekends because of the party noises.

New(ish) apartment complex, close to campus
Very easy to bike/scoot/walk (15-20 min) to Fuqua; close to good food options, helpful front desk... no complaints!

LOTS of noises and bad management
You can hear the noise from your neighbors clearly and there's no noise cancelling installed for the VERY THIN floor. A family of three is living above me. The kid has been running all the time and the noise bothered me badly. I talked to the manager to see if I can transfer to a top floor unit. They consented but I had to pay for 750 service fees. Then after I contacted with the moving company, just 3 days before the scheduled transfer date, the manager told me their computer system had something wrong and I could not transfer until December. That was bullshit.

Nice amenities, good management. Spacious apartments. Bit pricey, and gym is worse than Trinity but is still adequate. Within walking distance to school & newest apartments on Erwin.

The best, but price going up
The flats is a really excellent building. Always well maintained, good management, and good location if you're at Duke. It's brand new, so we got in at a good price for two years. I'm pretty sure they will be increasing prices though.

ok but some issues
its ok, but there have been minor issues with maintenance, the downstairs coffee machine almost never works, and they raised our rates in the first few months of living there, and it is already a very expensive place to live. upside is that it is very safe and very close to campus.
